[Resolved]  Arattukulam — Deviation in the agreed plan.

Hi,
I had booked an apartment with Arattukulam developers in one of their project called Royal Castle, the sale agreement has also done the bank approval for this project had also come.
During this process, builder has circulated the detailed layout plan in his broucher and as well as he provided us the BBMP approved plan. But after 4 months i came to know that he is starting his consutruction with an deviation in the approved plan, becuase of that all North facing flats had become South facing though the individual plan of each apartment has not changed fully.
This change has never been informed to me until i found out from other sources, when i demanded to stick to the old plan...he said he cannot do it and if needed he will return back the money paid till now with out any intrest or penality.
Request to kindly help me to understand how can i proceed on this case.

Dear Lvc c block resident and LVC_Resident . You seems to be investor and agent of Arattkulam. If true feedback comes it will drop your propert price.

But what about our hard earned money?

There is deviation everywhere whether its a car parking, club house, Lifts. There is no water supply at all. Builder did not assess about the water requirement f or 300 flats. WE ARE PAYING FOR TANKERS.

Poor quality construction: Already there are cracks in side building within one year and water is leaking. Are you guys blind ? Cant you see the water leakage in badminton courts, parking places and inside flats?

Arattkulam is minting money and deceiving the middle class segment.

And Arattkulam staff is hostile . Cant even speak properly.

Propert buyers please vist their projects and talk to the residents before investing.
I also booked property in Aarat Vivera Project . Still No updates its going to complete 9 months booking. Response is also poor. I dont know what quality of construction they will provide. Now thinking to cancel the booking. Their commitment is also very very poor.
I have booked flat in Aarat Vivera Project on Jan 2012. Its already 9 months over no information . very poor response. Diffeent peope saying different story when we ask for aproval. I dont know what quality of construction work they will provide. No i am assuming that they they are not good builder.Any body has booked flat in Aarat Vivera Project.

I don't know why people are making such baseless allegations against arattukulam.I stay in LVC and the builder has been nothing but helpful to us.They organised a onam celebrations and a shuttle tournament in which national level players participated and people say their badminton court is bad...Here are a few pictures from this years Onam celebrations

One of my friend bought an apartment in Royal Manor, its a pretty good project given that aratt is the only builder who are providing amenities in that area.Extra work is actually done by the owner i guess, just try to get in touch with the owner and get a list of all the extra work he has done.
Hope my suggestion helped.
I visited LVC few days back and found out that there was no deviation in the project.The BBMP has actually sanctioned them the out side parking, their badminton court is also pretty decent and few residents were even kind enough to let me look around their flat.They said they were pretty happy with their dream home.

They said there was this one customer named prashanth who has been cooking up stories to deceive customers.He lost a case filed against arattukulam so now hes venting out his frustrations on the internet.

The quality of construction is very poor. They promise a number of amenities before collecting the cheques but never keep their commitments. It is better to stay away from Aratt group.
ARTATKULAM DEVELOPERS ARE BUNCH OF CRIMINALS:

THE VIVERA STORY:
Folks avois these builders. They are bunch of criminals.
1) They would show nice site and floor plan and entice you to book paying 100K rupees
2) There would be no progress for 1 year
3) Then one fine day change the site and floor plan. Your booking would also be cancelled
4) Then ask you to rebook some use less apartment. In the new plan would tell you all the good apartments are already taken.

Then plan basically is to first earn interest from your booking amount. Once the real estate rate of the area increases, come up with a new plan and cancel your booking. Thus force you to cancel your booking. Now they can sell the aprtments at a higher rate.

Their point of conat is one MR Rejoy.
Thsese gyys deserve to be in jail. Bunch of crooks.

They are so biased towards a few customers (for the reasons best known to them). They just keep doing false promises and never fulfill them. Their marketing guy Amit is full of excuses and false commitments, keeps changing his own words each time, and speaks without knowing anything. Starting from small issues to big issues, they just try to avoid it as much as possible.
I suggest - NEVER BUY ANY APARTMENT FROM ARATT BUILDERS. Rather, we should sue them for their negligence.
Arat is not given may common amenities that they offered for Lakebay apartment
Also, the betterment Charges and BWSSB charges collected from residents is not paid to the authority.
Also, we are using the vehicle entry/exit ramp for going inside the parking area and coming back. They didn't built the stair way that they offered.
Aratt offered Power backup in the Agreement but they removed the same from the Saledeed.
If you want to understand about arat project, pls don't try to come to Lake Point tower or Lakebay Apartments. The reason is that there is not road at all to reach these apartments.
Even after 4 years occupants, the builder did not do anything to get a motor-able road for them.
You can call /e-mail any of the Lake Point Tower /Lake bay apartment residents for the same. You will get unanimous opinion about the same.

does anyone know the status of vivera project? i was drawn to book in this project especially because of garden area that was available in ground floor. any pros cons of this? this project seems to Have got DELAYED quite a lot... site visit indicated work is going on so they must Have some kind of approval now...but the pace at which workis going on Am afraid they May Take another 5 years to finishflats and another 1 year for amenities. Request other buyers in vivera project toshare their feedback
I have booked an apartment in Aratt Vivera about 9 months back. The approvals got delayed but after receiving the approval,
I think the construction is on schdeule.Its not just that they are selling the garden area along with the ground floor but they do sell the top floors with private terrace as well. I did have a look at their project in Electronic City, Aratt Requizza and the construction over there has happened at a very fast pace with the help of the new technology called "Aluminium Form work". They are using the same technology in Aratt Vivera
as well. I am positive that they will be able to complete the project in the next 1.5 years.

I have booked an apartment in aratt premier. Is there any delay in the project, what about the completion dates. If sales people are asked they say it will be December and they add and also it has 6 months grace..
Does anyone has any idea.
