BEWARE DEAR CUSTOMERS!! JAYPEE IS FRAUD COMPANY...THEY ARE LIKE TRIVENI. PLEASE DO NOT GET TRAPPED IN THEIR MOTIVE TO SELL KOSMOS TO AMAN CUSTOMERS. JAYPEE WILL CHEAT YOU AGAIN. I WILL URGE ALL GOVERNMENT AND LAW BODIES TO ACT AGAINST JAYPEE IMMEDIATELY. AUTHORITIES MUST STOP JAYPEE'S ALL UNAUTHORIZED PROJECTS. HOW COME JAYPEE IS SELLING PROJECTS AT PRE-LAUNCH STAGE?? JAYPEE AND ITS DEALER NETWORK HAS ENJOYED PUBLIC MONEY WORTH SERVERAL HUNDREDS CRORES COLLECTED FROM JAYPEE AMAN BOOKINGS, THEN THEY CONDUCTED DRAW OF LOTS (COMPLETELY ILLEGAL PROCESS). THEY WERE SUPPOSED TO GIVE ALLOTMENTS BASED ON FIRST CUM FIRST SERVE BASIS BUT TWO MONTHS LATER, THEY HAVE DONE DRAW OF LOTS ON 21ST JULY AND STILL THEY HAVE NOT PUBLISHED THE LIST OF SUCCESFUL APPLICANTS, OUTCOME OF THEIR ILLEGAL DRAW OF LOTS PROCESS. DEAR CBI/ POLICE/ CM/ COURT/ NOIDA AUTHORITY - PLEASE ACT AGAINST JAYPEE IMMEDIATELY. THEY ARE CHEATING CUSTOMERS. JAYPEE THINKS THAT THEY ARE ABOVE THE LAW. PLEASE PROTECT INNOCENT CUSTOMERS. I was also waiting for the draw..When i enter my cheque number and bank name, it shows the flat is booked, , , but it is in name of some "Shabbir Khan"...WHAT IS THIS?????
It is pre planned fraud. All are requested to expose it through media channels. CBI must investigate it as it is publicfraud by one of the big business house. It is fraud involving crores of rupees. It is another gimmick to trap the buyers in Project Kosmos. No prject of Jay Pee shall complete in time, it seems. They have proved total unethical, unfair, dishonest and fraudulent.. Rate of AMAN Rs.2100/- but rate of Kosmos @2675. It is Rs.575/ sq ft higher.
Total cost of Flat in Aman Rs.21, 00, 000 but in Kosmos 30, 00, 000 i.e Rs. 9, 00, 000 higher. Beware donot fall in their trap take the refund and expose this fraud.

I am in a opinion to send the details of the fraud or printout of these comments to the top management/chairman of the company...
Computerised draws are not trustworthy. Company should conduct manual draw again in presence of applicants. If not, the faith in JP will be vanished.
I completely agree with above complaint. Govt. should interfere in this matter and resolve the same

I too booked a flat in this scheme and aprove this complaint.
Surely it is a fraudulent exercise as it was not mentioned while booking offers to allot through draw.
Can be challenged in court but collectively as well in consumer court too.
Untill we all will not proceed, their moral will be high for comittin such frauds.

I was until recently very cheerful about booking a flat in KOSMOS. But as I was in the process of putting my money, this forum just blew my lights away. To confirm I spoke with Diksha (JP rep)/Bharat Thakkar (JP employee) and Santosh (Best Options rep) who said that this controversy happened because Jaypee is a new entrant in this business and they have now learnt their lessons (what the??)
To summarize they said that:
- The unlucky (read cheated) AMAN hopefuls have been given a GREAT option to buy in KOSMOS at a good discounted price of Rs. 2675/- (wow!)
- JayPee is learning from its mistake and is now allotting Flat nos. in KOSMOS on bookings which was not done in AMAN.
- Mr. Bharat claims that all is hunky-dory and that JayPee is a good group to invest with despite this fiasco/fraud/slippage
- And last and most important: Those who book KOSMOS will receive possession much before AMAN hopefuls. Now this is awesome considering KOSMOS launch happens today (24th July) much after AMAN.
I say these guys a running a faulty-leaky ship with innocent buyers/investors on board.
It is people like these who rob middle class families like us of our dreams while claiming in their advertisements "NO DREAM TOO BIG". True, for JayPee, our dreams are too insignificant and their apathy/denial clearly reflects that.

The possession of KOSMOS will be given before AMAN, this will again shows the credibility of JP Group. They are fullfilling their dreams with our money & therefore their dreams seems small to them. The statement given by JP officials & conerned broker shows that they are only responsible for sale o[censored]nit & commission.
There is some major guf-up between brokers & company. The direct bookings given to the company has been stamped in brokers name, why, why?

I booked a flat with Jaypee aman on 23rd May'09 which was supposedly a soft launch period with a discount of 150 Re/sq ft and assured allottment on FIFO basis. like everyone said, allottment was to happen on 27th May'09 which didn't happen with no communication from Jaypee's end. Even the underwriter "sumanglam" was completely clueless on what is happening to the money and eth allottment. I spoke with Jaypee's marketing executive, Neha, Sales guy - Apporva and who not, and i was repeatedly told that Ma'am if your money has been debited, you'll be allotted, this draw is only a formality. and NOW, i'm not allotted. They've sat on my monies for 2 months, i lost out on options.
this dear was only an eyewash. Aman is now available in the secondary market through the same underwriters again. this was just a means of now looting us with the premiums. and now they have this CosMOs as another means of creating cash pool.
I strongly condemn Jayppe's this unethical, Fraud and crooks' like act and will neither buy or recommend to buy a Jaypee's property to anyone.

Will JP Gaur or Madam Dixit will look into the matter which has shaken the faith of people in abilities of JP industries. The fraud is further accentuated by launch of JP Kosmos project at much higher cost with lesser dimensions of pegionholes of 10x10 ft room sizes. The brokers are having the field day and started selling the houses at JP Aman at a premium which is yet to take off.
Had JP's been so desperate to mobilise money and they would have mobilised more through begging rather than playing with sentiments of the people. JP must return the booking amounts immediately to all non allotees wef the date when they had encashed the cheques.
E&Y must also apologise with people for helping in such frauds.

Does any one have the idea that by now has the JP aman got the approval from noida authority?
I invested thinking JP is a big name never expected that they will ditch us in this way.
