how much is loading factor specified by this palika in Dombivali area and how to calculated saleable area of flats. i.e. or instance, if a builder applies 1.25 as the loading factor, it means that 25 percent has been added to the carpet area. If the carpet area of a flat is 1, 000 sq ft, the super built-up area will be: 1000 sq ft + 1000 x 25% = 1, 250 sq ft. OR Suppose you invest in an apartment: Super built-up area = 1, 000 sq ft Carpet area = 700 sq ft Carpet area x (1-Loading factor) = Super built-up area 700 x (1-Loading factor) = 1000 1-Loading factor = 1.42 Loading factor = 0.42 or 42 percent OR Duped by Builders Builders usually calculate the loading area in a different manner so as to maximise their profit. Therefore, it is very important for buyers to ensure that the loading factor is correctly calculated. In a similar case (as the one above), builders would dupe unsuspecting buyers by calculating a significantly less loading factor in the following manner: 1000 x (1 – Loading factor) = 700 1 – Loading factor = 0.7 Loading factor = 0.3 or 30 percent. Tell me which is correct.
