[Resolved]  Ghaziabad Development Authority — Regarding new alotted flat at gangotri appartments, kaushambi by gda

Dear sir/ madam

This is regarding my new flat at gangotri appartments kaushambi, alloted by g. D. A. Scheme was launched in nov 2013. I applied for scheme no 836 of 1 room flat by submitting the registration amount. Scheme states lig & mig residential flats alloted on "as is where it is".

I received a message over mobile by gda that i have alloted flat on 9th floor at gangotri apparements so i went for a visit.

I am highly dissapointed by the condition of the flats and the surrounding area. Flats do not even fulfill the basic conditions like proper water supply, electricity, sewage, lifts and a clean and healthy environment which is very important for living. How can gda call them residential if they are not worth living and also property costs too high according to their condition. Gda is charging high for what?? If there is no improvement in condition of these flats, if it is not fulfilling the basic criteria of living as i mentioned above. It is a total fraud in terms of resedential appartments.

#also, market rate of these flats are about half of the amount that gda is charging to us. If gda charging double then atleast they should clean the area and repair the sewage system and the dirt that is all around there.
# there are no doors at the rooms, rooms are fully accesible by anyone, hence no safety.
I knocked one of the rooms to inquire about the building but family inside was not ready to open it, when i assured the lady that i am just to inquire then she opened the door and told that at night some outsiders came around remain their outside late night and she has a child so she was afraid.
#lifts are not working since years.
# in prospectus gda has mentioned that "allotte shall pay the municipal taxes and any other taxes which may be charged by the govt or any local body from time to time."
In the above context i want to ask that if there is no work done by the authorities then why we would pay the tax.
Is this a resedential scheme by govt to provide home to citizen or to earn money from them???. That’s why i want to cancel my draw, but gda has mentioned that 10% amount will be deducted and also it takes 3 to 6 months to get back entire sum after deduction.

I didn’t received any allotment letter.In this case can gda deduct 10% amount from my application money?

Even it is mention on the prospectus that if one cancels his allotted flat within allotment date to 6 months after allotment date then 10% amount is deducted from the application money.

As per the prospectus gda will issue the reservation letter to all the successful applicants. After that verification of submitted documents being process. Gda will issue the allotment letter. After 1 month of allotment, allotters need to submit 20% of the cost of the flat.

Now, i want to know that on what basis gda is charging 17.26 lacs for a 1 room, which is not even a room according to the condition and on what basis gda is calling it resedential and the main question is that is govt is only concerned about unjustified money, money charged by low income and middle income group and not providing the place to live. And if they really call them flats then can they explain how can a person survive in such condition???

If they cant explain then they should tell me what they are charging for, by low or middle income group people like me. Either give my money back else make the flats worth living before alloting to us.

Tried to get my ans but didnt git any response from gda...so i m goin to surrender the flat...
Hi Tanu G even the same case i am in. Flat at Gangotri appartments Kaushambi, allotted by G.D.A. 7th floor. Exactly 100% same condition what you have been observed there. I am highly disappointed about .This is not the residential scheme this should say fraud scheme.
I also want to surrender this flat now just need to ask did you surrendered your flat.
