To answer your question and anquity in short... have you bought a flat from the so called Century Builders or any other Builder in B'lore.. all the promoters are from the same ditch... Since you have bought a flat with Prabhavathi you feel they are bogus and arrogant... I would in my opinion say they are far much better when compared with others. You need to approach the right person in the concern for your queries and concerns to be addressed rather than just cribbing..
I have seen many of my friends purchasing flats from various builders right from to bottom type builders none of the builders either provide the flat at the specified time and no builder pays the rent or interest for the delayed time though everyone document it in the agreement.

I cant understand why some people are being so supportive of Prabhavathi
i) Even though they are nice generally, they are rude when questioned about the delay or when you ask for the EMI as per the agreement
ii) There is no way you can escalate the issues because no one in their management cares about your complaints
iii) Other builders delay so its ok for Prabhavathi to delay is such a stupid explanation
iv) My project is more than 7 months delayed and they aren't agreeing to pay anything
v) Most of the modifications I have asked for have either been over looked or not done, when I call them all they say is "we cant do what we cant do". Interestingly other company projects nearby have done similar modifications

Well all I can say is you guys are more tolerant than others. I bought flats from two other builders, this one is my third. The first two were delayed 2-3 months this one is delayed 6 months (please do calculate how much you lose in interest/opportunity cost)
I have contacted enough and more people in Prabhavathi in vain, I dont know who you contacted, but all i can say is you got lucky. They have 30-40 projects so its unfair to assume they treated all customers the same. You got lucky, you had a good time with them, good for you. But the rest o[censored]s who are complaining are the unlucky ones.
Its good that your project went up 30-40% per sq.ft, good for you, but believe me wherever u had brought the apartment across bangalore real estate has been appreciating. If you are saying Prabhavathi made the project affordable, I agree . That they definitely did.

while booking the flat they will say "posession will be 11 months from date of booking". after that it will be changed as "11 months from date of agreement". later on it will be on their own.

My self and my friends booked flats from prabhavathi builders on Dec 2011 still they are doing constructions, from past 3mths they didn't start any work
If we ask them no one is responding, for the loan amount they are treating very nicely once the amount sanctioned they wont respond.
They promissed will complete Jan 2013. but nothing is happening.
They are ready to give lower price but your pre EMI will never end.
So please dont go for this prabhavathi builders.

Not at all a professional organization. Delay, no respect for customers sentiments. The only time they call you is when they need payment to be released. Someone above was saying you need to reach the concerned person, but the fact is you dont know who is that person. even we tried reaching their MD.
Also someone said their flat rates gone up by 30%-40%. Dear the rates are going up not because of Prabhavathi's work. its common sense. Bangalore is a popular destination, so obviously there will be demand for land and building.
The only good thing is we got one good site supervisor who joined when the project was in worst condition, due to that guy now it has come into some shape. But unfortunately that is also not getting support from Prabhavathi.
Rest, God save us all.

1) Prabhavathi Builders signed a legal agreement stating they will pay interest/rent for all the months delayed - effective from the date of their original completion date. Now, it has been more than 9 months and the project is not ready. When contacted for interest/rent, the reply was "we are not going to pay any interest or rent. If you want, go to court and file a case".. Is this the professional and legal way of talking to customers and doing the business?
2) Prabhavathi Builders also signed the agreement which states they will compensate for all the sq.ft loss when the project is completed. When asked about this, the reply was again same - "we will not pay and you go file a case"!!
What sort of company is this? A big bogus fraudster which attracts middle class buyers to buy a flat, signs all the papers sometimes even without reading, and then totally disagrees with everything and stabs you at the back... Is this what you all want? There are much much better builders who offer best quality and price at the same time (Century Builders for ex.) and not treat the customers so cheaply...
If anyone was treated the way I have explained, please reply to me coz I am not going to let them continue cheating innocent people. Come what may, I will see to it that they shut their constructions for good and not operate anymore.
