[Resolved]  Cooperative Housing Society — Levy of Charges and Payment schedule

A co-operative housing society is forcing that the only way they can get communications from society is through Yahoo Groups. They are not internet users and are under mental strain with such stance from society.

Also, they don't stay in the society currently and the society is providing 4 working day notice to pay maintenance charges. Which they want a quarterly payment in advance.

If we try to reason with them in terms of my parents physical health conditions and being senior citizens they cannot undertake a 60 km round trip now - the society members are being rude, arrogant and quote some by-laws.

Can they enforce advance payments every quarter for monthly charges?
Can they enforce communication to be only on internet?

cooperative society — Transfer Charges

I am selling my flat at Bhandup, but society is charging me 25,000/- and 100 Rs. per sq ft on transfer charges. I need help in this matter and the authorities with address to whom I should compalin the matter
If you are selling your flat, society can charge you a maximum of Rs 25, 000/- as premium charge, as per bye-law, if it has been approved in any of the General Body Meeting and or in any of the Managing Committee Meeting.
You have right to ask for copy of the minutes book when they have taken this dicision, by paying Rs. 5/- per page.

Secondly, the transfer charge that they can collect is only Rs. 500/- and that too from the buyer.

If they charging anything extra, you may bring this to the notice of the registrar.

cooperative housing society — residence changed to office

I am the secretary of my society and would like to know if a member can make a residence into a office does the society have the right to stop the member from doing so as it has become a nusiance due to outsiders visiting our society. We have no other office in our society from the start and formation of our society.
1. Society has no jurisdiction to charge quarterly payments, UNTIL & UNLESS, the same has been approved & registered in the Society bye-laws.

2. All correspondence /Notice /circulars etc... has to be in physical hardcopy and not via internet.

I own a flat on a society at Thane.The flat is vacant and no one resides there.We receive TMC water supply which may not be sufficient, so the residents go in for tanker water so that they get hours water supply.The dociety charges me for the tanker water as well though I pay Municipal water charges.I do not need tanker water I do not use a drop of it.Can I refuse to pay the tanker water charges.Is tanker water not considered a previlege for those who are residing in the building?Tanker water is supplied by a private party, how can the oayment be made compulsory.Is it not an additional benefit hired by the residents for their own comfort?

Hi the water bought by Society is for all the member. Have they specifically told you not to use water ? one simple example is if in my society I have 8 floor and lift is installed and the first floor member say i won't use lift so i don't want to pay lift electricity or lift maintenance charges. So society common area facility is for all member and charges to be bear by all as decided in AGM or Society bye laws .
