Hi all,

Xrbia builder sought the permission to build nearly 10, 000 units under special/integrated township policy of the maharashtra government as per *govt notification in 2008* to develop a big township having about 10, 000 flat at nere/dattawadi, marunji road, hinjewadi, pune on nearly 120acres of land. Under this policy the builder has to develop a proper township which includes all amenities which are there in a city viz. School, hospital, primary health centre, police chowky, fire brigade, ambulance service, transportation service, parks, gardens, shopping malls, market place club house, swimming pool, playing courts etc. Apart from basic infrastructure like waste management system, water treatment plant, rain water harvesting, solar power & solar heating plant and so on.

For this builder advertised his project and sought the permission initially from collector and then pmrda to build near about 4000 units in 2012. The township was set to get ready by december 2015 with all amenities laden with ultra modern technology as per his advertisement brochure. Xrbia builder got all the flats booked in a record span of 2 days with riot like situation in his mumbai sanpada office.

As all o[censored]s are aware, the builder defaulted the schedule time line for giving away the possession by december, 2015 and possession started only in 2016 and lasted till may 2017. He only build 3120 units with some basic amenities like club house, swimming pool, garden, water treatment plant etc. With no facility of drinking water at that time and hurriedly completed his construction before june 2017 to escape from registering the project under maha rera which came in effect from 1st july 2017.

For developing this special/integrated township the builder got various concessions from the government in stamp duty, na tax, etc. Also point to be noted here is as per the notification under which the builder got the permission to develop/built this township, he has to complete all the work within a span of 10 years from the date of granting the permission. He charged rs.3, 00, 000 from individual flat owner as city development charges at the time of booking the flat. But there is no city seen, if you visit the township.

Apart from above, the builder has given nothing in amenities which he was supposed to give at the time of possession. Also there is no complete completion certificate from the pmrda and the possession was given on part occupation certificate issued by pmrda.

The builder changed the original plans submitted to the collector/pmrda offices. One such example is, overhead water storage tank on each building was removed and the builder had built one common water storage tank on a hill at such a height that there are frequent water pipe burst happening due to water coming from such a height and with tremendous pressure. Also the bathroom and kitchen fitting cannot withstand the pressure of water coming in such a force from the uphill tank and there are frequent taps leaking and water being wasted. Since more than 1000 flats are still vacant and locked, water from these flats comes out of the house and you can see water everywhere in the building including lifts.

As claimed by builder, he was supposed to built apartments with latest technology in construction industry viz world’s latest aluminium formwork technologies for construction with this technology houses are earthquake proof, water and rodent proof and has design life of more than 100 years. But within 2 years of construction there are complaints of seepage and leakages from every flat.

Security is one of great concern in the township since there is no boundry wall built by the builder till date and there are multiple access points to enter the township. Because of which there are frequent complaints of thefts on daily basis. Since electricity meter rooms are not locked, meters are being stolen or removed, connection being done to meters of which flats are locked as owner not staying in the township and what not. Township is really in bad shape and all sort of crime is happening here from murder, kidnapping, theft, robbery etc.

How the township is maintained on daily basis is another long topic which will be shared here in coming days.

We have already served a legal notice to the builder in march 2019 but there is no response from the builder. The said legal notice was also forwarded to various government offices but only commissioner office of pimpri chinchwad took a note and a case has been taken under investigation in economic offence wing of the crime branch in april 2019. Still there is no progress or any intimation from the police department.

XRBIA is having pathetic service and what they are committing that will never done in any project.

XRBIA Marunji Dattavadi Road project is the first huge project which should be complete with amenities but still there is no basic amenities till the date and its almost 5 years completed. So pathetic services and there was no response from executives or from customer care and they dont care about it. We are really in the loss by purchasing this property.
Someone has spoiled my car by putting different colours of paint . Inspite of paying huge amount of maintenance there is no safety and security
Of vehicles .No camera is installed in parking .Take it seriously with action.
