[Resolved]  Sri Abhinandana Housing Pvt Ltd — Fraud

DON'T TAKE LAND OFFERS FROM THIS COMPANY. They didn't inform that the amount we were paying in installments includes road development costs. After we paid 3/4th amount, they wanted us to pay for the development cost also.

There are no proper procedures and policies for this company. No one takes the responsibility for owning the issue.

Hi, I am D S Kumar, it was almost 1 1/2 year that speculation started around Land pooling for capital in AP and erraballem sai sudha was also pooled, however till date no concrete information about it. This discussion has to do in an open and in meetings not one to one, if that information is concrete why they didnt call for meeting for all customers and make it formalize and register in other venture for all. They are discussing one to one and giving diferent statements with different customers which is creating mess and confusion. There could be only three options:

1. Get approval from Govt and Register Land in sai sudha who have Paid all installments and inform certain time frame for this, No body will not wait till five years
2. I[censored]nable to get approval, call for meeting all at once and register plot in another venture near by sai sudha which is not in land pooling
3. Otherwise as land holders getting compensation, award compensation from Govt with whatever terms and conditions

We should observe that company is delaying only ventures that are in land pooling or all ventures, it is for all ventures then definetly should respond and act on this.

No one has time to prove good or bad, genuine or fake, Company has to sort out all these problems openly without bias.

Dear Sir,
I would like inform you that several laws pronounced by the government and it's been announcing that there is no provision for selling the plots in EMI basis. Still, you must ensure before signing on agreement paper. I guess you did not have any idea about development while purchasing.

Anyways, development Charges should be borne by the buyer unless mentioned specified.

I can say all the investors who bought plots in Abhinandana Ventures in Tadikonda, Lam, Mangalagiri are cheated or lost ROI.

This might be the worst experience in real estate in your life.

Don't worry.

Hold it for future, Your next generation may get the treasure.

I couldn't understand what you are trying to say. I also booked a plot in one of their ventures near to vijayawada. atleast I am aware that I have to pay the development charges additional to the plot cost.

Your claim was that they haven't informed you about the additional development charges.
But you again say that the amount includes the charges for roads etc. Looks like you are quite confused.

would you take pain to explain in brief the issue. so that it will be helpful for others.

My plot for registered.. But after one year yesterday they called me and asked me about sending my registration documents, (Xerox) adhar card and passport size photo for land regularisation.. Is it safe to send?
Generally do they do it lrs for all plots?

We payed total money in 2007 but till now they didn't register our land, but says all illogical things. No proper procedure, and always give wrong information as usual like most of the real estate companies. That's understandable, but after paying full land amount waiting for 7 long years is too much. I know that sankar deol who posted abhinandana is good company is a clear indication that he might be an online agent of abhinandana. We booked the plot near ibrahimpatnam, vijaywadada in 2006 paid full money in the early part of 2007 itself. They are not even bothered to give link documents, no objection certificate copy, layout approval copies etc... is anybody can help us?

We bought the plot in yerrabalem mangalagiri venture and payed the total amount by 2012. They were supposed to register the land by 2013 march. So far no response from them. Look like they are cheating the people. I'm going to create a Facebook account to fight against these people.
Conducting devotional programes does not authorize them to cheat people. Common people who pay them instalments, their hard earned money abhinandana people enjoy n cheat the common man. They collect many fold money than the present market value and also does not do registrations on time. All their registrations are some 3 to 4 years late. And also they dont do the developments what they promise. They r big cheaters.
we bought the plots in yerrabalem saisudha venture, we purchase the plots in 2010 before capital issue.In this Capital issue please arrange one meeting with all customers and MD &MLA k.sridhar garu.My suggestions
1.Talk with government to wives to this venture and arrange approval to this saisudha, register the customers as usual, because we are also TDP supporters, our participation is very lot in TDP winning
2.If necessary to handover the government, we are purchaged plots(Not agricultural land) as per notional layout of VGTM, that means every customer is having share in roads and other open space area, so 50% of land leaved for this VGTM developments.in this venture 49 acres approx 50 to 55%(49x2400=117600sq.yard) land is sale as plots .so the government asked another 50% share in customer plot area.so previously 200sq.yards booked person now getting 100sq.yards,
150sq.yards booked person now getting 75sq.yards, 300sq.yards booked person now getting 150sq.yards, 120sq.yards booked person now getting 60sq.yards

