[Resolved]  Aliens Group — Delay in Construction

Hi, Me and my husband bought a flat at Aliens Space Station One Project @ Gachibowli, Hyderabad. Though we signed the sales deed sometime in 2010 with promised handover by end of 2011 or mid 2012, we are still waiting for the construction to be completed. The Aliens Customer Care has not been able to answer my basic queries about permissions obtained for construction for this project, and the agreement from landowners to proceed with the construction. They just keep saying that the project is in progress, but never commit a date to complete the project. I believe Aliens Space Station One project started even before 2010, so I am not able to comprehend why they haven't been able to show considerable progress on this project. What baffles me is that though this project has left many customers unsure, they are going ahead with new ventures. What I have read from Internet forums tells me that customers who tried to file a consumer case against Aliens have not been successful in their attempt to regain the capital amount invested and the interest. We have paid nearly half of the total payment and are just hoping that this project will eventually complete. Any help or assurance in this regard, will be highly appreciated. Thanks & Regards, Ruchi

Do not invest in Aliens group, these people are cheaters. Details of Aliens Space station 1 are below

Pre Launch started in 2006
Construction started in 2009
Status of construction in 2014 is still under process...

They gave Handover to less than 15 customers,

That too customers who gave more money than Agreement of Sale almost 50% more, people who have surplus money which was earned from backdoor only gave, these people do not have value of money.

BEWARE BEWARE,

PLEASE SHARE THIS INFORMATION TO AS MANY PEOPLE AS POSSIABLE.

There are many sad families who lost heard earn money
and time investing with these 's.


I am one of the customer who waited for 6 years, and still fighting with them, i have faith in legal system, these people should be kept behind bars. :(

A four year delay in delivery cannot be acceptable. How is this group able to hoard hard earned money from buyers?! It is hard to believe that in this age and space it is so easy to be cheated. They still have full page ads running in the papers..
Is there no clause for date of hand over or something that you can use to forward your case?

And a big thank you. I take it as learning for when I can buy a house to either look for a completed project or be very very careful with all documentation and assurances I get from builder.

Is this the situation across builders in Hyderabad and elsewhere in the state and country- can other readers give some idea?

Firstly thank you, this teaches me to avoid 1.aliens group 2. Ensure air tight documentation for an investment like a house/future home!

What does the law say in this regard? Can you go to the media, which still runs full page ads for them? Can you try questioning them on all the social media they are present in? or maybe on their competitors media sites- that should at least warn other prospective buyers like me and would help us decide better.

Lastly doesn't the financing agency have any control? There should have been multiple sources of warning for such a situation. No industry, no customer would accept a 4 year delay in delivery and with such a major investment.

Please Take STRICT action against them, I feel you should be compensated for the delay regardless of all else.

Is the situation as bad with other builders across cities? Request other users to give opinions and possible way out of such a situation.
This is shocking. And I have also heard similar complaints from many other who unfortunately invested in aliens. What is even more appalling is aliens audacity to go ahead with more projects and fool more people.

Aliens group, we buy houses because we need one. Not to invest and forget.

1. As stated yesterday, document size and security issues don't seem to be a valid reason for not sharing building permission documents and land ownership documents. As far as I understand as a builder, Alien's Group has to submit these documents for a go ahead on construction from GHMC. And these documents are something which GHMC says a customer should check for with his/her builder. So can you please share the documents at the earliest without any further email exchanges?

2. It's been 4+ years since we bought the flat(Station#4, Apt#820) at Alien's Space Station One project, and still the status is that only foundation work has been done for station# 4. Can you please give me exact reasons as to why is the progress so slow for Alien's Space Station One project when compared to other projects in market (by builders such as Aparna constructions etc)?

3. As quoted by you earlier if Alien's Group is short on funds for this Alien's Space Station One project, why is it going ahead with other projects? How do they have funds for that?

4. How come every time I visit your site, I see skeleton staff (not more than 10-20 people) at construction work? Why is the staff always so limited? How does Alien's Group plan to complete the Alien's Space Station One project with such scanty staff?

The reason you quoted was size of the document. But you can use google drive or drop box free services which allow you to upload documents that are big in size.
Coming to security reason, ideally all these documents should be available to customers, my friend's builder had provided her with copies of these documents even before they went ahead with purchase of flat. So I really don't understand what security reason you are talking about.

Yet again your answer doesn't help.

Why do I need to visit your site (or) meet you, just to get a copy of building permission documents and land ownership document which can very easily be shared electronically in this age!!!
If you can't send the document copies through email, you can share them using google drive, drop box etc...all of which are free and let you upload documents ranging from 5 GB to 10 GB.
And I am very sure that your document size cannot exceed that limit. If you don't know how to use these services, I can guide you.

