Our society has been charging inr 5000=00 as welfare fund since the year 2014-15, if the owner gives his/her flat on rent.

transfer of share certificates of the deceased member

One of our member, who was a bacholor, passed away in his flat around 5 yrs back. Then his 2 brothers have come as his legal heirs and claimed the ownership of this flat. They have done all the legal procedure and submitted the court order, indemnity bond, and affidavit.
Now can the society transfer the share certificate on his brother's name?
Or he should get the name changed in the cidco office first and then come to society...

My society charges rs 20000.00 non occupancy charges every 11 months after paying 10% non occupancy charges on maintenance charges, you can rent the flat only for 11 months and take noc and pay rs 20000.00 which is illegal if you do not pay they instruct watchman to restrict licencee to enter the premises. Parking Issue between two reserved car parking

Area water connection reconfirmation

I have 1RK flat on Ground Floor in building of total 8 members out of which 4 flats are 1BHK & 3 2BHK. Builder has provided single water connection in my flat viz Bathroom whereas others have been allotted two lines. One in the Kitchen and another in Bathroom.

Kindly advice does water connection depends of Area of Flat/Type Flat. If yes, kindly provide the related bye-laws to cross check the same....

Extra maintenance on rented flat

I am a member of a co-opoerative housing society in Maharshtra (kalyan) .

2 months back, I have rented my flat & on the same, I started paying 10% extra maintenance to respective CHS. Also this extra charges were agreed by secretory of society.

Now suddenly, CHS have refused to accept my paid maintenance with extra cost. Now they are pressurizing me to pay 50% extra on normal maintenance.

Noise pollution in co - operative housing society (Daily 12 hours)

my neighbour have mirchi kandap bussiness.But it gives contionous noise and vibration.

there is already a running restaurant in the same soc at the next door shop for which he has all the required noc from the same society which was given by earlier committee... now the new committee is not allowing for another shop to have an noc for a restaurant..

Illegal charges from Tenants of a CHS

I am residing at N.G. Royal Park, Kanjrmarg (E) as a tenant. The CHS has been formed in September 2009. Today, there's a notice by Managing Committie of the Society that all tenants have to pay Rs. 7500/- as "Shifting" & "Administration" Charges. Even existing tenant also have to pay.

Seepage problem in flat

Recently, I observed that a new seepage has developed in the other bathroom ceiling, which probably is attributed to a leak somewhere on the floor in the flat above. It is still not 3 years from the date I took possession of the flat from the builder.Since it is an issue involving both the flat above & my flat, I need co-operation from the person staying above my flat to get this issue sorted out & also, the society may not be concerned...

I have ourches a flate in navi mumbai, At the time of purching flate i was paid 20 months maintence charge in [protected]@850rs/month.after society form, it was decided for my flate area maintence charge will be @849/month.
