Please do not buy/book any property related to Amrapali group.
AMRAPALI GROUP – FRAUD AND CHEATER
Worst case happen with me.
I booked a 2BHK flat in Amrapali Village Phase II residential project and as per the builder, the possession is expected in year December 2010.
It has been since the first day, I showed interest to buy a property in Phase II Amrapali project, it was communicated to me by Mr. Neeraj (Marketing executive) and Mr. Atul Shukla (Bank finance Incharge) regarding the fact that the Amrapali Phase II project is approved by three banks including Indian Overseas Bank, Indirapuram Branch.
Mr. Shukla at Amrapali has given me the reference of the Branch Manager of Indian Overseas Bank, Indirapuram branch for loan processing, and confirmed that I can avail the Home Loan from them, as the bank has approved Builder’s Phase II project of Amrapali village. During the process of acquiring the legal report from the lawyer (approved by the bank) for this project, I came to know about the biggest fact that was never communicated to me that: “PHASE II PROJECT OF AMRAPALI VILLAGE NOT APPROVED BY INDIAN OVERSEAS BANK” I spent 5 months running here and there for making the payment to the Builder, but the Builder played a fraud with me.
I was amazed that how can a builder of such repute can use all such tact’s and false statement to promote/sell the project. I got the legal opinion/report for the project from the lawyer and submitted same to the IOB and was told to submit the documents/sale deeds mentioned in the legal report.
Again, I approached Amrapali (Mr. Neeraj and Mr.Shukla) for those documents and handed over the list of required documents to Mr. Neeraj. He told me that it will be available for you after some days and nobody replied back. During the follow-ups for the documents, the behavior and attitude from these guys were like if I done some crime by asking these documents from them. They did their best to convenience me to change the bank. I mean they keep on telling me that, being a government bank IOB will create all sorts of problem and will not give a loan easily (It was shocking, Government Bank is doing all sort of efforts to give loan like Loan mela, Quick Loan, Lower Rate of Interest) so why anyone should pursue from private banks like IDBI or ING Vasya. They were pushing me like they are the representative of the bank and have some personal Interest and not the representative of Amrapali. I have been tortured by the following ways by Amrapali staff: The copies of the title deeds of the property (chain of documents) were never given to me for Home Loan approvals and after repeated requests and visits to Amrapali corporate office every week, an incomplete file was given to me. Such harassment by builder is unbearable. How can a person obtain the Home Loan from any bank without submitting the title documents?
A letter confirming the expected date of possession of the property is not given ever, after repeated requests. Bank is not taking any Loan requests without this letter. How any Bank will give a Loan if the basic details are not provided by the Builder?
Since January 2009, almost every week I spent time and money in visiting Amrapali office for one document or the other and I was forced to approach the private banks for the Loan. It is the responsibility of the Builder to provide the basic documents to the customer.
Why should I take Loan from a private Bank if the same is provided by a nationalized Bank at a cheaper rate. The interst rate differs by 20 to 30 %?Why I have been told that Indian Overseas Bank has approved the Phase II, Amrapali project when it was never approved by the Bank? Now, I request all of you not ever approach Amrapali Group, who will only show you big dreams and you land up with nothing.
Your hard earned money will be used by the Builder as in my case and at the end of the day - you will neither get the flat or your money or interest or anything for the pains taken by you.
Just pass this message to as many people as you can, so that this should not happen with any one in future.
Please make sure before buying any property, because once you have paid money then you can't do anything...
After seeing lots of peaople getting confused about the buing property from Amrapali group, aand also some comments(most probably from the amarapali staff to save the reputation).
I suggest those who are interested in Amrapali, just simplay go to AMrapali Greean, Royals and Amrapali village in Indirapura to see the quality and attitude of amrapali as the salse office is allways the suger coted faces and toungs. You can easily decide then.
myself, sameer goswami, fully agreed with Mr. Dinesh. Most of the builders are interested in getting initial money or booking amount from their customers and after that they get careless towards their buyers. I think these things are happening as common man does not understand these cumbersome procedures and laws and the govt. is also not interested in solving such problems. People have to go and buy such properties as they do not get govt. plots or flats. I have tried for at least 10 times in the last four years or so but there was no success. There is no such way that can really help the common man. I hope that people who are well educated or well versed in dealing such problems may come voluntarily with some solution to the innocent common buyer.
