HORRIBLE EXPERIENCE WITH AXIS BANK's HOME LOAN...
Dear Sirs,
This is Deepak from Bangalore . I restricted myself for a long time from writing this mail to you. But, when I didn't see any response and accountability from Axis Bank, I could no longer wait.
This all started sometime in March this year. I booked a flat in an apartment in Bangalore and was given the contact of Mr. Amit Sharma (9739432566) from Analytical Investments (for AXIS BANK) by the builder. Mr. Amit met me and I explained him my salary, expenses and other expense details, based on which, he confirmed me that I have the eligibility of 23 lacs. Since this amount was sufficient for me to go ahead, I proceeded with an understanding that eligibility is already assessed. Amit told me that one of his colleague will come to take the documents and cheque for processing fee for this home loan. Then, I was approached by Mr. Murugesh (9449350794), who came and collected my documents as well as the cheque of Rs. 5618 for the processing fee. I didn’t hesitate in giving the cheque since Mr. Amit had already confirmed me about my eligibility. Mr. Murugesh took all these and went back. The verification process started and I waited for long time thinking that everything is going on well. Within a couple of days, I saw that my bank account was debited with the cheque that I provided to AXIS Bank for Rs. 5618. This gave me more confidence that everything is going on well.
Suddenly, one day I got a letter at my home address stating that AXIS Bank can’t provide the loan to me. This was a shock. There was no reason mentioned in the letter. I called AXIS Bank’s office and talked to Ms. Renu (9986107697, landline – 65763633). She said that the letter was sent by mistake and they are still working on the loan process. Later, she called me up and to my surprise; she said that my eligibility is not there for the loan. I was taken aback. This comment came from AXIS Bank even though Mr. Amit had already told me that I had eligibility of 23 lacs, after the address and other verification process were done, after the processing fee amount was taken from my account and after waiting for such a long time. I argued with Renu about how could then Mr. Amit tell that I had the eligibility. If I didn’t have the eligibility, I am not a fool to proceed with the loan process and waste my Rs. 5618. She again told me that she will work with her manager and come back to me. She called again a couple of days but, all of them to say that nothing could be done and my eligibility is not there and the loan can’t be sanctioned. I got annoyed and asked her to return back my processing fee amount. She said the policy is not there to return the amount. I understood from HDFC and ICICI Bank that if they don’t sanction the loan, all the documents along with the amount is returned back to the customer. But here, neither did I get back my documents till date, neither the amount.
When I saw nothing is yielding results, I asked Renu to give her manager’s number. She gave the number (sorry, I don't remember his name) and when I called, he was driving and said that he would call me back. I waited for a couple of days for his call. One fine day, one Ms. Indu (I think this was the name) called me and said that her manager wanted to know why I had called him a few days back. I explained her whole story but, she heard and told me the same thing – the processing fee can’t be returned. When I requested her again, she said that she will talk to her manager and call me back. This never happened. To follow up, when I called and talk to her, she said her manager is out of station and she doesn’t know when he will be back. Today, after more than a week, I am still waiting for the manager’s call.
Sir, as you see, this is a horrible experience. I was told that a panel has evaluated AXIS Bank as the best bank. I don’t know how. At least, I would never say that. You can see that they have given false information on the eligibility, collected the documents, taken the processing fee and then reverted back saying that eligibility is an issue. Till date, they have not returned the documents or the amount. Eligibility is the first thing that a customer takes care before giving any processing fee. But, AXIS Bank has cheated in this respect and has made some money out of this. I am not sure how many people would have experienced this with AXIS Bank. This looks like a good business for them. I don't think they have any business Ethics. How can they give false information to the customers and make money?
Sir, I would hence request you to please look into this matter urgently and help safeguard the customers’ rights. You help will definitely ensure that AXIS Bank doesn't repeat such cases down the line with any other customer.

