[Resolved]  Land Marvel Properties — over 4 years of delay in starting a flat in Mandaveli

I paid money to buy a flat in the above said area.
The money was paid in feb of 2005.
Till today the Land marvel owners have not done a squat with the building start up.
They have taken my money and haven't even transferred or registered my UDS.
What are my avenues to recoup the payment with interest and penalty.
Is there some recourse from Builders association or any such regulatory body.
NEVER BUY OR DEAL WITH LAND MARVEL.
THEY ARE CHEATERS.

Marvel — Delay in serving

Dear Sir,

1)I am being very sorry to launch a complaint against your services in the northern area.
2)I have purchased an Onida T.V in 2005 from an authorised dealer named Drishti.
3)In Sept 2008, there was a technical fault in the T.V due to which the T.V was not functioning (i.e problem in opening the T.V) properly.
4)A complaint has been launched to the owner of Drishti Vision and since than the engineer from dehradun had come twice but was not able to rectify the fault.
5)It is a very sorry state with the Onida T.V that the maintenance is not being carried out properly.
6)I would also like to complaint about Mr.Dabral who is the regional manager for maintenance.Repeated reminders failed to produce any results as he is not picking up his phone and not handling the complaints properly.
7)You are requested to look into the matter personally and rectify the faults in your system so that it could compete with the other private companies to stay in the competition.

I am sorry to note your plight. I have heard from some of my friends who have dealt with them. They are not trust worthy and use every excuse to collect your money and sit on it.
This is with regard to some projects in Pallavaram that one of my friends got burnt dealing with them.
My advice is deal with more reputed builders like DLF, PURVA, Jain etc.
DLF, PURVA and Jain have the same kind of issues.
I had Booked a FLAT at Adyar in 2005 With LANDMARVEL Construction I paid almost 90% of the Money after 18 months they forced me to take a FLAT at Thoripakkam in 2007 until today they Failed to Deliver the house to me, It been Three years now i came to know the adyar property which i booked has been sold to some other builders ...

THIS IS THE WORST WAY LANDMARVEL DOES BUSINESS I STRONGLY RECOMEND NO TO HAVE DEALING WITH LANDMARVEL...particulaly for NRI's...
LAND MARVEL builders are CROOKS, CHEATS, & NOT EVEN TO BE CONSIDERED. They have a history of getting money upfront and delaying the projects indefinitely, and using the money to run their business. Eventually the people get frustraated and some try to get their money back only to find out they get their money back after 4/5 yrs w/out any interest and that too in installments.
This is their standard operating procedure. Besides they book more than 3/4 people for the same flat and thus raise money for their business.
I would strongly recommend that you stay away from them, or else you will regret.
They are very smooth talkers and smoother than BUTTER, believe me behind that talk is a criminal mind to rip you off.
There is second opinion that Landmarvel builders are one of the worst real estate builders for any real estate purchase.They never stick to their promises and commitments . Never trust them and they are most unreliable .
They never speak truth and please be very very watchful when you are handling them.

They take money by wrong promises and have least concern for the customers .
the worst bulider you could ever see. No qualty, no commitment, no ethics nothing .
Small builders are much more better than this .Frankly saying these guys are lotting the peoples money.God must teach them a lesson
I booked Easy Cabs taxi the previous evening for an early morning ride from home to Bangalore City Station. They sent a confirmation SMS immediately to my mobile with a booking number. But there was no sign of the cab at the specified time next morning, and when I called they coolly told me that the booking was canceled due to vehicle non-availability! They did not bother calling ahead, and I never received the cancellation SMS they had supposedly sent. Thoroughly unprofessional outfit! I will never rely on this company for advance bookings. Compare this with the 'Fast Track' network in Chennai that has never failed me in the 2+ years I have used their service. Their drivers are always in 15 minutes ahead of time.

Can somebody tell me which location in Mandaveli you are referring to with respect to land marvel delay. I have blocked a apartment in St Marys Road and i feel that he has started delaying the project.

I agree. Never go to landmarvel. Do your due diligence by personally visiting buyers (victims) in theri most recently "completed" projects. Check out the linkedin profile: Theif @ landmarvel
Am saddened to see there are lots of people who have had similar experiences at multiple developments of LM. We are in the same situation. Not only that he seems to be selling the same property to multiple people and in the process affecting even more people.

Am keen to understand what collective action if any has been taken or join up with any action in the pipeline. Such developers should be taken to task so they dont atleast cheat hard working people of their savings/investments in the future and hopefully help us reclaim our investments/properties.

Am happy to coordinate if required, but wanted to speak to people directly and pursue all avenues including legal recourses.

Plz take back your money in some way.. I have lost my momeny in LANDMARVEL. They are big time cheaters.. I am fighting to get back the money for the last 4 months.. I am currently residing in Canada and have asked my father who is an old person to forsee the work.

I had booked an apartment in Mandaveli St Marys road 2009. Their documents are not correct. They dont have the authority over the land. Out of 12000 sq ft(approx), 2400 sq ft is still with Sundar the previous owner of the property. He does not want to give it to them. He wants the piece in front of the main road, whereas these guys cannot do a apartment in the street. They are negotiating and have also gone to COURT but have not got an amicable solution yet.

I booked for Rs9000 after 6 months they said the rates are increasing and said they will hold my project until I agree for the new rate of 11000 per sq ft. I initally wanted to agree and later found no progress in the project.

Land Marvel have invested or diverted all our ppl money in Cine Field(Dasavatharam Movie). Next all there staff are trained to speak mostly LIES. Especially PRAKASH, SHANTHI, etc.

When I asked Palani money the statement he told me is " I dont have Money what do you want me to do. I need 4 months to return the money"


When I went to their office next day, their was old lady sitting waiting to collect few lakhs. She complained to us that shd had been coming to land marvel office for the last 6 months to collect money for the land she sold to them.


THE MORAL OF THE STORY IS "AS LONG AS THEIR ARE PPL TO GET CHEATED, THERE WILL BE CHEATERS IN THE WORLD"

Educated ppl, NRI's please wake up.. Plz follow this before you think of buying anythg from him..
1. Builders property cud be in the most lucerative area, but the fact is he will never construct
2. Spend 1 hours browsing on the net on the details of the complaints and the time of delivery of a given project.
3. Check Ownership of the document and see if everythg has been sorted related to title
4. Check MMDA approval has been obtained
5. Check if the cancellation clause in your agreement is strong enough
6. Mostly go for a constrcution which has already started or demolition complete.

I am literate but ignorant to accept the fact that forums contains information from real life experience and shd not be ignored. I was too attracted by ST MARY'S ROAD but the fact is this guy IF HE EVER KICK STARTS HE WILL ONLY COMPLETE IN 2015 AND BEFORE HE HANDS OVER THE KEY HE WILL ENSURE, YOU PAY 2015'S MARKET VALUE IN ORDER TO GET THE FLAT.

DONT LOSE money to LAND MARVEL CHEATERS.
