[Resolved]  HIRCO - Hiranandani Palace Garden Chennai — Taken money and HIRCO does not provide any details on building start or possible handover dates.

I am in the worst situation, I took at prelaunch price and paid almost 90% of the money and came to know from a third party that the flat is sold to someone and when we asked the same they said yes and promised another flat and after that no communication. This is a scary project to invest in, is there a yahoo group or complaint already in place?

Is there any way we can get them to refund the advance money paid - with or without interest? Has anyone been successful in getting the refund? I booked in Whitehall-II in 2008 and still no signs of construction starting. Not sure if they even have the approvals to construct phase-II.

My sister has also been cheated at HIRCO HPG Chennai. Owners should get together & file a collective lawsuit to get money refunded with interest & damages.

The latest news is that HIRCO had no approval to the original master plan and now they have revised the master plan. One must read the agreement of sale & development agreement document very carefully before signing the same. Once you have paid the initial 20%, then you will never get any updates and you will not be able to reach to the customer relationship managers. HIRCO is still struggling to sell some of the buildings near completion ("Nearing completion "term used by HIRCO). If one want to exit the project due to the delay by HIRCO, then they will not refund the money as they will apply a penalty of 18% of the total value of the apartment for exiting the project.
My suggestion would be is to lodge a complaint with the consumer court and avoid / stop paying the slab payment if you get notice for the same. Atleast for now the loss can be limited.

I have booked 2 apartments in a building called longleat, but till now there is no reponse from them no approval is there. if we cancel they are deducting 17.5 % they dont reply to mails relationship manager keeps changing i tried reaching the head tv rao he not picking 2nd call and non responsive to mails. his id is [protected]@hirco.com [protected] you can also try this number for your problems atleast you get reply we are treated like beggars

Not only have I taken possession but have also been successful in taking their help to furnish my apartment and put it up for rent. I now get about 45K per month.

Any one having problems with the builder or his representative must inform the Competition commission of India in writing, such that they can initiate action against the erring builder/developer. Please check the web site http://www.cci.gov.in/. Builders/developers collect the advance money even without having approvals for construction. They need about 50 odd permissions to start the construction of the project. The project can be stopped for want for a single permission too. They use the advance taken from the customers for buying other lands ( creation of land bank). Before booking any property ask for the scanned copies of the permissions taken by the builder. ask for the sanctioned plan and the brochure. Pl do not book the properties without these documents.

LIVENRI cheated me in big way

I have booked the flat in HRICO with LIVENRI written commitment to shift with new launch building from 30th floor to lower floor, ask me to book flat with 30th floor initially to block the prices.

Instead fulfilling there commitment they ask me to pay the 18% interest on payment due on the original booking and not allowed to shift to new lower floor apt.

Also the kind of treatment HIRCO given to me and my family it can not be expressed in word sorry but it's really horrible experience.

They are fraud in chennai and doing a big scam here, only mumbai its ok, we need to take it to media and court, all money invested 5 years before, but no response from them

I had taken a flat in 2008. There was no movement for three years then they started asking for progress payments. Once paid there is abosolutely no communication from their side. No updates in website or through emails.
Last 6-9 months they have just vanished! I am living in Riyadh and can not go physically and check what's happening.

i am suffering a similar fate with hirco hpg panvel. if anyone has taken the NCRC/consumer forum/legal route, i request you to guide me take a similar approach. these guys are totally incommunicado and even their sales channel partners (globoblitz in my case) wash their hands off.

We have paid 95% and no update on when the flat will be handedover. Their Mumbai representative are not co operative and Chennai team repeat same thing which does not reveal anything about when the handover will be done. Many are NRI buyers who have no means of follow up and the co. is taking advantage of the same. If you want the agreement to be registered, you have to pay entire cost including interest for delayed payment of instalment (which is substantial). There is no commitment that they will pay compensation for the delay in handover. God save the flat buyers.

World's Biggest Fraud Company

All impacted person should unite and proceed against them. They have looted enough from people by taking advance without any commitment for timely delivery of flat.