Since you have assured me that you will resolve our queries, why not share the relevant building permission documents and land ownership document to start with?

Also Kiran, we have been trying time and again to resolve our concerns with you and your team.
But you can have a look at the past email exchanges and gather that we were never provided any documents requested quoting some reason or the other.
The answers have been vague, I have to send reminders to get a response for my email :(.

Before sale customer service was excellent, but after that it has not been a good experience.
6 years for a project is huge! As per Indian law even if the no handover date is mentioned the flat is expected to be handed over to customer in 2-3 years from the date of commencement of project.
We have been very patient, waiting you to complete the project, but every time the deadline is extended. How long should a customer wait for handover?

We have invested all our savings with Alien's Group and even after 4+ years now I see no progress, please tell me why is it so? I have never got an answer as to why is the progress slow for this project?
If Alien's Group is short on funds for this project, why is it going ahead with other projects? Don't you think customer trust is important even for other projects?

Let's focus on land ownership document first.
I believe Alien's Group has the ownership of the land under construction.
The reason I am asking this is because previously we were told that Alien's Group was under the process of getting an OK from all land owners.

I believe just this ownership document can be sent via email or can be emailed without much problem.
You can send messages up to 25 megabytes (MB) in size. If you’d like to send attachments that are larger than this [ upto 10 Gigabytes(GB) ], you can insert on Google Drive - It's free.
I am very sure the document size will not exceed 10 GB.

Requesting you to share the land ownership document at the earliest.

I believe the copies of all permissions for construction can at minimum be shared with customers. It doesn't take long to scan the documents and share them with customers via email or just put it on your website.
I assure you that doing so will give a little peace of mind to all customers like me waiting for handover of their flats and will also put an end to talk that this project does not have required permissions.

Can you please share the permission copies before we plan for a visit?

So I am really worried if this is the reason why Aliens is not ready to share all the construction permissions with the customers, reason being they are still pending!!!

Because from what I understand, sharing the permission grants with customers is in no way a confidentiality issue for any Real Estate Project, unless of course they don't have it and don't want the customers to know about it.

Can you please clarify Alien Group's stand on this?

Also, it is kind of sad that instead of trying to complete the project and hand over flats to customers, Aliens is trying to force customers to cancel the booking or shift flats - making them pay more in the process.

If the value of the project has appreciated, you should realize that the interest on the investment made by the customers cannot be unaccounted - so it effectively balances out. Hence there is no profit as such for customers as you claim in your mails with details of current market value of flats for customers, but certainly there is lot of mental stress which customers are going through knowing that they are at the mercy of Aliens Group for the money they trusted and invested in Alien's Group .

It's a matter of ethics now - you either keep your word and deliver what you promised to the customers (or) keep telling the customers reasons as to why the project is not yet completed thereby making them pay more by forcing them to cancellation/shifting option due to long indefinite delay.

Every year the timeline for completion of Aliens Space Station One project is increased by a couple of years!

Hoping for a reply that will tell me the exact status of the project, the proof of permissions for the project and hopefully the reason as to why this project has crawling progress when compared to other projects in the market. (Even if you say it is because of the size of the project, Aliens has overshot the timeline by a few years now...so it doesn't explain!)

However I do not appreciate that you have put our email ids for display on a public domain. You as a customer care representative should be more aware of customer contact details confidentiality. However in an attempt to defend yourself, you seem to have ignored the need to keep customer contact details private, not very professional!

And you say coming to your office will resolve the issue? Well not once, but I have been to your office multiple times, waiting for long hours to have a talk and getting only vague unclear answers. So yes, I don't understand how a visit to site or office will resolve this issue.

I ask a straight and simple question, kindly state the reason as to why should it take a project more than 4-5 years to complete?
And why is the deadline for the project postponed time and again? When we purchased a flat it was said handover will start from Nov 2011 - it was widely advertised, then in Dec 2012 - Alien's promised us in a mail that handover will happen by Dec 2014, and now that we are nearing that date the new dead line is in 2017. Really I should wait 7 years for my flat hand over?

So all I am asking you is to stick to your promise. I did appreciate if Alien's Group can do that.

It's not customer experience at the time of sales, but it's after sales service and support that truly speaks about a company/group.

Note* Honestly permissions and NOCs obtained from relevant authorities are by no means confidential, because they are to be used as proof to convince customers that project is going good.
Also, note I do not gain anything from doing negative publicity about Alien's Space Station One Project. It's my money stuck in that project!!!