I very much agree with this. and not to mention Axis Bank is the worst bank of all time. I think you should take this up with the consumer court and get your money back. This is not a fair deal from the bank, or else ask them to give a clear written explanation of why your loan was not processed and the processing fee taken..
I am too a very unhappy customer with Axis bank, only because my company has a corporate account with them. And we employees are forced to use their server, of which almost 80% of the time their ATMs dont work... |

TILL DATE NO RESPONSE HAS BEEN FORTHCOMING !
THE ISSUES ARE ENUMERATED BELOW
NO RESPONSE FROM AXIS BANK, HOME LOAN DEPARTMENT, ON THE ISSUE OF : -
A> WRONG CALCULATION OF INTEREST ON HOME LOAN - THE CALCULATION SPREAD SHEET WAS GIVEN BY ME ON TWO OCCASIONS TO MR MANISH GUPTA - I PERSONALLY LOADED ON HIS COMPUTER ONCE.
B> WRONGLY ROUNDING OFF OF DECIMAL PLACES AND CLAIMING IT TO BE A RBI DIRECTIVE. THE COPY OF THE DIRECTIVES WAS REQUESTED - BUT TILL DATE THAT HAS NOT BEEN GIVEN.
AND THE SAME ISSUE WAS CHECKED WITH THE AXIS BANK [SAVINGS BANK ] - WHO AGREED WITH MY CASE.
C> NOT INFORMING AT ALL OF THE CHANGE OF RATE OF INTEREST - HENCE DEPRIVING ME [THE CUSTOMER] OF THE CHANCE TO CHANGE / REVISE MY [HIS] EMI AND HENCE MAINTAIN THE TENURE OF LOAN - HENCE CAUSING A LOSS
D> THE INTEREST IS CALCULATED ON THE NUMBER OF DAYS IN THE MONTH [INTEREST * NUMBER OF DAYS IN A MONTH / NUMBER OF DAYS IN A YEAR]. 2008 BEING A LEAP YEAR AXIS BANK HAS CALCULATED THE INTEREST FOR THE MONTH OF FEBRUARY FOR 29 DAYS, BUT……….. THE DENOMINATOR WHICH ALSO HAS TO CHANGE TO 366 INSTEAD OF 365 HAS NOT BEEN DONE – THIS SUITS THE BANK AS IT COLLECTS INTEREST FOR ONE EXTRA DAY – THIS PROCEDURE HAS BEEN CONFIRMED BY AN EMAIL SENT TO ME FROM AXIS BANK. THIS AMOUNTS TO ABOUT RS 480 ODD IN MY CASE! IMAGINE THE QUANTUM IF YOU CONSIDER ALL THE LOAN ACCOUNTS THE BANK HAS. THE AMOUNT OF GAIN IS COLOSSAL / HUGE - CONSIDERING THE NUMBER OF PEOPLE EFFECTED.
E> CLAIMING THAT THE CORRECT ADDRESS WAS NOT AVAILABLE WHEN THE SAME WAS GIVEN AT THE TIME OF APPLYING FOR THE LOAN AND SUBSEQUENTLY THE REVISED COMMUNICATION ADDRESS WAS PROVIDED ALONG WITH MOBILE NOS AND LANDLINE NOS.
F> CLAIM BY MR MANISH GUPTA THAT - THE BANK CANNOT AND WILL NOT RESOLVE THE ISSUE AND THAT I [THE CUSTOMER] CAN KEEP TRYING TO FIGHT IT OUT, THE BANK HAS THEIR LAWYERS TO DEFEND AND FIGHT FOR THEM
G> LASTLY - NOT CARRYING OUT DOWN WARD REVISION OF ROI AND MAINTAINING A HIGHER ROI, WHICH IS AGAINST WHAT WAS TOLD AND DISCUSSED WITH ME WHEN THE LOAN WAS SOLD TO ME, THAT THE MARKET RATE OF INTEREST WOULD BE MAINTAINED, BOTH WAYS. IT IS PERTINENT TO MENTION THAT ALL UPWARD REVISIONS WERE VERY PROMPT - THAT TOO WITHOUT EVEN INFORMING ME.
H> I HAVE EVEN REPRESENTED MY CASE TO MR ANIL DIGHE WHO IS SUPPOSED TO BE IN CHARGE OF THE HOME LOAN DEPT AT THE AXIS BANK H/O, ALSO REPEATEDLY ASKED HIM FOR THE MOBILE NO AND EMAIL ID OF THE GENERAL MANAGER IN CHARGE - BUT TO NO AVAIL!
THESE ISSUES HAVE CAUSED ME IMMENSE HARDSHIP DUE FREQUENT AND REGULAR VISITS TO THE BANK BY MY WIFE AND CONSTANT MENTAL AGONY WHICH DOES AFFECT MY WORK ESPECIALLY AS A DEFENCE PILOT, BESIDES LOSS IN TERMS OF MONEY ON TWO COUNTS - EXCESS INTEREST AND LOSS DUE TO FREQUENT VISITS AND PHONE CALLS.
I PRAY THAT THE BANK BE ASKED TO RESOLVE THE OUTSTANDING ISSUES AT THE EARLIEST AND THE BANK BE ASKED TO COMPENSATE DUE TO - THE LAXITY AND IRRESPONSIBLE BEHAVIOUR SHOWN BESIDES CAUSING CONTINUED EXTREME HARDSHIP AND IMMENSE MENTAL AGONY - WHICH AMOUNTS TO LACK IN SSERVICE PROVIDED ! IT IS ALSO PERTINENT TO MENTION THAT THE BANK APPEARS TO SHOW THAT THEY ARE ABOVE LAW AND CAN GET AWAY WITH ANYTHING AND EVERYTHING. |
I totally agree with this. Axis Bank like most of the other Banks have time and again proved that despite a regulator like RBI they deal unfairly and unethically. So far as the customer service is concerned they are one of the worst... I would imagine that PSU's may be better than them. They also fooled me for a Personal Loan on which they promised a comitted processing fees but chagred 2.5 tmes higher feel. They did not stop there, they promised me that the excess charge wll be refunded but it never happened. When I lodged a complian, they called me to say that it was DSA's fault and they cannot do anything about it. It was just appalling.
I have been trying to change my address with them for last 1 month and have not been even able to get the right person who can make this change. I realise it was a horrible mistake on my part to take this loan from Axis Bank. |
Dear Friends,
I can suggest first of all before looking for any property in market, we should get a pre-approval from Bank which is a certificate for our loan eligibilty based on our personal verifications and incomes. This will also be a deciding factor of our budget. This is a must. Then we should look for properties mentioned in the eligibility list of bank, otherwise we might end up in a problem. These bank agents have nothing to do with bank reputation or our personal problems, they are interested in picking our applications and processing charges.
I have seen agents sitting at builders office who promise loan at the time of your deal with bulider but they dont stand their words even the next day. The best way is to go by process and play every step safe.