3. If it is difficult to arrange 60, 75, 100, 150 sq, yards bits, we have two alternatives
a) In this 49 acres land handover to govt, they will give 49X1300=63700sq.yards are handover to land owner(saisudha venture), then we can go for development for 30 to 40 floor apartments(like lanco hills), easily 50% Flats given to land owner, that means every 120 to 150 sq.yard booking customer getting one apartment, that is one solution
b) If above is difficult, arrange sale the our slot 63, 700 sq.yards(govt returned area) may sale to major real estate companies, easily its rate as per our Chief minister Rs, 20, 000 per sq.yard.Then each small investor(120 sq.yard booking person getting 60X20, 000=12, 00, 000) also getting profit as money.
What ever doing above options tha abhinandana should arrange the meeting with customers.
Without customer consignment the management should not handover the site to government, that is illegal, because tha abhinandana sale this surve no. to customers, double sale is illegal.--- mee saibaba

I have a plan to take a land from abhinadhan that near to isnapur. i need some suggestion. could i take it or not ?
The staff is not working properly like Mr.Suresh ([protected]), Mr.Srinivasa rao([protected]). I have cleared the amounts in Jan 2015. but till date i have not received the AOS . Related staff is not receiving calls.

i want to tell all the complainers in this forum that first of all one should know the clear facts before giving any complaint / issue / problem of what so ever manner :
1.about the company's exact name,
2.it's business : previous and present,
3.the exact location of ventures by their names, survey numbers given in the plot applications,
4.terms and conditions mentioned in the application forms and their the applicability,
5.the amendments from time to time in the govt.orders related to the industry,
6.Development works with terms and conditions, Layout permissions and their procedures from UDA
7.Mortgage of plots for plot registrations with UDA
8.finally one should get prepared mentally to make a decision to buy a plot in a particular venture after careful observation and correct guidence from either company's marketing personnel or assurance from the company for plot registrations on full payment of plot amounts specified in the application with in the time limits as per scheme schedules.

i am a well wisher of the prospective customers for plots in the companies by names " ABHINANDANA HOUSING PVT.LTD., "located at Vijayawada, Guntur and Hyderabad AND "ABHINANDANA AVENUES PVT. LTD., " located at Vijayawada, Guntur, Hyderabada and Visakhapatnam.

I too have taken a plot at Yerrabalem, Mangalgiri and paid the entire amount in 2013. Till date no one has approached me with details on when they are going to register the land. I am getting a standard response nowadays that government has taken away the land. I don't know if that is true but Abhinandana should make that public and put it on their portal so that customers have some knowledge and also lets the customers know what their plans are for Sai Sudha venture.
Mr.Suren Cool, what you commented is correct as the lands have been pooled the Government for construction of Capital for the residual A.P.
the compensation which was announced by the govt in the form of developed land to the proportions of land contributions in land pooling process. it will take some months time as the seed capital master plan is yet to be released in next month i.e., by July 15, 2015 or later.
You need to wait till then.if the registration is not possible due to the restrictions prevailed in acquiring the LAY OUT Permissions or the land compensated by the govt may not be sufficient to the plots allotted customers.

there might be possibility of plot registrations in another venture of the company near to the SAI SUDHA Venture or any other venture as per the terms and conditions mentioned in the application for house site subscription given to you at that time.

I bought the land in Yerrabalem, Mangalgiri from Sri Abhinandana Housing Pvt Ltd. I paid the amount in full in 2012. They intentionally delayed the registration.

I came to know that, the layout is not in land pooling list. They purposefully spreading the news that, it may be took by Govt in future and it may take 3 to 4 yrs to know. They offering the money what you paid without interest. I don't know how this will be justified?

My questions is, If its not in land pooling why they are not sending the layout for Govt approval? What are your concerns?

I am Kishore, I paid all money in 2013 for 2 plots in "Sai Arjun" near LAM, Guntur-Amaravathi road.
How many years Abhinandana Housing Pvt Ltd need to get approvals ?
No body in Guntur-1 office, Arundelpet feels responsible to answer (or) inform the customers about current status.

Now they started another drama like giving money back.

I don't advise Abhinandana Housing Pvt Ltd for any investments, in one line "Be careful with this company"
i am radha krishna. i had similar experience with abhinandan. i paid all money in 2012 for two plots at Ibrahimpatnam. till now no one is responding for registration. every time they are telling next month. they are not able to give proper information and confirmation. i don't recommend to buy any plot from abhinandana. they don't have proper procedures and policies.