Hi. I am plannign to buy a flat in Amrapali Golf Homes, but after reading all these I have my doubts. While speaking to the proprty dealer Mr Sandeep Sajwan, he asked me to make the cheque in the name of Amrapali Smart Cities. I am confused, when I checked up Smart City plans are also showing the same area as their site plans as Golf Homes. CAn anyone guide me as to what is the reputation of these builders and how to go about checking the authenticity of the property offered. My e-mail id is- firstname.lastname@example.org
Anyone to help... Thank You
Even I am plaaning to buy flat in Golf Homes...In the brochure provided to me the smart city and golf holmes are adjacent...smart city is suggested furthur towards NH24...but really I am sceptical now after reading all these stuff
I don't know much about the Amrapali Builders but booked a Flate in Amrapali Golf homes recently, Guys Please keep telling me, if i need to know more about this builder... so that i can be more attentive in case of any malfunctions by Builder
We are planning to buy home in Amrapali Centurian Park Greater Noida. Highly appriciate if anybdy can guide us about this particular project of Amrapali...How over all Amrapali Group...is this a reliable body to invest our money...?
I recently invested in amarapali Smart City project. After 8 months there is no sign of contract. This project is also not approved by noida authority.
After 8 months I came to know there is some litigation on this project. When I approached their office theyu completely denied. This guy Atul Shukla is very rude in behaviour.Office said that they are ready for contract.
After that I visited the site and was surprised to know that location of Smart city is shifted and in front of that project they have started amaraplai golf home project.
I am cancelling my aggremment and taking my money back and if you have invested in Smart City please consider following points
1) this land has got some litigation (whther cleared or not no body ready to answer)
2) Bank approval still nt available
2) Balcony sizes are going to change so thay will pull more money from your pocket.
3) The location is changed and now it is in the back of crossing republic.
Its not just about amarpali but all builders are like this, The Govt. provides them with the aquired land at concessional rated to make housing avail for masses, But this is a nexus between the politicians, the bureocrats, the banks and teh builders . See how one sided the buyer seller agreement is, same is the case of the bank's loan agreement . the consumer is a looser either way.
I have also invested in Amrapali Smart City in April 2010 but since then there are no signs of development and bank approval is not obtained yet. Please suggest if I cancel my booking, will I get my booking amount refunded?
I have also visited the site of proposed GOLF HOMES and CENTURIAN PARK, Though they claim that Golf Homes are totally sold out, some of the agents give assurance of providing flats in Golf Homes. I dont know to what extent its true? I was quite enthusiastic before visiting the site and going through these reviews but now have become quite careful before booking. The only thing which surprises me is that their claim GOLF HOMES are totally sold. One JCB has been put up on the site of GOLF HOMES to show visitors that the excavation work is in progress. (Don't get fooled by that JCB coz one JCB cannot commence excavation work. Second thing they have allegedly launched two new projects called CENTURIAN PART (TERRACE HOMES) and LA RESIDENTIAL. Nothing is available there at their site except their booking office and GOD knows after how much time one JCB much alike GOLF HOMES EXCAVATION will be put there at those sites. Why people is attracted towards Amrapali is that they have a good numbers of agents and have been plied on every location which in english is called "Ominipresent". Another reason for attraction is that they have made sample flats of Smart City which looks really very nice one and every one is attracted having a dream of that. I am not against or favouring this builder but providing my comments after thorough analysis. In my opinion They launch few projects within short gaps and after consolidating the money of all (at internal level) starts a project. After finishing that one they will launch few more and start next project so on. It just implies lack of fund.
Be sure of the following
1. Approval of the project from Bank
2. Approval/Sanction of Floor plans
3. Additional service tax which sometimes is hidden
4. Agreement (specifically mentioning the likely date of possession and in case of failure interest payable on the sum by the builder as you have also to pay to bank)
Sorry for so lengthy comments
