I agree to what has been said for Pranit Happy Homes.As per the Sale Agreement, they have promised to deliver the flat in AUG 2010 which they failed till now. Along with this, they even promised to Deliver all Flats along with Amenities together and not in phases, which he failed. He is giving flat possession in phases only once all dues has been cleared. As per their brochure, they have mentioned Grill as part of their specification but they are not giving that now. they are charging extra money for that also.

I agree to that this Pranit builder (kalyan reddy) is a big fraud, and he is in no mood to give the amenities whatever promises he has done is all fake, he just wants to complete the work some how and get all the money and run away. He has not even given majeera water and no proper roads and very poor quality of constructions. The floor tiles are very bad its breaks very easily so people have to spend more money later to replace the floor and bathroom tiles, The lift he has used is very bad and old model which never operates and people get stuck it hours to get off the lift in case of power failure. Also he is disposing all the waste garbage in the lake and spoiling the natural beauty. We should file a case against him. Now he has gone to the level of threatening people and promoting his workers put all the false allegations against the flat owner so that they cannot speak anything. It’s a big big mistake to take the flat here. I am posting this to at least alert others who are planning to take the flat here and his next venture he is constructing.
For people who hasn’t shifted make sure that your flat work is completed and amenities are ready before you pay the all entire amount. His workers do not have proper skills (or i should no skills at all) to do the work. He is getting all cheap management and workers. None to the workers are good in work. I am 100% sure they will screw the flat where ever this will do the patch work. So be careful.

Yes, What ever observations and arguments made above is 100% true. Their procedure to solve any issues like, cleaning the tiles before occupation, Lappam coating and all not good.
Workers and superwisers are asking money to do there job, litterally they are demanding the money. If they don't get bribe / money from the flat ownets they will simply escape from the flat instead of completing the works.
I heard from other flat owners like bathroom tiles, living room are shaking while walking.

People make promises by anticipating their dreams will certainly come true. By seeing IT boom, builder dreams lot and made promises more. Pranit homes also not different from them. I wonder whether they able to get manjeera connection by this century. Only god knows. Some body dreams some thing. Some other will become victims out of their dreams. Still i could say.. pranit homes are still better than so many. Till owners assoication forms and question collectively, nothing come handy.
my friend also victim of pranit thinking that the flats are not available i bought it for heavy price, many 1200 and 1720 sq ft flats are available but they say that one or two are available they make u fool about the price.
those who want to buy be careful about asking grills, parking, manjeera water, diesel generator points.i[censored] see the complaints book u will come to know the problem faced by residents.
till now the water supply and connections to diesel generator are not provided and attending of complaints also poor.

Couldn't have agreed more.. forget about the promised 24 hour generator back up and stuff like that, basic cleaning up tasks have not been done. No work is ever done without a bribe and you need to run behind the labours and plead them (along with the bribe) to get any work done.. they have also kept a complaint book but they never take an action on the complaints written there. Not sure if we really have a way out! Most of the bathrooms have water logging problem.
I don't agree with this Complaints... Im satisfied with this project..., Normally in big projects we find small problems happening but we need to take care from our end also... I got best service from the company and staff of pranit happy homes

Sainath Reddy27 is just bluffing..This builder and their reps gave very hard time to various people. They didn't complete on time and did a very bad job. They didn't compensate for the delay. Even today the Swimming Pool is not in operation due to which we are not getting good rents here. I heard that in some flats water is not coming at peak hours. Some people from Arvind Pharma are involved and they took over the association. They are proxy for this builder.
