[Resolved]  BPTP — COMPLETE SHUT DOWN OF CONSTRUCTION WORK IN PARKLAND PRIDE SEC 77 FARIDABAD

I booked in April 2012 a unit of 190 syd in parkland pride sec 77 Faridabad. My consumer No is 141970. In May 2014 came to know that construction work in the project has been completely stopped for the last 6 months. On enquiring from people I came to know that construction company which was doing the construction in the said project has not been getting timely payments from BPTP. Every person who booked any unit in the said project has paid to BPTP approximately 70 to 85 percent of the cost of the unit.when i wanted to know the reason of shut down of construction in the project vide mail, i instead of getting proper reply got a demand for completion of brick work in my unit. I went to enquire from nehar par office of BPTP about the genuineness of the demand i came to know from an employee of the office that the mile stone which has been mentioned as completed is yet to start. I vide my several mails requested BPTP to call me at the site and satisfy myself that the demand raised is for the mile stone which has actually been accomplished but sorry to say that i did not get proper reply. I also wanted to know about the genuine reason for stopping the construction activity in the said project but i did not get any response. As seen by me BPTP is gets 90% payments from the people who has booked any unit in any of it's project and then leave that person at it's mercy to wait and get possession of the same. I appeal to the responsible persons of BPTP to stop cheating the innocent people as they have invested their hard earned money to make their dream of getting the house come true.

I am also a BPTP victim and fighting for refund with interest.
I found that getting a refund is better option.

I booked a first floor unit (1365 sq ft) in PB block of BPTP's Parkland Pride Sector 77 in last quarter of 2011. As we all know the project has failed miserably on schedule of milestones and possession. Since last October (i.e. 2016) work started and gave a hope to genuine home buyers that 'better is late than never'.
Now, as a commoner, I tried every possible way to make timely payments to avoid any penalties and notices from Builder. The latest demand raised by BPTP is dated Sep-28, 2017 with a due date of Oct-13, 2017 (less than 2 weeks, note Sep-29 to Oct-02 were bank holidays in NCR). When I approached my lending bank,
HDFC in my case, they refused to entertain the demand raised by Builder stating they need the RERA registration number of this project before further disbursement. It is a clear case, where, as a commoner I am caught in a tug of war - Builder will issue notice & penalty on me (if I fail to honor the demand request raised) and Bank is not willing to disburse a penny without RERA registration number. I tried contacting BPTP via emails (no response), telephone (no response); this is an expected behavior from the Builder.
To add to my miseries, the latest demand letter shows the super area as 1030 sq feet as against the original 1365 sq feet. But a closer look clears out that amount is still being demanded for 1365 sq feet (maths, 1365 sq ft X 3357 per sq ft BSP). This is giving me sleepless nights since last week.
Seems like I need to quit my job and run after the bank pleading to honor the loan agreement; Builder to justify reduction in super area, RERA compliance and most importantly an assurance of refund for delayed project delivery.

I request those who are in same situation like me for this project, please come forward to join hands and approach the Builder collectively for the answers. We need to help each other to achieve a common goal - our flat in Parkland Pride. And yes, we will be neighbors tomorrow.