I have only resorted to consumer forum because I do not get any definitive - to the point response from you or your team. And I can vouch that I am not the only customer complaining about it...if you insist I can post what views other customers have.

All I have been expecting is to see construction progress, and handover of flat as a customer.

I think you are taking your motto "We are Passionate-We build the Best” way too seriously. In your endeavor for the best, you are taking 4+ yrs to complete a project that typically takes about 2 yrs.
I believe the documents pertaining to the permissions and ownership are public domain information and you should not have any security reasons whatsoever to share them.
Why don't you just provide the documents to the couple and instill confidence amongst other buyers. I think if this post receives positive replies on the actions taken by you in resolving the issue, that will help you a lot.
Sir, being a prospective buyer myself. I would not want to land into this kind of mess where in my money is stuck with you and I'm still paying rent for the current accommodation and the installment for the home loan.
I have a friend who lives in the aliens near cyber towers and I was amazed to see the amenities provided. And this was more than 6 yrs ago. It is sad to know that no longer holds true.

It not just about the documents. It is about the callous attitude of Aliens group, it's incapability to start work on time...forget about complete, changing dates without any concern for customers et al.

You guys are pathetic. What business of you is impacted by our grievances? We have parked our savings with you for 5yeras.

If you really want to show us the documents, get a cab and come to our place. I will pay the cab charges.

We were so impressed by Aliens Group presentation and amenities promised that we had booked a flat that was promised to be delivered in couple of years them. We had option to go for ready to be occupied flat we were unlucky that we opted for this.
Since then it was a nothing short of mental agony.

They started constructing station 14 and I'm not sure what their plan is/was. On one of my site visit, I was told that as per vaastu they started station 14. Such passionate people are these ones. There is no channel to address customer concerns.

I am so so glad I stumbled on this post before making any decision on purchase of flat.

1. Thank you for the insight on what documentation needs to be checked. I understand that these would be public documents and ideally available for prospective buyers to view.
More importantly I see from the communication shared by aliens representative that builders may use contradictory excuses like sensitive information and huge size to share electronically to avoid.
Question for aliens group- If you can build apartment buildings that are so high tech- how come you cannot set up or use a simple low tech way to share your documentation- even your you tube feed can be used to showcase your perfect legal compliance. Just saying you don't even need a new channel for this communication.

2. Sympathies to Obul and Ruchi Reddy. I spent a few minutes reading and re-reading the reply from aliens. For a post dated May '14 and complaint emails you only seem to have responses in July and after questioning (email) possibility of reply what appears to be all of aliens management. I remember seeing hoardings of aliens projects promising delivery in 2011 and 2012 only now I realize that is not to be, the story on their website is totally different. Thank you again for the eye opener post- please do not take it down. By all means mention a positive resolution reached, but keep the post here as a lesson for all prospective buyers.

Aliens Group rep- I think your demeanour is not professional. Neither does your group seem to perform well, nor do you speak with minimum politeness or respect to your invested buyer. I am sure you would be as alarmed if your life's savings were stuck in a project and you get to see no progress whatsoever and your builder gets unresponsive.
Contact over past few days cannot undo the angst fuelled by years of delay and cold shouldering, but you don't even seem to be trying to calm them.

Request you to buck up and act in your customers interest- both current and prospective.
This is true story of every customer at Aliens...I am one of them.
After AOS which is 4 years old, now they are asking for more money! If anybody does not want to pay and cancel the flat...they will have to wait for 1.5 years to start the refund process that too with out any interest.
Feel sorry to hear that everyone is in the similar situation.

I too booked a flat in 'prestigious' space station in 2008 paying full amount of Rs. ~57 lakhs. I know you must be thinking what an I’m to pay full amount but situations dragged me to do so. And guess what, as this is not enough for Aliens, they are asking me to pay more money to shift flat to other stations. After seeing infinite number of promises broken by Aliens in last 6 years, one is sure that flat is never ever going to be delivered.

Aliens management is hopeless, unprofessional, unethical run by a bunch o[censored]ncivilised literate clowns and cheaters. DO NOT BELIEVE ANYTHING THEY SAY. It makes more sense if project is renamed to “Fraudsters Space Station”.

I have filed a case in National Forum and waiting for the hearing.

This is really a sad situation which was created by Aline group, I am one of the customer, who invest in the tower no 9, as they promise to complete the project by June 2014, and even after so many email and rigorous follow up there is no updates, more over there is very small amount of progress over 4 yrs, which is just a very small bit of what as client of this group and now they demand for 30% higher value for which we can not afford, even i asked them to refund the money, as they says they don't have money and it can be given back in 2-3 years time.
