[Resolved]  Aditya Construction Company — cancellation amount for apartment not refunded

My experience with Aditya Constructions and my stay at Aditya Silicon
Heights has been most pleasant. Aditya Constructions has created a very
good atmosphere here at Silicon Heights. Aditya team has been very
responsive with all our requirements. They have been very transparent
with the paper work, the pricing and everything. I would say that they
have created a very good community here.

I have booked a flat 403. Florentine, Aditya Heights Imperial in January 2011 and I was told I can cancel my booking before the loan is processed and my booking amount would be refunded. I gave my refund application in April 2011 and Mr. Sai Naidu telling me that I will get my refund within weeks. It has already been 7 months but I have not received my refund. Kindly help.

Hi my name is Bhaskar and I recently bought a flat in Aditya Empress Towers. Just wanted to appreciate the Aditya team. They are very supportive and helpful from the day one when they came to collect my documents for Loan processing till the time the flat got registered. There have been lots and lots of calls and messages from my end to the team at every stage of the purchase and they has been very patient and extended tremendous support with respect to answering my questions, addressing my concerns and various other things for which i have bothered them. Their best thing is that even if they are not able to pick the phone for any reason they will always make sure that they gives a call back as soon as possible and provides regular updates on the progress. They has made my purchase with Aditya Constructions completely hassle free and super satisfactory.

Though there were minor hiccups, its understood during the process but overall the purchase of my flat from them was satisfactory. During Mar 2012, I have booked a 3BHK flat in Hamilton Block of Imperial Heights near to Hafizpet Station, that is being constructed by Aditya Construction Company which has its office at Road No.5, Jubilee Hills, Hyderabad. I have paid 92% of Flat Cost Consideration. As per Booking form, the project shall be completed within 24 months of time from the booking date. Now even after 30 months, they are not able to provide me dates for Flat Readiness for OCCUPATION and project completion date. Management Team is not availble for any updation or reasons for abnormal delay. The customer service head is a ridiculous person. He and his team rather chose to life threatening calls to buyers.

Even we booked a 3BHK flat Imperial Heights near to Hafizpet Station, that is being constructed by Aditya Construction Company. we are not being given exact details of when it shall be ready. Further, one Mr.Arun Kumar from Aditya Construction Company is behaving very badly whenever we ask about the Readiness for OCCUPATION and project completion date. He talks in a very rude fashion and replies in an unprofessional manner. His manner and demeanor in approaching clients is very bad and unpleasant and we have to suffer for their inaction to complete on time. There is no accountability and they are using arm twisting mechanisms to exploit the consumers.

Please do not buy from Aditya.The company has lost its credibility in the market.The ultimate sufferer is customer .The CRM team will tell one date while selling the property.Than you will get a different date in your agreement.They usually take all the money as per construction slab and than delay the interior work.There are lot of customers suffering from Imperial heights, Eden Park and Silicon Heights projects.All most all their projects are in trouble due to delay.

After you book your property CRM team treats you like unknown person.You will not get any response for your query. Oh Yes...when they need money they will send you thousand mails, 100 couriers and reminders to pay extra 18% if you will not pay in time...Amazing company...perfect place to spend money and buy tension...good luck i[censored] are planning to book with Aditya...

If there is zero rating I would have chosen and reward them only, the worse management and the worse team overall fraud and thief's simply. Suggest do not trust unless you insert your terms and conditions that penalty and compensation in our (Customer's) favor rather the builder (Aditya) before signing/trapped yourself any doc worth review the terms and conditions. And max above positive posts looks like created by Aditya's teams (Sales & CSR) making fool!!!

Zero rating for this builder and never book a flat from Aditya Constructions. You can talk to any of the customers of "Aditya Eden Park" or "Aditya Imperial Heights" or the one at Shaikpet to understand the hassles they are going through right now. All their projects take ages to complete and they declare possession ready even when basic things are not ready, so that they can stop paying the pre-EMIs.

I bought a flat in Aditya Eden park 3 years ago and currently going through lot of pain to get the pending work completed. They declared possession ready in Oct 2014 and stopped paying pre-EMIs. Till now they did not fit taps in my apartment. I called up their office and the arrogant Mr Bhaskar is saying that it will take two months to get the material. He is saying that's the final word and he can't do anything about it. They already taken 60000/- during registration as maintenance advance for 1 year, which means I'm losing 5000/- every month just because they didn't get the material.

I'd say that all the positive reviews here are fake and created by Aditya team only. Nowhere you would see a project name mentioned in those reviews, because they don't have anything good to say about any of their projects.

Can we get united and fight against such malpractices of the builder. I am also one of the sufferers. Let us file a case in consumer court. There have been many cases all over India, when consumer court have helped buyers and slapped penalty against big builders like DLF and Unitech

Yes, our society members decided to drag them to consumer court. They are not transferring the corpus fund to the society association. Initially they asked to get signatures from all flat owners approving the society. After we did that, they stopped responding to our requests to transfer corpus fund. Also there is still some work pending, which they are also aware of, but not doing anything.

I think the problems all of you facing are now started surfacing on my case also, I booked a flat in Vizag almost 7 months back and after repeated calls, there is no response from Aditya team. The sales team who discussed with me all left the company and my repeated mails have no replies. Really I lost interest in buying flat after their idiotic management and recklessness towards consumer.

The imperial heights was supposed to be done 3 years ago. Their crm is well trained at diffusing customer inquiries and drag on with false promises of completion 6 months at a time.
