[Resolved]  Jaypee Kosmos — Without construction plan approval booking of flats

construction — Non Approval Of Housing Plan

This is to bring to notice that i had planned to construction a house in Niligris in Tamilnadu and submitted my housing plan last December 2007 to the Muncipality. It is more than 4.5 months my housing plan is not approved with out any reason. I understand that they have not approved any plan from last November due to some internal conflicts. More than 30 plans are in hold without any reason. They always inform that when we keep the next meeting it will be approved and still they have not kept any meeting. Due to this reason i am facing huge loss, since the construction cost is going up day by day, the contractor disagree with the quotation submitted and the loan applied from a bank has been rejected due to long waiting... Please inform me what steps i should take to get this thing done?, who should i approach next?, can this handled legally...Please reply to my e-mail.

Some of the banks like HDFC sanctioned the loans for Jaypee Kosmos but the loans were not disbursed for around a month due to some pending approvals. I have heard that HDFC has now started the disbursement. Anybody having any update.

Its a fact that some approvals are still pending for jaypee kosmos & kosmos heights... thats why not all banks are funding these projects.. people buying the new projects of jaypee should take into consideration the delays in getting approvals for even 1 year back projects... they are not doing builder buyer agreement for any of their projects... builder buyer agreement is the only & most powerful document in favour of customer...

Another blow to Jaypee Kosmos project. Most of the banks which were funding this project on downpayment option, have withdrawn this option. Certainly because of delays in getting approvals from the authority & seeing the delays in work progress of Jaypee's previous projects. New addition to this list of banks is HDFC. This indicates the decline in credibility of Jaypee projects.

i have booked a flat with jaypees at kosmos, booking amount has been given by me till date, but till date i have no information if the title of the land is clear and secondly whether kosmos is an approved project or not.
I m trying to use RTI (noida )to get a better picture.

Hi Rajat.. i have also booked a flat in Kosmos Heights in first week of Nov-09... i have received the receipt for the booking amnt... jaypee is saying they will issue the allotment letter in another one month... This is for sure that the floor plans are not yet approved... About RTI, yes you should proceed with that... infact i have also planned for same... their abnormally slow progress in previous projects (like kalyspo, Pavilion heights etc in jaypee wishtown which were launched a long long back) is also worrying me a lot...

I have booked a 3 BHK flat at Kosmos in Sept 2009, but till date they have not issued any allottment letter, this is really woorying, not sure if we have done a mistake by blocking our money and effort in booking a flat with Jaypee..Does anyone have any confirmed dates for allottment letters and also please give us the contact no's for the concerned person who can give us these details

I have also booked a 3 BHK flat in Kosmos. I have received my allotment letter some 1 month back, with payment schedule. Even first instalment is due on 29th December 2009. I am not sure of title of land but they have started requesting for next instalments and they are claiming that construction is in full swing.
Please share your updated information as I am not feeling very confident about the project.

Can you please let me know when you had applied for the flat i.e booked the flat? I havn't got the allotment letter and got to know that Jaypee has started sending the letters on the basis of the booking dates.

I have booked a 3 BHK apartment at jaypee kosmos group in Dec. What do you mean by (the construction is at war level.). Do you mean that construction is at full swing or no progress.

Which tower you have booked in and what is your openion on the Kosmos Project for its completion?

Banks have stopped funding this project HDFC and IDBI on Down payment basis, which they were doing earlier. seems like some problem with Japyee with banks. I have also booked 3 BHK. I have my allotment letter and have to pay 95% of amount. But bank like HDFC are now denying Down payment. What should be done.

I have booked in jay pee greens kosmos tower number 51. I am not sure when this is going to be completed. They are claiming that it will be completed by 2012 but i am not confident that it will complete in 2012. I think it will not be completed until 2nd or 3rd Qtr of 2013.

i am planning on booking a 3 BHK at jaypee-kosmos.but reading the threads it seems it is not that good an option.Ppl plz let me know honestly whether i should invest such a big amt. and pay such a high bank installment even when the authenticity of the documents is not verified.
Could you tell me is it a safe option to put in all my money in this project.

I have booked flat at KOSMOS Noida. I have paid the full amount as required by down payment. There was no problem from the bank HDFC in giving loan. i visited only once to bank to hand over the documents and next time for disbursement. I found no problem from the bank side.
I do not find any problem in KOSMOS. However I am not aware about the progress of construction and won't comment on that.

After seeing all these review about the project i am really worried, i have booked 3BHK in Oct'09, till date i have not received the allotment letter. i had talk to HDFC personnel there is some some issue to be resolved but till date i have no feed back kindly give some latest updates regarding the project.

I was about to book a 4 bedroom flat with Jaypee_Cosmos during during my visit to india. However, something fishy about the project. One agent told me that two of the towers will not come up. On further questioning, another agent from one of the underwriter printed a site plan (which is different from what is shown on their web site too) with different orientation of the towers. This means that the plans are not yet approved, so I decided to keep clear.

No one from Jaypee was available to clarify these doubts. You can only deal with the underwriters.

Any one wants to shed some lights on this.
