[Resolved]  Aishwarya Homes - Grand Hill — Developer Sold unreleased sites from BMRDA

Similar situation with me too > I too booked the plot along with my friend before the site got BMRDA approval [ not sure now whether they got it or not], however the delay in getting BMRDA approval made us skeptical and worried during those days itself . Many times our site no's changed and location also changed without intimation to us. Mr Sadanand Naik, GM during that time even too 5k each from us towards registration expenses also, this we found as a clear case of cheating, for which Aishwarya homes should take the responsibility, but they didnt. later on Aishwarya home team started puting pressure to pay the remaining amount as the Approval was ready and the plot was ready for registration, my friend didnt go ahead with the project as he had some financial issues, but the advance money of around 3 lakhs still not refunded [ paid in 2007 ]
I registered the site in Aug 2009, Mr sudhakar and mr Naik has accompanied me . I paid bribe of 30 k also as they insisted to pay to register office officials.
The story continued .. khata was not provided with the normal time line..after almost a year of regular follow ups, shouting, agony i found a way to approach the village office through a local politician and paid extra money to get my khata with tax paid reciept in 2011. As soon as this incident happened Aishwarya home also got the Khata but without the tax paid reciept.

Now since I was confident that the plot is mine, was eagerly looking for any progress in the layout development, as the hard earned money is being invested.

To my bad luck I am not seeing any progress in this project even after so many promises from the builder

Though the project was over priced during the sale period, I was convinced on the location, and the amenities they promised during sale..now all those things are a laughing stock in my friend circle and family .

Now since the MD of the company also is not ready to meet us to discuss on this, we are not left with many options other than going to consumer court

The mental agony and tension I had gone through in 5 years cannot be compensated

Will request the consumer complaint handling forum to take necessary actions against Aishwarya homes and arrange to get our money refunded.

BMRDA approved layout. — Builder not done development of BMRDA approved layout.

I have purchased a BMRDA approved site in near naarayana hrudayaalaya hospital. The land developer did not the layout development according to BMRDA norms. Can we do any action against the builder or is there a way where BMRDA will take over unsold sites and do the layout development ?

I bought farm land on 30/10/2007 there was a domestic electricity connection. i am paying regularly bills for urban area. i have meter but no connection. i summited so many time my complaints to electricity board Parbatsar . but officer told me every time we will servey and do the connection. i walk around so many times there.my last applicantion was on dated 23/09/2009.

Thank u for having purchased the plot at an Esteemed Organisation, Which is going to complete 10 years in the real estate field. U were telling that we have cheated u, if that is the case how can we stand for 10 years in this field. We have so many successful projects completed. The Grand Hill is of 42 acres of gated community which we have sold all the plots. It has taken time to develop due to some reasons.

Please do no worry about the developments in the project, U will get the good well developed layout, and automatically appreciation for your plot will be increasing. We know that the development work has been delayed from long time, we are sorry for that. At present we have completed the water line, open drainage, underground drainage for each site, we have completed the metalworking of the road, tree guards, compound wall, site markation.

We have applied for the Electricity Board for the permission within short period we will be getting permission from the Electricity Board. Simultaneously we will proceed with the electricity line and the Tar Road. If you all valued customers support us to do this all, we can complete the project within the short period. But each time one or the other customer are filing a complaints on the Website and spoil the reputation of our Organisation which makes the delay for our process of development. If our customers think that they are pressuring on us to do the development work by mentioning the complaint in the website it is false.It will effect us but it also effect your valuable investment by loosing price appreciation of the plot. So please try to support us and discuss with our Management or the concerned Manager regarding the developments at any time as u feel.

It is your property, so please don't loose the appreciation for your plots by filing complaints. We are 100% sure that we will be developing the project as early as possible, also we have completed many other projects with the developmentS and also we are coming up with the new projects.

I am purchased plot here in 2009 Feb..since then only one amenity development "compound wall" is completed from the below list of amenities they promised and posted in web site.

• Club House
• Gymnasium
• Mini Stadium
• Lawn tennis courts
• Hockey/Football ground
• Tar roads with street lights
• Children's play area
• Landscaped gardens
• Water & Electric supply
• Underground drainage system
• High compound wall with 24 hrs security

While seeing other your layouts, we purchased from you at grand hill and we cheated here.. we are least bother about how many years you are in the real estate field and how other layouts are developed.. we are bother about where are the promised developments in our layout. Recently i have visited CK Infinity layout at jigini circle started at same time when grand hill started and they completed all amenities and now they sold at the price what aishwarya-grand hill sold 4 years ago..

Around 500 customers are suffering and we sincerely request to fasten the developments..
I see BMRDA approval stamp on thir project plan which give year as[protected] and as per BMRDA if development is not done within 2 yrs of approval, the developer needs to re-apply for approval. see this link

I was just trying to find some reviews and found this one. If there are 500 customers suffering from the same builder... then why all you guys combined put a cheating case against the developers? If such a number of people can form the group, then I guess no one can escape.

It is all our typical Indian mentality due to which this kind of people are enjoying with public money. We will write all wonderful comments reviews powerful dialogues.. but all are only in websites... no real action.. no one will have time for the real actions...

Hi, I have booked the plot in 2007 during their pre-launch offer and got it registered after a couple of years (in 2009 or so) after they got the BMRDA approval. The development is too slow and at times we get doubt whether the builder really committed to complete it or not. Everytime, we meet and ask about status they mention that it will be completed in next 6 months. It has been happening since they got BMRDA approval and still going on... We strongly recommend to go ahead ONLY if you have enough patience to wait and OK to be fooled.
Yes, buy only if you want to be fooled.
The litigation is still on in Phase 1. Last week some people demolished the layout including name boards, plantation, tar roads, drainage etc.
You can go there and check. Our land is not safe now. We are not able to contact the builder. Many attempts of meeting with builder has failed.

