[Resolved]  Alliance Builders, Chennai — Lack of transparency. Holding of interest free deposits and 'progress payments'

Alliance builders started colecting deposits for their proposed project called orchid springs in 2006 (In anna nagar extension-on the way to red hills). They were dragging the project citing reasons of non-approval of design etc by the authorities. Later in 2009 they advertsied again in a different project name and collected finds from new investors. The old investors were requested to pay additional amount and ensure allotment of apartments.

Even now, the funds (Received from many investors) are being held by the company on interest free basis, with no sign of progress.

Their other project bouganville for construction of villas (In porur, chennai) also have similar stories.

I wonder if the investor has any protection for his hard earned money, with such builders who collect huge amounts of cash which are interets free. Is there any authority in the country which ensures that the proposed projects are built and handed over to its investors. Or is there any law which protects the individual investor.

I bought one flat at orchid springs - and completely agree with above comment.

their attitudue changes after you pay. Apt that I bought was handed over so pathetically and I dont know what I can do as well
Fully agree with this artlcle, Alliance properties have been merrily taking people for a ride and this is not with the Orchid springs but also their other project in Bangalore Eldorado, I have recently come across a news paper report about a cheating case filed by an NRI couple on these guys…

Alliance orchid spring location and price are no doubt very attractive and herein lies the Trap for the unsuspecting buyers.. Exercise utmost caution. Obtain a copy of the agreement and get it checked with a lawyer, even BEFORE YOU PAY THE ADVANCE. You will find the agreement to be totally one-sided and completely in their favour. This is important considering the very bad reputation of Alliance properties.. All their projects have seem to have exceed 3 to 4 years. It also important to read what the existing owners have as a feed back.

im an early investor who gave up full amount and they are kicking our a$$. they demand more money and the AGM is very rude and never returns mails/calls, except when its about giving them money. I just pray this will end soo...
I also fully agree. Be careful with this builder. At one point they may return your money and they will have 100 reasons for the same.
I have gone through their agreement and it seems they want to hold the ownership rights of Club house etc..
Also Maintenance contract also they will do in futures. It seems they want to loot you after you buy the property by overcharging the maintenance.

All/ Most banks — Lack of transparency

I have a complaint against all or most banks. The cash counter is quite high. As a consequence the customer is unable to see what the cashier is doing. At least for most average sized people. Yes, the cashier does count the notes on the automatic counting machine, but after that we do not see what the cashier is doing with the bundle of notes. Has he removed a note or two from inside the bundle? After all the customer cannot see what is happening behind the high counter.

Please make it compulsory for all banks to have transparency in their dealings at the cash counter.

BEWARE OF ALLIANCE PROJECTS

I got in the same boat. I have booked an apt in Jan 2011 and went with Alliance suggested LIC HFL agent for loan. I have paid my 20% down payment and LIC HFL has released about 20% in april 2011. further they pressured us for payment stated in the schedule. The LIC HFL agent who is an useless person who has never taken care of his customers. Finally the LIC HFL team said that to register the UDS for next payment to the builder as usual the money minting builder want money and did not care about anything. further discussions they have sent a notice for registration in June 2012. I have provided all the necessary documents to them for registration including the DD etc. Two days later I have received a letter stating the agreement cancellation notice stating payment default. they have taken over 50% of the money paid to them as fees. I have no clue on how to get that back. any advice here.

I too totally agree.. its painfull for me too. I have booked a villa in chennai and they are delivering after 4 years and now they talk about interest charges and legal stuffs. The fact is the project is delayed by 4 years. I hope to handle this legally.
We are also learning about them the hard way...they delayed in getting approvals and also are blacklisted by most private banks. It is mighty difficult to get a home loan for this project and when you do, they say its late and they send cancellation notices. Best thing is to take them to court. They want to send cancellation notices so they can sell the same apartment to others at a higher price.
Alliance group's reputation is so bad their staff who is handling the customers is so rude, they need to be educated to save some salvage.I booked my flat in Sep 2010 and paid the booking amount then agreement amount after 3 months.As per agreement handing over date is December 2012 with the grace period of 6 months which is June 2013.Also i sent so many mails to re check the handing over date as work of progress was very slow in[protected] so i have sent so many reminders to get the confirmation of handing over by mail for double sure as i had to give a notice to my land lord for vacating.Now they have sent me a mail regarding handing over will be Sep/Oct2013 and also requested 60 days extension means delivery by December 2013.which is not acceptable at all and have claimed for compensation.which they are delaying the reply and not agreeing.If my payment is delayed the are asking for 24% interest so i gave 2 options as 1.Interest of 24% on my payment made till June.interest from June2013(including grace period) till handing over or 2.to furnish fully as they are doing for new customers as compensation.But there treatment to customers is too bad .I rate this company is 0%.i don't know how people are still buying?? WE HAVE BOOKED APARTMENT IN ALLIANCE ORCHID LAKE FACING APARTMENT, THE STAFF AT TENAMPET OFFICE WHO LOOK AFTER THE PALM BLOCK - MRS.RAMALAKSHMI IS A CARELESS PERSON WHO HAD THE CHEQUE RELEASED BY LICHFL FOR 1 MONTH IN THE FILE WITHOUT SENDING FOR CLEARANCE AND WE ARE PAYING THE INTEREST AMOUNT, WE HAD TO BRING IT TO HER NOTICE THAT THE CHEQUE WAS NOT SENT FOR CLEARENCE AS WARNED BY LIC AGENT, SHEER NEGLIGENCE BY THE STAFF, INTERNAL CHANGES IN THE FLAT WAS ASKED IN 10/2013, THEY HAVE NOT BOTHERED TO REPLY TO IT AND ARE ASKING MONEY FOR MODIFICATION.we are worried what will happen next after the recent high rise building fall ????

They don't deserve even one star..most pathetic builder in Chennai..never buy anything from them. There are multiple people who have been cheated by Alliance..delayed project by almost 3 years and now charging interest for delayed payments.

How can they do this ?

The interest rate is 24% can you imagine?

They have to pay interest for the money they are holding for 5 years, instead they are asking customers to pay interest for few days delay here and there. This is day light robbery!!
never buy any flat from alliance orchid spring they are the one of the fraud builder once you book the flat and pay the money, at the time of possesion they will kill you. they will collect from you even double than what you havr already paid. do not do this mistake by booking the flat in orchid NO 1 FRAUD COMPANY IN INDIA
I don’t know about that, but my experience with alliance so far
has been good. I have bought three alliance projects. I have booked
one flat in Orchid springs also. Now it is almost completed. Many
people have taken possession also. I am sure it will yield good
returns.
I heard that TTDC took over korattur lake next to orchidsprings and they are going to start
boating activities there. they all ready started the lake bund widening and jogging track
You’re right puneet sir, it is going to be very beautiful now. That lake bund
raod is about 20 feet wide.
