Apartment Owner — Electric fire accident in rented apartment | |||
I have been living in this apartment (Kandivali East, Thakur village) for 1 year. Today, spontaneously a fire broke out from the MCB box of electrical circuitry. My apartment owner has built a cupboard which encapsulate the DP and MCB switch box. I was around when this accident happened, and I quickly shut off the fire which otherwise be disastrous, I was fortunate that didn't result in casualty. Regarding usage of appliances, there is mini geyser and 1.5 ton AC provided by the owner which are all running fine and no additional load was applied to rule out possible reason for the electric problem. The reason for this accident was not intentional, but it was an accident beyond my control. Then, I rushed to the builder's customer care unit (in our apartment complex) and called for help. Then immediately I called my land lord (owner) and reported about this electric fire accident. An electrician arrived home to check on the problem and he suggested for replacing or checking all wiring of the house which he quoted at a price of INR 8 - 10 thousand. When contacted my apartment owner said the cost should be paid by me (renter/licensee). I contacted many people whom I know in Mumbai, they all told me that the cost must be paid by the owner to fix the issue. Currently, I have got recovered the connections by the same electrician so that I can use lights and fan until we resolve the issue completely. The question for which I need answer from any of you readers is: who is supposed to bear cost of fixing the issue? Renter or Owner. Any feedback / suggestion / advise will be appreciated.