It is to bring to the notice of the public at large, that the property bearing Sy.No.159 measuring 2 Acres 19 Guntas and Sy.No.160 measuring 40 Acres 30 Guntas situated at Mandur Village, Bidarahalli Hobli, Bangalore East Taluk, Bangalore, with respect to the partition of the above properties - some of the co-parceners of the joint family have filed the suit before the Civil Judge (Sr Dn) Bangalore Rural District at Bangalore in OS No.1619/2005 and in the above suit the interim order was granted for not alienating the above suit scheduled properties till the disposal of the above suit. Now it has come to the knowledge in the name and style as Aishwarya Homes (Grand Hills) by creating some forged documents having cheated the public by developing the said properties as residential sites. Hence we the parties to the above suits wanting to inform the public that in future the public cannot transact with the said properties in any manner, if so they have not taken to consideration of this notice, then the actual and the absolute owners of the said properties are not responsible for future consequences. The dispute with the above property is still pending for adjudication of the rights of the parties. When such being the fact, if any buyers who purchase the aforesaid properties cannot hold absolute right over such properties. Hence the buyers should be with very much care and caution before entering into any type of agreement with respect to above said properties with Aishwarya homes.

Now Aishwarya Grand Hill Phase 3 is out for sale. It is in Survey No. 13, 01 Acre 07 Gunta, Mandur village. The marketing person is Sudakar. He has given copies of Sale Deed, Conversion order copy and EC. However he is dodging when asked for copies of Upto date tax paid receipt and Khata. He insists me to pay money first. Remaining documents will be provided later. He aslo assures that LIC loan will be arranged. Anybody please advice if you have any more information. When I asked about the Aishwarya Homes developers office address, Sudakar gave an address in JP Nagar, No. 39, 22 nd Main Road, 17th Cross. But when I checked physically I could not loacate that office. Then I asked sudakar to give detailed address of the office. Now he says, if you dont trust, take back your booking money. But when I checked online, the address is shown in Vyalikaval, Opposite to Rajesh Hotel. Anybody have more idea. Pl help.

I got to know that since the price have gone higher they have strategy to take back and sell at current price. When asked for refund they will be giving back the amount whatever we had given without paying any extra amount.

They are earning profit with customer amount and this is not the first time and earlier properties were also had similar issues ! not sure. Aishwarya properties V. Bhaskar Readdy and B.H Bhaskar Reddy is same?

Now we have formed group of 35+ customers who are in dangling state as still the layout has been in the same state from past 2 years. We approached developers, they are asking all the layout customers to contribute more funds to develop even after registration.

When customers have given lakhs of funds, still developers needs more money which shows the greediness and not ready to commit on agreement papers for new funds. Existing customers do not have trust on builder now. Builders like these spoils other builders reputation and trust.

Investors are in fixed state because there is no financial growth, development has not been completed and new customers are not interested to buy because of the current state of the plots. Whoever have registered unreleased sites are in panic as neither they can sell nor keep the plot with them as they are not getting e-Khatha for the plots.

Customers who have booked by paying the advance are not getting the refunded, running behind the legal cases against the builder. Builder is ready to register these booked plots with unreleased state to new customers again to make some more money and fraud.

There has been lot of legal cases against builders on unreleased plots why still BMRDA not directed sub-registrar to stop registering the unreleased plots. Is it because they want to let builders make more money, more frauds, more legal cases and hence in-out flow of money to the government to run such scams?
I had purchased a 60 x 40 plot at Aishwarya Grand Hill in 2009.
I was working abroad and had no idea or did not enquire about the status of the project since the last 7 years.
I returned and found that it is under some litigation and cases have been filed against the property.
I just visited their office at vaylikaval and it's distressing to know the state of affairs. There are only a few staff members there, near to close down.
Please let us know what the other customers (if any) are doing about it.
I stay in Mumbai now and not possible to commute to Bangalore for such enquiries.
Is our hard earned money going to waste?
Ashwarya Grandhill phase 1 is incomplete in all respects. The Developers Shankar and Sudhakar are dodging the customers for the past 10 years. They have sold unreleased sites as well. They are absolutely fraudsters and falsify all documents to sell sites in their undeveloped layouts by hook or crook means. Buyers beware!! Don't ever buy sites even in phase 3 which is underway. They're big scamsters ever on earth. The Association of Phase 1 has been struggling with the Developers to complete the unfinished layout but invain. These guys crooks are dodging us like mad. I sincerely urge Government ( state and central) to come heavily on these unscrupulous builders and developers and arrest them to help the gullible customers. These guys are answerable to all customers who bought sites in Phase 1 to complete the layout work and ensure 100% release of sites.
Aishwarya Grand Hill ph1, 2, 3, is a project being developed by dubious people. They don't tell their office address, (they don't have one, that is different). The firm Aishwarya Homes is not at all existing. They will observe any building kept locked for more time, then they will take that address as their office address. The developer called Sudhakar Gundlahalli will become made if you ask him to share his residential address. Similarly the land owner correct address will not be disclosed. After paying booking money you don't have a contact point other than their mobile number. No address, No office, no email. They show same site to many people and take money. Who pays more will get site. Others do not get their money back. Business only by WhatsApp. They start one firm for one project. Half way they will shut the shop and start another firm for another project. Surprisingly all the firms share same address. If anybody wants to experiment contact the developer Sudhakar, [protected]
It is confirmed that Aishwarya grand Hill phase 3 project failed to get loan from LIC.

I had given initial booking amount in 2009 for 6 lakh. till now i havent received anything . he was insisting me to release the remaining amount, but since no registration in radar, i didnt give it. now i have requested to return the money, but no response . i dont know where to go and find them