My Name is Srinivas, Even I experienced the same problem with Axis Bank, My issues goes as below
Firstly I approached my nearest Axis Bank loan cell at Secunderabad swpnalok complex, A person from axis bank took all my documents and said that I have eligibility of availing the Home loan of 11 Laks, and taken all the documents and said that My loan is getting sanctioned, by believing his words I have given advance to land owner and later I came to know that I got sanctioned with 3 lacs and by that time they have taken a cheque of 5086 for processing and debited from the bank account. later on I rejected the loan of 3 Lacks, I arranged the money from other vendor and bought the house. and due to my financial situations, I have sold the house in 2 months, Now after one and half years Axis Bank people came to that property for sezing, I asked them why they are sezing the property, now they are saying that I have availed the loan and did not pay my EMIs. But actual fact is I did not take the loan at all. If I have taken the loan they should have the original document of property, but they are saying that they have the original document with them. Sezing people are every day making noize in front of the house, I have my original document with me, when I am showing them they are saying that this is not original document.

You should have lodged a complaint on RBI site. I dont know if they can help but we can give a try..
I am also very disappointed with AXIS Bank & its service. People are very arogant and careless for their customers money and time. AXIS Bank has very Pathetic service...!
Their management will run some scheme to attract more customers, they run such a scheme which they themselves are not capable to handle effectively. But they are master to handle excuses very effeciently.. |

