Dear Amit,

First of all thanks for initiating a group of investors in KLJ LA-VISTA scheme.

I have also booked a flat in KLJ LA-VISTA in August 2008 & was told that the construction is due to start in December 2008. Later on, it was informed upon inquiring that the group is waiting for KLJ LA-VISTA plans to get sanctioned & expect the construction to start in Feb 2009. It is April now and the reason of delay in starting the construction remains same.

I request all KLJ LA-VISTA to join us in the endeavor to raise the issue with KLJ before it starts getting too late for all o[censored]s.

It is a relief to have come across this site... I had also made a booking for a 3 BR flat in Sep 08... till now nither the work has started nor there is any commitment from the company... I recieved my allotment letter / buyer agreement recently which I am yet to sign... I was aghast to see that they have changed the specification and have removed woodwork etc... I have been verbally told that construction will start in Sep 09 and the flats are going to get completed in mid 2012... but they have flatly refused to say anything in writing... going by the way communication has happened with the company and the tactics they have been trying to adopt over the past few months I have lost all trust in this company and frankly would be very interested to get my money back... We were probably one of the firsts to book a KLJ LA VISTA flat. I can only echo all your thoughts and frustration. Unfortunately I have been travelling on work very frequently last few months and now have to relocate to Bangalore by next month !!! I am at a loss as to how to proceed re this. If any of you have any information, pl do let us know. Will be grateful to get out of this mess.

i have booked in platinum floors .paid the booking amount and ist instalment within 100 days. now the demand letter for payment of 2nd instalment in 180 days has already arrived.
funny, the agreement is yet to be made.
the flat allotment letter is yet to be sent to me.
when you telephone or go to mtheir snazzy chanakyapuri office you can only meet either mr rajesh or mr. Puneet. is there no one else to who we cxan talk???
the dealer is called Pramod srivastava realty and he promised 6% rebate on KLJ price and now the KLJ says it has recieved a request for 4 % from Pramod srivastava. funny business really

I have booked flat in the project Platinum Floor of KLJ Town Planners Pvt. Ltd. for first floor in the month of July'09. Thereafter we have got a demand letter to deposit 1st instalment and there I had came to know that I may get 3rd floor instead of 1st floor. Then I went to the KLJ marketing office at Chanakyapuri and expressed my view that it is not possible to accept flat in third floor. Then they offered to switch over to PLatinum Floor Plus and said the booking amout paid for Platinum Floor will be transferred to the project in Platinum Floor Plus. Accordinngly I have signed transfer of property to Platinum Floor plus project. Now I have received a demand letter for deposit 1st instalment for the transferred property in Platinum Floor Plus. Loan for the property has been sanctioned by LIC Housing Finance Corporation Limited . But they are not in a position to disburse the loan amount because they did not receive sanction plan of Platinum Floor and Platinum Plus and other necessary documents from KLJ. Earlier KLJ told me that in Dec'09 they will get sanction plan of Platinum Floor. But on enquiry now they told that probably they will get sanction plan for Platinum floor at the end of Mar'10 and for Platinbum Plus at the end of Apr'10.

All projects in Neharpar are delayed. but we should keep petience.
Once the Road construction work in Neharpar will be started (deadline is Sep 2013). The we can see fast progress in construction in all projects. We can wait till 2013 for any project in Neharpar (including KLJ projects) we will definately get a good reward for this

Narinder, you look to be very bullish on neharpar area and good to see your optimistic views...but fact is that situation has not improved since 2005 when sectors in faridabad neharpar were approved by govt.
problem is not with builders but more with the Haryana Govt who is not focusing in that area...
there is a strong need that we should unite now and force deaf Haryana Govt to act now...

Thanks Narender for the reference however assumed possession of land supposed to be march 2010 which is not yet completed. So timeline of 2013 also does not hold good.
I am helpless to understand the issue with Faridabad Neharpar. Negligence from Govt (nothing new) is understood but why big budget builders like BPTP, KLJ etc or for that matter local public of Faridabad are not putting pressure for the development of that area. It is in the interest of builders also to get developed infrastructure in that area. Or are there some hidden benefits or bigger game plan which builders and govt are pursuing there which poor people like me are not able to understand. Plan for Sectors in Faridabad Neharpar area was approved in 2005 but still after 5 years that area does not stand anywhere from infrastructure point of view.

Thank you for your comments. I was to book a flat in KLJ Greens, but I am now in two minds. I like the flat as it is just right for what I want, however, I found it too heavily loaded- Area for which I am required to pay is 1280 sqf. But the actual carpet area shown is less than 800 sqf.
The dealer did not even give a straight answer, when I asked him questions. I found it quite shady...
Can anybody give info on this, as I see the posts are dated 2008 to 2010.
After going thru all the above comments, I see that last complaint was two years ago, when things were not in shape. I have two flats in Greens. i have some questions to ask to those investors who have concerns. (la vista - i do not have idea/would not comment)
1st when you booked your KLJ Greens flat at[protected] price range, you might have checked with other areas in NCR, and that time these prices were around 50-60% lesser than Noida / Gurgaon.
2nd If you had a better option, you would not have invested there.
Taking into consideration, all the builders in neharpar or greater Faridabad, you have just handful names as BPTP, Omaxe, SRS, PURI, Ansal buildwell, era, and most notorious Triveni (thank God, you didnt invest in it). Pl be informed that all others are purely builders, whereas KLJ is an industrialist, who does not take haste decisions without getting proper sanction/licences. and has a reputation in the market for fair dealings. You might be well aware at the time of bookings that this area was just villages & farms, and not before 7 - 8 years things could shape up. Had you been to Gurgaon in 2000 you could have seen the same scene there too. It is a fact that the delay in handing over the projects has been through out this area, but who will become the first culprit to give you possession, (& start your maintenance meter, Power back-up meter reading charges, etc), when even the roads were not ready, and in case of any emergency during late hours, if someone loots u at gunpoint on those dusty village roads.. So it is fine that the construction goes hand in hand with development of area, which is evident as on date.
Mr anindya pal's concern may be addressed, as there is a policy of Fisrt come 1st serve in allottments, as per Serial no. of bookings. you booked at last stage of the project hence could not get the desired floor, coz the one who booked earlier, might have chosen that.
H neeta needs to be corrected as if you take out the floor plan the usable are(excluding walls) is 916 sq ft ("not less than 800")
At the end... I know this will give good returns as its nearest to IMT, no hightension wires nearby (which passes thru virtually every project).
