[Resolved]  Emaar Mgf Land Limited - Esplanade Chennai — CHANGING THE MASTER PLAN WITHOUT INFORMING THE BUYERS

The builder who came up with a project called "ESPLANADE" in Tondiarpet, Chennai, India originally promised to build 536 flats of premium class in 24 towers of four floors each spread over an area of approximate 14 acres. Approximate cost of each flat was around 58 to 65 lacs. The original CMDA (plan) approval was also for the above said flats and towers. During the month of January 2010 they came out with an advertisement about "THE AVENUES" by which they plan to modify the original master plan of ESPLANADE and construct more than 536 flats by increasing the floors from four to seven and also earmarking another around 2 acres for future development. This modification will result in number of flats being increased to around 750 if the future development area is also constructed for dwelling units. More over the builder has least bothered to communicate to the existing customers about the modification who have invested their hard earned money on the belief that the builder will deliver as per the promise.
I now request the consumer redressal committee to stop them from proceeding with the modifications to their original master plan and also issue instructions to the CMDA not to accord permission to modify the original master plan.

Emaar MGF should treat their Phase I Esplanade customers honestly. They have collected the complete money well in advance and not willing to register UDS. Emaar MGF is taking Phase I customers for ride. This should be stopped immediately and they have to honour their original committments.
we want to buy one flat at esplanade would it be worth it now???

I've made a booking with 'The Avenues' and its been more than 6 odd months and I don't get a convincing response from EmaarMGF on the status of approvals. Every time I inquire they keep buying time. I have paid 15% of the flat value as advance and that money lies in their hand for no justifiable reason. Anyone with a similar experience here?
I too booked a flat in esplanade the scheduled handover date was jan 2010, its now jan 2011 still they are constructing, no announcement regarding handover, really a cheat.
Cheap and third rate construction not upto Emaar's standard. I bought a flat with the hope that i would never need to question their quality of construction considering the reputation Emaar has, but I was surprised, it is worse than the cheap local construction. They have taken the buyers for granted.

Shame on Emaar!!!

Is this the same Emaar that has accomplished huge projects worldwide?

shocker is the word. very poor quality construction.the told us at the time of buying we are 1000 per sft more compared to others due to quality. but it turned out a total wash out.

I am also a victim of EMAAR. I have put my hard earned money into the hands of a Builder who should be called a Cheat and all the possible adjectives in the dictionary. Poor quality of construction coupled with NO SUPERVISION and NO FIRM COMMITMENT. I am yet to get the possesion of my Flat. My friends who have occupied are complaining about the poor plumbing and electrical work carried out in that project. AS A WELL WISHER I WOULD ADVISE THOSE WHO WISH TO BOOK IN EMAAR - NOT TO RISK THEIR MONEY IN THIS PROJECT. INSTEAD OF GETTING A HOUSE WHEREIN U CAN LIVE PEACEFULLY U WILL ONLY GET HEADACHES AND BLOOD PRESSURE!!!

I'm one of their customers from their Chennai projects and I'm facing serious challenges when dealings with EmaarMGF. Anyone on this forum with similar sentiments would like to join me in demanding answers from EmaarMGF?

EMAAR MGF the name could have been an international, but in India they have cheated thousands of investors/actual home/plot/flat buyers. They sell the Plots even when they do not have approvals from the relevent Govt. departments, their greed is enless and have taken more than 5000 people for a ride in their project in and around Mohali, merely naming the site as Mohali Hills does not mean that the place has hills around. They have bought several thousand acres of Agriculture/Forest land with epoples money and now taking them for a ride as the company in completely BANKRUPT and has no money to devlop the Flats/Villas (Sec. 105) plots in Sec. 105, 107 and 109. All their directrors are presently on BAIL because of Criminal complaints filed by several buyers whose money has literally gone down the drain. For some pretext or the other, they would write you back that your money stands forefeited. Then they will come up with a fresh proposal asking you to buy plots at the new prices, and they would adjust your money there, this price would be some double the price at which they had sold you the plots in year 2006/2007, but never delivered. Beaware, even at the new price you are not going to get any plot from them as they are mere cheats. Govt. must come out with a stringent policy where such cheats should be put behind bars for ever, so they can not cheat more ivestors or home buyers. Most of the buyers in Emaar MGF have shattered dreams and have lost their entire hard money, beacuse of the fraudulent attitude of the devloper.
I have booked a flat at Avenues, iam not getting priper response from
Emaar though i have paid my 90 % of my money. Its very tough

It was simply a joke. Nothing stopped Emaar MGF in going ahead of Avenue and other plans.

Phase i customers were tricked in by the false promise of MGF management. There were lot of protest meetings, filing complaints by the Phase I customers. Some of the phase I customers formed the association and appointed committee members did protest meeting and filing complaints to Police. Everyone now accepted the fact that nothing can be done and no communication from self appointed committee members.

Phase I customers, who are not staying Esplanade does not know the happening. Recently I have visited my flat and I only get the impression that this is more of glorified government quarters not an upscale apartment.

My personal feeling is that this is waste of investment and expected returns both in tangible and intangible not on an expected line.

I am a customer at their TONDIARPET project in Chennai. I recently approached them to complete my registration, as I have paid almost 95% of the amounts due.Unfortunately,
I have misplaced the original agreements, which they are now insisting
upon to complete the registration, failing which to file FIR and publish
public notice in the newspaper.Is this required, for an
unregistered document like the agreement? Especially when I have availed
no loan, and paid the entire amounts from my pocket?I asked
them to issue copies of the agreement, and take a letter indemnifying
themselves from me, but they insist on company policy.They have
delayed the project by 12 months, there is still no delivery, and to top
that, they have already claimed and collected interest from me,
claiming delay in payments!Should I file a consumer complaint
against them in the appropriate forum for their refusal to issue copies,
and for unnecessary harassment of a genuine customer?
My cousin, who stays in Mumbai, has
invested in a flat in Chennai in a project in Tondiarpet promoted by a
prominent builder (EMAAR MGF) in 2010.Since my cousin
would be inconvenienced to come every time to Chennai, I was
co-ordinating all necessary aspects of the deal, from the negotiations,
to the signing of the agreements, to the payments to be made as per
reminders made by the builder linked to the progress of construction.
All payments were being made by my cousin out of his own funds, and no
loan has been taken.The project is already delayed by more
than 9 months and the final delivery is slated to be in December 2014,
which would be a delay of 12 months from the scheduled date.Unfortunately
at the time of shifting of his residence in Mumbai, my cousin has
misplaced the original agreements signed with the builder. Recently we
approached the builder to complete the registration of the flat since
almost 95% of the payments have been made.The builder has
asked my cousin to produce his original copies of the agreements (though
the builder indeed has its own copy), failing which to lodge a FIR with
the concerned police station, and also to release an advertisement in
the newspapers announcing loss of the agreements.My cousin
is bewildered and we do not understand why this is necessary. The
agreement was unregistered, no loan has been taken (though the builder
apprehends that the finder of the agreement could obtain a loan based on
that document!), and there is no express clause in the agreement itself
stating what should be done in case of loss of the agreement.We
requested the builder to print another true copy of the agreement, or
refer to their copy of the agreement, and collect a letter from my
cousin indemnifying themselves against any loss in future on account of
the misplacement of the agreement, etc and close the matter. We
strongly feel these steps should suffice in covering any harm that could
be caused by the loss of this agreement.The builder refuses to listen to us, and insists it is their company policy.
