[Resolved] Unitech — No signs of possession | |||
I booked a Flat at Unitech Verve. There is NO sign of possession. I have met CFO, GM (Mktg) and written innumerable letters/emails. No justifiable reply. I have paid 18% compounded interest @18% for every one or two days delay in payment. This project was time linked...to take money from customers every 90th day irrespective of construction. I have paid more than 90% money already. The answer is that I will be Rs 5 per sqr ft per month for delay which is peanuts. How can they take customers money on time bound basis when construction is far from completion. Is the GOVT or The urban planning authorities listening or going to take any action against them. Millions like you and me have had the same experience with Unitech. Just search the internet for all the scams Unitech is involved in all over the country. You'll be horrified!
I haven't had a single, positive interaction with any Unitech employee. All of them are masters at the art and craft of deceit. They stiffly deny any wrong-doing, refuse to listen to you, start accusing you instead and threatening to cancel your allotment, and continue billing you exhorbitant sums of money that are totally unjustified.
Whenever Unitech is caught in an illegal tangle, they blame the recession. When they want investments in their group of companies, then they boast about how well they are doing. They divert funds, they indulge in fraudulent practices. They have tremendous political clout (so if they 'have no money' how do they keep their godfathers happy?) which is probably why they get away with everything possible under the sun.
They're nothing but a bunch of scamsters!
Aggrieved Unitech buyers have formed groups (project-wise) in google groups and other buyers' forums (I personally think an umbrella organization englobing ALL aggrieved Unitech buyers should be formed. We should file a PIL and ask for cancellation of their licence to build or have anything to do with the construction industry. There's strength in numbers. Join up. Perhaps one day justice will prevail.

Ranting out to the government is NOT the ONLY reason to solve such issues. The economy has been had for about a year now and all o[censored]s have faced the brunt of it. SO HAVE THEY. I have had all my problems solved by them. The GM won’t really help you out with this. Hook on to the person who you dealt with during your transactions.
This is plain irrelevant. Unilift solved all of my problems in a minute of what I visited them. You need to approach them personally. Please do not panic, they are not frauds

There needs to be strict action against such attitude of big Companies who take the consumer for a ride. When the consumer delays a payment by a day, they have all rights to not even hand over the possession till all dues are paid with interest. The same rule should apply to these Companies when they have not been able to deliver to their commitments and pay the penalties to the similar or infact higher order. They should pay us for the interest we are paying on all the loans we took to pay them and also compensate @18% per month of the amount paid up by the consumer for the apartment.
Hope this forum is for real and the consumer complaints logged here are seen by some serious officer to take a strict action against these organizations.

The Construction Update of Verve on their website has a pdf file showing pictures of construction as in April 2010. I have no idea if any improvement has taken place in the last 4 months. Does anyone have an idea? I am also worried about the quality which may be affected by lack of funds Unitech is facing. They may have done everything possible to reduce the costs by downgrading materials.
Delays are an inevitable part of real estate sector. Every real estate developer is facing delays in the construction work. There are many factors that can affect the speed of construction. So I would suggest you to stay calm. Unitech is a very reputed company and wil not let you down. I guess you must have got your possession by now.

As the actual construction works in any real estate projects are sub-contracted to different other companies, some delays on their part can result in big delays in overall project. As all these construction works are interlinked, the smallest of delays can snowball in bigger delays. Still Unitech is a very reputed company and I am sure they keep these small delays are in check. But the real estate construction work is also very sensitive to other factors like inflation, recession etc. So I would suggest you to be patient. I am sure your home must be in possession already.
