[Resolved]  BARNALA BUILDERS — Maya Garden City not returning my money

I booked a flat in Maya Garden City, Zirakpur developed by Barnala Builders and surrendered the flat after some time. At the time of booking they said they will refund the amount within 15 days. But, I have not recieved my money even after 5 months of surrender date. Please suggest what should be done to get my money back?

When I contact them they say "Sir abhi paisa nahi aya hai"?

Dear Harry Virk.. i think you are also part of Maya Garden Group ... that is why you writing all these "bakwas" ...
they are making fool to customer and at the time of booking committed a lot but later all staff left the job and finnally customer suffer. i woul like to share this for future customer not to go by their word and ask for documentation of all the commitment.
Maya garden make fool to customer .construction quality is poor.play area converted in commercial at phase -3 ext they never discuss of maintenance charges at time of booking (1 lac) and not tell about charge of power back-up (1.5 lac) .they cheated customer
maya garden not tell about service tax .at time of booking .
That above said statement are totally false... i am living in maya garden ph 3, construction quality is really good... lay out plan of the society is awesome... balconies of the maya garden are so big that no other society have that... no other society is that much green in front of maya garden... and more over the prices are very low... customer care deptt is very much co-operative...
just take Ecological & Meteorological test of maya garden flats things will be clear to all. I have one flat in Maya Garden Phase 3. When the technician tried to mount split ac indoor unit the whole plaster came out. So the maintenance team again did the plaster and after three days acs were mounted.
On above all this before selling the flat they made an agreement to provide the flat mentioning area 1797 sq ft. Now while paying property tax we got to know that the area is 1734 sq ft. When we asked sales head Mr. Sandeep Pruthi to refund the extra money which we have paid they straight way said NO for this. and ask us to do what we can do. We registered the property in Tehsil Derabassi as of Rs.5000000/-. At that time builder did not informed that the area of flat is not correct. According to registered value of flat the refundable money will be approx Rs.175000/-. Hence we planned to go to consumer court.

I am also among the doomed who have booked a flat in Maya Garden III and a victim of illegitimate interest demand, no possession of the flat yet and unnecessary harassment and mental agony from the builder... Barnala Builders seems to have a modus operandi of fooling people into booking a flat and then creating the circumstances for an interest demand. We are done trying to work out an amicable solution to the problem and are planning to file a case in the consumer forum... those interested in joining hands may please get in touch on [protected]... my booked flat is A-201, Maya Garden III... other details on phone please...
Protest against Barnala Builder & Property Consultants and Governing Body of Maya Garden-1 Society against
Increasing Maintenance Charges


The under mentioned people residing at Maya Garden Society, Phase 1, VIP Road, Zirakpur, SAS Nagar have protested against the Administration of Society and Barnala Builders on making intentional increase in the rates of maintenance charges of the society. This society is registered in the name of MGRWA and a registered committee is formed with this name. But its overall charge is still in the custody of Barnala Builders. As he has not handed over the Society till to Elected Members reason best known to Builder and Governing Body. About 290 Flats are constructed in Maya Garden Society. Most of the people residing in Maya Garden are Service Class/old aged/retired persons, who survive on their salary/ pension only. The maintenance charges have now been increased about 2½ times as compared to previous charges. Before that, these charges were recovered by Builder at the rate of 750/- for 2BHK (Rs. 9000 Per Year) & Rs. 1000/- for 3BHK (Rs. 12000 per year). Now for 2BHK, it is Rs. 1875/- per month (Rs. 22200 per year) and for 3BHK, it is Rs. 2588/- per month (Rs. 31656/- per year). They are charging more than Rs. 1.50 per Sq. feet. These rates are very high in comparison with other Societies in Zirakpur and VIP Road.

Most of the people residing in this society have owned their flats by raising bank loans. They have to pay EMIs to their banks for repaying their loans and it is very difficult for them to pay too much maintenance charges in addition to their loans' EMI. To resolve this matter, the people of the society had requested the Administration of Society and Barnala Builders. But they didn't find any relevant solution of this matter. The Builders stopped the water supply of the house of the flat owners, who did not agree to pay such high amount of maintenance charges, which is against Law. By doing this, the situations became bad to worse. Some of them had started their water supply in their houses by making payment of such higher amount, and some could not yet start the water supply of their houses. Still many people are unable to pay such higher amount. Even the people, who are paying maintenance Charges their complaints are not being attended by Builder.
If you buy any of the property from Barnala Builders, you are dealing with goons. They use muscle if you demand what you paid for, you get no facilities as the residents have lodged multiple cases in High Court against the builder.
