I thikn Swarna & Ashish have hit on the nail, they are like moles who care a damn about their prospective clients concerns.
My issue is , that i went with my wife to see Laurel , the front ofice lady reena gave me details of the Wisteria , we found the package good & decided to opt for Wisteria , we, between family zeroed in on C- block 1560 sft aprtment .We decided to handover the cheque on last saturday , we met reena again & started negotiating the deal for some discount , which she was too reluctant to give & also apprised at the same time that discount is possible only from the brokers. We asked for reference & she reffered us to some Innovion guy , who offered us 2% flat discount , within an hour's time some other broker called offering me 3% , we decided to meet him at Fedora sample flat, 15 minutes from handng over the cheque to tha broker, the same broker called up offering 3.5% & a LCD tv, iwas utterly confused.i could not understand the turn of events & the level of intimacy of these Parteek guys with brokers , that they are fed with all the details & info of our every step, i have finally decided to withdraw my application from Parteek , as i no more trust these guys with my hard earned money , who at the very ground level are so corrupt .
Guys beware of these fraudsters.

I am resident of prateek, s royal cliff in crossing republic dundahera NH-24 ghaziabad.I wish to draw your attention towards following;

1.that we entered into an agreement with M/S Prateek buildtech india pvt ltd regarding prepayment meter energy metering system in which according to a clause'the per unit charges of the power backup has been fixed @ 12.00 per unit, and the fixed [protected]@100.00/ KVA of the opted load per month.However at the end of each calender month, the allottee shall be entitled to a rebate, of the fixed charges for the month or the total consumption charges for the month whichever is less.'However the builder is charging both the fix charges as well as the consumption charges and is not giving the rebate.when I brought this discripency to the notice of the builders AVP Mr.Sunil kumar mittal, who has signed the agreement on behalf of the builder said that the terms stated in the contract agreement is wrong and we will not abide by this clause.I have also contacted with the members of other societies who also told me that nowhere fix charges for the power back up is being charged.
2.as per an agreement clause the builder has to provide pre payment metering system consisting of three phase energy meter of class 1.0 accuracy& freedom display unit.while the builder is charging Rs.1000/-for providing this freedom display unit and is not giving any reciept of the same.
3.the builder is charging basic electricity rate @3.80 per unit and ED 0.09 and line losses @8%i.e., 0.30 totalling 4.19/unit I have never given any line loss to UPPCL previously .
i also find the same...met with several executives for Prateek Wisteria in Sec77 Noida, till date builder has not given any passession starting from their first project...Their rates of 3000 per sqft is too hight for sec 77 noida wherein other renound builders are offering[protected]all inclusive) under flexi plan. Beaware and take value for your money.
I disagree completely as my experience with Prateek people has been very good. I booked a flat in prateek wisteria thru Bricks and Mortar and found them extremely professional and moreover they helped in fetching good discount for the booked entity. I guess builders in Delhi / NCR region give discounts on bulk businesses hence its advisable to either route your negotiation thru a corporate deal or thru a broker who can offer you good discounts as they deal in bulk. Go only with professional real estate brokers like Brick n Mortar, Makan.com, Buniyaad to name a few.