This is Mitul Thakar from Ahmedabad. I am completely agree with you. Same things happened with me too. I applied for Rs 5 Lac loan with axis. Mr. Ashish Joshi(9998228842) told me you are eligible up to Rs15 lac loan amount but my requirement is only Rs 5 lac and I provide may all the documents, home documents too processing fee cheque of Rs 5607/-. My search report for home is completely done and bank also give me sectioned letter for the loan. when I am on final stage of agreement. the bank denied to give me loan on that particular home. when I asked the reason they told me other bank not borrow money on this home. So we are not giving loan on that home even after all reports are clear from bank side.
Still here I am completely agree with bank but they told me your processing amount is non-refundable even I am not borrowing loan from the Axis bank. I asked manager
Mr Jigar Desai for the reason. He told me its bank rule.
In between I cancel my deal with owner of the home.
After two days suddenly Mr. Ashish Joshi call me and told me CONGRATULATIONS.
We are ready to give bank loan. when i asked the reason they told me I convince my manager. but this time I said sorry to him and told him i canceled my deal please return my documents and processing fee amount. They again denied to return the amount. I told him if I will give you another home documents than I have to pay processing fee or not. Mr Ashish Joshi replied me very smartly "NO THAN YOU DON'T HAVE TO PAY PROCESSING FEE" and I gave him another home documents. This time they doing all the process and told me you search report is done and you can go ahead with agreement but YOU HAVE TO PAY Rs.2200/- FOR VALUATION CHARGE. I told him we already pay for that he replied this fee is for new search report for other home.
This way I am cheated with Axis bank.My advice please no one can deal with Axis bank in Future too. It's totally cheater bank. |

I applied for the site loan (power home loan) in Axis bank for 7.5 lakhs (actual value of site was 19 lakhs) and they agreed the loan will be approved with in 13 to 15 days. I paid 5515 Rs for processing fees too...
I informed the same to landlord that I'll be abe to pay the total amount in 20 days.
The loan processing started pretty quickly. with in 2-3 days they completed address verification + site valuation.
then the story started. My representitive said I do not have approved layout plan so he needs to take deviation from management. he agreed to do so.
I waited waited and waited for 20-30-40 days nothing happened. finally after 1 month they asked me to go along with seller for showing the original paper verifications and after that again 1 more week no news. I escalated to higher manager but still no news. finally one day the representative came to me to extend the agreement for more than 1 month becos it was expired after 1 month. fortunately seller did not agree to do so. and again it dragged... finally after 1 month 15 days the manager calls me and again asks for approved layout plan :( I said enough is enough I dont need your loan... and I managed with my friends and finished the deal..
Over all the response from Axis bank is very very slow...
They say 15 days initially but it never gets over... very much disappointed with the bank service.
The worst part was my land lord was putting pressure asking when i'll do the registration after 15 days.. and I had no answer. It was nightmare to convince him and most tensed moment in my life. and processing fee also is lost :(

Pls refer my home loan a/c no .i have made prepayment of Rs25000 on 29 september at axix bank home loan dpt at raipur.but still me prepayment has not been adjusted .i have 1 bounce checque in the month of march 10 but with out my knowledge bank has deducted the loan amt and interest on my prepayment amt.this type of attitude is not acceptable from bank of repute, so pls do the needfull and adjust my whole amt of Rs25000 in my loan amt.

| I have taken a home loan from this bank, my registration is complete and I am paying regular EMIs, but the bank is yet to provide the receipt of list of documents recd. I am following up with the bank for last 4 months and am yet to recv any reply. This is horrible. Who should I complain to. Please help |
Similar thing happed to me. the cheque was returned to me but after a month of time they said the property is out of geo limit in the letter and manager is saying plot size is small. The loan was denied, due to this I lost many things including the valuable plot, legal charges and broker charges.

dont ever deal with axis, they sanctioned a loan of Rs. 32 lacs and during the time of registration they came with Rs. 30 lacs DD, with no explanation. they love to play with customers. worst bank to deal.

I have gone through all of above customer complaints before I complain.
Since I am also suffering with this bank for my HOME LOAN, never ever faced with this type of pain
The issues are:
1) Charging very high processing fee compared to other banks (ICICI, HDFC).
2) Not informing about the processing fees deduction.
3) Not received any customer copy, waiting from past 2.5months
4) Normally other banks (HDFC/ ICICI) are not taking the Mortage charges. This Axis bank is charging and taking from the customer but they are not paying that amount to the AP Stamps. Hence that amount is going to their accounts.
Without customer conscent/sign the property will not be mortaged.
But the bank is charging and neither showing not giving any stamp papers/ Mortagage papers/ bill reciepts.
5) No response from the customer care to my mails and phone calls.
Seems to be the bank is doing the buisiness with the customer processing fee, property insu. fees, mortagage charges fee and if any, cheating like anything.
I request ppl do not opt for any service with this bank. WORST BANK IN INDIA & WORST SERVICE.
I want to use very bad and foul laungage but not using because of my image and dignity.
I disturbed with this type of bank behaviour/no response and my loosing pateince.
