[Resolved]  Janaharsha Estates N Constructions Pvt Ltd — Cheating

Hi I am Roopesh new to Hyderabad one of the executive Gopichand came to my house to explain about the project. At that time he called Venugopal Sr. Executive. Both of then told me that pay now Rs.4500/- because if you book today the cost will be Rs.3, 21, 000/- the actual price of the land is 3, 66, 000/-. If you are not intrested later seeing the land we will give your money back. We visited the land and not happy with the terms and conditons of the Janaharsha and asked the amount back. But they are saying that I need to bring some one to this who is going to purchase the land. 2months I went to the Secunderabad office but they are saying the same think. If I am calling them they are not receiving the call also. These Gopichand, Venugopal (Janaharsha Executives) and Janaharsha it self is Cheating the people. I want to go to consumer court for the same. Please advise

I think these guys are cheats..There is no way you can trust them. All the complaints are true and I faced the same thing. I'm a UK resident and it is very tough to deal with these guys (as with any other company in India). Anyway, If you have started to invest already like me then here are a few things to follow.

1)Make sure you read all the T's&C's in your passbook
2)Don't blindly trust your agent and hand over the cash to sales people/Mediator's bank account directly. Always pay with checks in the name of Janaharsha Pvt Ltd. That way atleast our payments are safe and well tracked.
3) Don't miss any of your payments. There are mediator's who try to say they will manage the payments for couple of months but in reality this doesn't work and they charge you massive interests at the end.
4) Get everything in writing.

I'm not sure if it helps but this may prevent the additional charges to some extent. Please add if I may have missed anything so people could benefit from this.

I still have to get my registration done and I'm pretty sure that's not going to be any easier :( :(

Hi, My name Y john i purchase a plot 120 sq yds, i paid almost 2.10 lacs and asked janaharsha people to allot my plot, they said you plot is in the hills back side as before said that plot has alloted near the ring road . i strictly asked to cancel my plot and return my money they said that your return should be 20 %.

This is a cheating, i advice to all people to think before purchase a plot from janaharsha.

Does any one have faced any issues with "Janaharsha sales" people or allotments or registration of the plot as I am looking to buy a plot, please post your experiences so that it will help lot of people.

Be careful with Naresh, the sales executive at Janaharsha. Go through all the conditions before investing.

Hai guys resently I too paid 10000 for booking a plot in janaharsha. We I asked them to show a confirmed plot for buying, they a saying this and that and not showing any plot particularly. They looted my 10000 and wen I asked to pay back the were telling kock and bull stores ... I too suggest u not to buy in janaharsha... They are looting the middle class people and i didnt know how the Govt gave a approved venture ...

Partially all of them are true but there is no way you can get that much space with such a elevated venture with that price they invested lots and lots of money for roads, plantation, parks and temples, securities etc however we do should understand no one will sell for free it's up to us whether to buy or not if you listen their words and bought but not even thought of asking in document we can't blame neither one. Bottom line worth for money but don't expect any near growth it will take years to develop. Secondly the way they represent while showing/development once all plots sold they are ignoring them 'If you see Block A, B, C, D nothing is there so my suggestion you've tons of money worth investing if not FD will give better return than Dreamcity

We have purchased 120 Sq.Yds plot for 1, 44, 000 in 2006 @ 2k per sq.Yd. Now when i am trying to sell it in 2016 i am not getting 1K per sq.yd. We have requested company to take it back and reply from company executives is it is not worthy of 600 per sq.yd even after 10 years.

Finally we understand that company has cheated us. Please don't buy flats from this group.
