[Resolved]  Lodha Casa Bella — Callous Attitude of the Customer Care staff

I have booked a 2 BHK ultima flat in Casa Bella, a mass housing project of Lodha Builders at Dombivili. I have paid Rs. 5 lakh but even after a period of 8 months, I have received no correspondence regd the agreement/ registration process. The so called CUSTOMER CARE staff is very careless n they dont have courtesy. Either no one responds on the customer care number (which changes every now n then) or the investors like me get vague answers. Since last few days, I am persistently requesting the Customer Care staff to arrange for a site visit on either Saturday or Sunday so I could see the progress of the construction but to my utter surprise I have been told to come on weekdays. Now this is height of nonsense and callous attitude. A office going person wont get the time to visit the site on weekdays ! Numerous builders provide the opportunity to their investors to visit the site on weekends, which is convenient for the investors. But unfortunately, Lodha Builder is an exception. I suspect this is a deliberate attempt to harrass the investors of Casa Bella and/ or an attempt to keep the investors of Casa Bella away from knowing the exact construction progress. I even doubt if the investors of Casa Bella would get the possession of their flats as assured to them.

Above all, I allege that the Customer Care staff has no time for investors of Casa Bella as they r busy catering to the investors of Casa Bella GOLD ! N finally I condemn, the callous attitude of the Customer Care staff of Casa Bella, in strict terms.

If any other investor of Casa Bella has the same experience like me, pl feel free to email me. Suggestions / objections r also welcome.

It is the same for Rio, Bella and Bella Gold.I have booked a flat in Euoropa, Bella Gold last Aug/Sep and since then I havent heard much from Lodha Guys about registration etc. But they have been very prompt in extracting money by sending letters ... the latest one being for Rs25000 for Service Tax. Has anyone over here got a similar letter ... if yes, please let me know if you have paid that amount?

My brother has booked a house in casa rio and the customer care people are so rude there. they know we have paid the money so they can always be rude to us, else we can always opt out if we want to.
Its not only with CASA BELLA investors, same trauma CASA BELLA GOLD investors also face.

well here's one more 'harrassed' customer to the list, even as on date. It seems that Anurag alteast received some communication on the delay, trust me from the kind of behaviour & response metted out to me over the past yr and a half that seems like a welcome!
i've written & called and visited all in vain, the reponse is either snail paced or NIL. The attitude is cold & indifferent. BUT, trying calling, writing for as a customer who is interested in a purchase and see the kind of response, the TAT is surprising!
I even got charge a late fee BECAUSE their staff sat on their backsides and dint pick the payment as promised. To add to that the demand letters are always couriered late and they expect the customers to furnish payments on time.
Is there a forum here where these grievances are being addressed?? Is there a forum where we can put forward our complaints to meet some solution and avoid the harrasmetn and ill treatment we are being subjected to?
read a few more email..YES they have stopped site visits they are not allowing investors to check the progress on the pretence that since the work is on at the site its 'unsafe'. and YES they do not repond to communication unless in their interest or unless you raise hell and even after that you will only be able to get someone who reads a give script that says "we will TRY to do ..."
Let alone customer care numbere even the respective customer care reps for the projects keep changing; only goes to show how unhappy even the staff is over there.

I have booked a flat in Lodha Casa Univis and have been prompt in making payments. But I was shocked to receive a letter from Lodha asking me to pay interest on some payment which I have defaulted. I know it is not true so I wrote to them asking them to provide details about the same. Not surprising that there was no reply to my email. Will anybody help me in this matter? I absolutely agree with you all. I have booked in Casa Rio and you tightly said its a One way communication, Loda says whatever they want to say but there's no way we can voice our concern . I too have not received the registration papers yet. Lodha has discontinued their service E mail Id and now you are supposed to put an on line web based complaint, so everytime you maik them you have to repeat the entire history and there's no way of tracking.
I think we all should form a group and jointly address this inconsiderate bukilder.

I have made booking at Magnifica A Feb 2010 but no Idea how much time it will take and have really got frustated with the type of response i am getting from Lodha call centre and also the people from Sales office

Only way is that let's unite at a common place either near the Constructin Site or at Lower parel office.

Even I am facing a similar experience.

The possession date given to me for casa bella eleganta was sep 2011.
Then they told it's dec 2011.
Now they are saying it's mar 2012.

All these dates I got to know when I kept on following up with them.

They didnot call me or mail me.

Also every time there was a delay from lodha to send me demand letter.
One has to pay the demanded amount within 14 days of getting the letter.

But i used to get the letter after 10 days of posting it and hence payment used to get delayed.

They send me a letter for a penalty og 20K which I had to pay without which which they were not sending me subsquent demand letter.

If anybody has faced it, please contact to discuss and find a way out at [protected].

