[Resolved]  Lodha Casa Bella — Callous Attitude of the Customer Care staff

I have booked a 2 BHK ultima flat in Casa Bella, a mass housing project of Lodha Builders at Dombivili. I have paid Rs. 5 lakh but even after a period of 8 months, I have received no correspondence regd the agreement/ registration process. The so called CUSTOMER CARE staff is very careless n they dont have courtesy. Either no one responds on the customer care number (which changes every now n then) or the investors like me get vague answers. Since last few days, I am persistently requesting the Customer Care staff to arrange for a site visit on either Saturday or Sunday so I could see the progress of the construction but to my utter surprise I have been told to come on weekdays. Now this is height of nonsense and callous attitude. A office going person wont get the time to visit the site on weekdays ! Numerous builders provide the opportunity to their investors to visit the site on weekends, which is convenient for the investors. But unfortunately, Lodha Builder is an exception. I suspect this is a deliberate attempt to harrass the investors of Casa Bella and/ or an attempt to keep the investors of Casa Bella away from knowing the exact construction progress. I even doubt if the investors of Casa Bella would get the possession of their flats as assured to them.

Above all, I allege that the Customer Care staff has no time for investors of Casa Bella as they r busy catering to the investors of Casa Bella GOLD ! N finally I condemn, the callous attitude of the Customer Care staff of Casa Bella, in strict terms.

If any other investor of Casa Bella has the same experience like me, pl feel free to email me. Suggestions / objections r also welcome.

My Customer Care Exec. told me I will get possession by the March End 2011.

Is this a right news?

Hi all,

I have booked 1 BHK ultima in Venecia A, they say the cluster has completed its 9th slab.
I booked the flat on 30th jan 2011 (that was a sunday) and was asked to come on a weekday for site visit. On the next Tuesday I had a site visit, and here it is what i saw:
The cluster at the entrance is complete now (I guess its Magnecia C D E and F) with electricity and water connection. I was allowed to have a look at all the flats of a floor. the entire cluster is completely ready to be given away. But at the same time i observed that they didnt allowed me to look at the interior clusters and Magnecia completely blocks the view of other cluster at the interior of the township. But i must agree that the construction quality is good and the layouts of the flats are exactly what is reflected in their brouchers. the 8 floor structures are impressive but the 18 floors are only at 9-10 slab which will take a lot of time to get completed is what i guess.
As far as the customer service is concerned, yes there is a communication gap between the sales executive and customer care personel.
as of now no major problems has been experienced by me. I got the allotment letter within no time and registration is in progress, they say that it will happen by next week.

So far so good, I hope for the best and would really like to stay in touch with you guys for developments.

Just to correct myself, the cluster i visited is Magnifica C. and there is no cluster named magnecia.

Hey sharad probably you will get the possession by next month end, you can have a site visit on week days.

But i have no clue whats going on at the interior of the township as they dont allow us to visit under construction clusters.

Hi friends,
During the month of Nov / Dec 2010, I was continously reminded by Lodha Dwellers to submit the DD of Stamp Duty / Registration / MVAT as the Customer Care Staff was in a hurry to complete the registration of agreement formality. I made the DD from the bank and went to the Head Office during 1st week of January, 2011. The Customer Care Staff accepted the DD of Stamp Duty and MVAT from me and told me to keep the DD of Registration charges with me.(To be handed to the Asst Registrar during the date of registration) I was assured that I shall be called for completing the registration formalities within 15 days. However, even after repeated request, I was not given the date of registration.
One fine day in the last week of February 2011, I was informed that the work of construction of Serena cluster- Casa Bella has not yet commenced so Lodha Dwellers are not going on with the registration. I was further assured that the construction would start in March 2011 and I shall be given the date of registration soon.
However, the 3rd week of March shall end tomorrow and yet there is no call from Lodha Dwellers regd the date of registration.
Moreover, some investors have earlier already completed the registration formalities. Then why has Lodha Dwellers abruptly stopped the registration procedure ? Its really very disgusting very pathetic. There is a time frame for the DD's which I have submitted or it shall get lapsed causing inconvenience.
Lodha is such a great name. They are building the tallest tower in Mumbai. Lodha should be aware that their investors have invested their hard earned money in their project and they expect result. Lodha should stop playing with their emotions and start the construction of all towers of Casa Bella including Serena with immediate effect and should invite the investors for completing the registration formalities soon.
Hope good sense prevails upon Lodha !

I booked an apt in Casabella 2 years back and facing similar harrasement from customer service. Lets can we unite and so something to file a complaints in consumer court against them?

Agreed. I had sent across my payments on time. the customer care person handling my account (Khusboo singh) did not care to check the envelopes properly and missed out the check I had sent across.
She had the guts to tell me that I am responsible for not following it up with her and should pay the interest for the same

Some nerve indeed.

Also when I inquired about the open parking to closed parking issues for which we had made a paynment of 1 lakh she is telling me that it is charged by the builder for the property and not for parking..

Yes, customer care is very callous. Recently I had made my payment towards the plastering phase.
Khusboo singh the customer care person handling my account did not care to check the cheques I had sent . When I enquired after a month, she had the nerve to tell me that i should have followed up with her and I am responsible for paying the interest on the same

Also can someone inform me on the status of the open parking which we had purchased for 90000 from Lodha. Later on i realized that they were selling it illegally

Same is the case with us. We have a booked a house in Casa Rio by Lodha Group at Kalyan. They made a lot of follow up for the initial payment and even for the registration amount but now since a month has passed, we have not got the registration papers as of now. The customer care of Lodha is useless i should say, they never ever pick up the phone, it just rings, rings & rings. I dont know how much more problems we have to face further.

I totally agree with you ppl. I have booked flat in Casa bella gold and i am really surprised coz when ever i call to customer care there is no one to answer the call (sysstem used to say that).. Even those people are not replaying over mail as well.

I dont know what those ppl are doing in customer care. Either they are careless or they dont feel that they should talk to customer. I am talking about number[protected]. This is the number they have spread among all the customers.

They are clearly backing out on promises. I beleive there are funds issues with this group. Can we urgently ask others also to join hands before this Lodha cheats us all. I have booked in Casa Bella Gold same fate ie paid the registration fees, but unable to get thru to any customer care agent. They are clearly in some problem. Also banks have stopped lending to them. will they give the possession of the flat by dec 2012 as promised.
Also would there be an issue of water logging during rainy season as the site is close to the river and a low lying area
