Real Estate agency Malad, Mumbai — Charges for renewal

I had taken a flat for rent in Malad and while signing the L&L agreement the broker said that the agreement would be for 11 months only as a rule and paid him 1 months rent as brokerage. After completing the 11 months period he called asking me whether i would renew my L&L again and he is demanding that i pay him another 1 months rent as brokerage. With him putting no effort he is demanding for brokerage just for renewal. Please suggest what action should i take

I too have the same problem. i denied the agent paying so he instigated the owners not to renew the agreement. The owner has nothing to do with agent and has asked me to solve matters with eager to know if there is any law that can help in any way.
Brokers are taking advantage of the lack of law and order. Renewal charges if asked by brokers should be punishable under law.
I also have renewed my rental in goregaon.. now the agent is demanding 1 month addtional commission again... does not make sense to pay him.. pl advice how to take action
The property dealers in Mumbai are completely working under mafia. Now they ask for 2 month rent as initial and for every 11 month renew they want another 1 month rent. Apart from that in case you face any problem with the rented accommodation they will not do anything. Property delaers in Mumbai are on ransack and I bet, most of the household ransack and murders must be having hands of property dealers. They are ready to go to any extent for getting money, even murder. Most of the property dealers have nexus with politicians and police, in other words police and politicians get there cut in every deed. I will suggest to take few steps before taking any rented area.

1) Before signing lease, pressurize dealer to tell you who is your owner and where does he lives. Go and meet him personally, so that in future for any discussion you can contact him directly. Try to build a relationship with your landlord, this is also necessary for landlord, as owner shall also understand, they are also on the sufferer side, its not only the tenant.

2) Try to find any of your colleague, who is vacating his rented place, go and meet the owner directly through you friend.

3) Use your office bulletin board for advertising the rented space, in case you have one.

4) Owners, please try to use the internet medium for advertising your flats for the rent. You need to just put the detail of your property on those various website. People will contact directly to you, in case you have any concerns regarding the authenticity, try to have a company lease, with owner, employee and company as parties.

5) Try to find some direct home for rent through various website, may be you have to compromise a bit in terms of location, space, but ultimately this will keep tenant and owner both away from these .

6) In case you have find a rented place through broker, don't sit idle waiting for next year, start searching once you 8 months complete, this will give you sufficient time for searching home through direct owner.

The property dealers are making Mumbai a hostile place, in case government and people doesn't come forward to take care of this, this is going to hit Mumbai very badly.