Dear All,
Here is a shocker for all Casa Bella Ultima (2 BHK) flat aspirants. I have a construction drawing for Serena A Wing in which they have made significant dimensional and layout changes as compared to the layout which was initially provided to us on booking. These are as follows:
1. Size of master bedroom in initial unit plan was 10 X 10 ft. whereas the construction drawing shows the size as 10 X 8 ft.
2. Size of second bedroom in initial unit plan was 9 X 10 ft. whereas the construction drawing shows the size as 9 X 7.3 ft. and is referred to as PUJA ROOM.
3. Both the bedrooms in initial unit plan were shown with separate wardrobe area whish is missing from construction drawing.
4. The initial unit plan had a provision of a storage area whish is missing from construction drawing.

On constant followup with Customer Care it was told that the shown plan was only for marketing purpose and the flats will be as per construction drawing.

This is height of cheating...can we do something...???

I have puchase flat in casa bella suprema D but construction not yet started and due to some legal problem with land now they offerring transfer option.
Still i have not received any call from them where they adjusting .

Same thing happened to me. I have made 95% of payment and from last 9 months I have not got a chance to see the flat.
Every time they said that work is on progress you can not see the flat. Project is almost 9 month delayed.

you are right they don t allow us to see the propert even though i have paid 95% amount of the flat.

there customer care staff does not answer calls even though i must have called them 100 times. even i have sent them 10 mails which they don t reply.

i have paid on time, before time still they are chargeing interest for the demand which they have not sent me.

new thing they are charging civic governance charges rs 51000 /- to 32000// for the township developement charges which they have not mention at the time of booking the flat after 2 yeras they are asking for it other wise they are not giving the possession.

why should we suffer paying such hugh amount, they are the one who is developing the township they should bare the cost.

why we should pay other then society charges. pls suggest what we should do on civic governance charges.

they also have taken money for the parking on the other company name were in as per law they should not charge for the parking.

You are right they are sending this charges sudden without any intimation, ans also they delaying into providing the possession. it been nine month delay from the committed date of possession as per the agreement. and they are also charging the interest on all the partial disbursement done by Bank against their demand latter even though i have taken approval / communicated to Lodha customer executive for same that bank is disbursing this much amount against your demand, That time she said ok please go ahead & release the possible amount . This happen almost all the demands sent by them and at last they have charged and deducted all interest amount.

They have deducted the all accumulated interest from the demand released by Bank for Construction / Slab without any intimation. Till the date their customer support executive was telling me the whatever the interest is coming on demand will be settle down at end, the management has to take call but you don't worry it will get settled. But suddenly they have deducted the huge amount of interest from the bank side. I am really dont know what to do and to whom i should concern.

I had purchase 2BHK OPTIMA flat in Casa Bella at Regali. I had very bad experience about the costing and interior construction about the flat. At the time of booking of flat expenses such as Civic Goverance Charges nearby amouting to Rs.45, 000/-, Mvat etc. not shown but at the time of offering possession added in the cost. Secondly, Rs. 90, 000/- taken as open car parking which is again the against the law. Also maintenance charges started before giving actual possession of the flat, though the amenties offered by the builder is incomplete. Also the tiles used in the bathroom are different from the actual shown in sample flat which reduces the grace of the flat. I had already made almost full and final payment except civic gove charges and MVAT in Jan 2012 and the remaining paid in Apr 2012 but till date i.e. May 2012 no receipt has been received. on complain to the customer care about the change of tiles and receipt of payment answer received like the builder has provided the tiles which are given in the Allotment letter and can not be changed though differeent from the sample flat and about the receipt answer receives that it is in process. how much time it takes to print the recipt afete realisation of cheques for payment. and many other complaints.

I am also facing same thing. After full payment still havn't receive the possession. After so much follow up call they are saying that your last payment was delayed and hence you need to pay late payment charges as 18% per annum. Can't we all go to consumer court, individully may we will not be answered but in group might we will have some good thing...
I have recently booked a flat in Casa Bella. Sometime back, I got a letter from Lodha informing that the promised possession would be delayed by 6 months.After seeing all the complaints on this site, it appears this is not the first postponement letter. I am likely to receive more such letters in future.

It appears that M/s Lodha attracts buyers with false promises, and when flats have been booked by the buyer; they collect 95% of money from them, then stop work on the flats citing some problem or the other. Subsequently, when the buyer insists on possession after multiple delays, they offer the buyer his money back with 9% interest. The same flat can then be sold at an appreciated cost of more than 20-30%.

If somebody is aware, I would like to know whether Lodha has given possession of any property on time and whether the above tactics is used for every construction.

I would suggest ALL buyers of Lodha group, especially Casa Bella, may form an association and bring all such delay tactics to public notice through the help of media and through legal action.
friends i too have been cheated by lodha on the suprema project at cassa bella. they have registered my agreement on May 2010 and till date the possession to be done on June 2011 did not happen. they have not even started taking slab payments and they talk of returning the money paid with 9% interest or else accept their thrown options. if anyone has formed a group against such blatently harsh organization, please do send me a mail on [protected]@hotmail.com. together we can unite and bring this fraud deal makers to justice.
