Lodha Builders are cheat no 1 in the Reality Industry and I request all the guys to be very careful before entering into any deals with the same. They speak to the customers very sweetly only before booking after booking you are finished. It is assured that their project will get delayed atleast by a year or two. While doing the booking they will not explain you the clause but one of them says the refund will be done as per the term of Lodha builders( which is nonsense) They are very sweet during booking even promising that in case we delay in giving you the possession we will pay you interest for the time of delay. The best lies is they told me that in case the price goes below the purchase price of the buyer they will compensate the difference, to the extend he even quoted examples of Lodha Builders have done that. But when the draft agreement comes you will not see any such clause. When asked they say well how on the earth can we put a clause like that on paper- what I explained you before booking was that we have that goodwill but can't put these things on paper. So it is like if on that day the boss of Lodha are happy they might give you back the price difference- All crap.
Once the booking is done after that they just don't care to even talk to you with a straight face. If you ask for draft copy of the agreement they will give it to you only after you pay 10%. And what do you see there Terms and condition of Lodha- On cancellation 10% ( cost of flat)of the amount will not be paid what ever may be the reason. The rest of the money will be paid in 12 equal installment are one year Which means if you cancel you loss 10% of the cost of the project plus you will only get your full money after 2year in 12 equal installments.
Look at how they cheat.
I did my booking in Aug 09 as per their contract we have to pay 10% by 15 days and another 10% by 30 days from the date of booking. Which means 20% by end of Sept 09. I was ready with my money but only put them a condition that I shall pay as along as they assure me that I can register the property soon after i make the payment. Since they couldn't do that( due to permission problem) I didn't pay the 2nd installment till April 10. But in April 10 they said now you can register the property so please make the payment So I paid them. But when I asked them to show me the relevant permission for the building they failed, So I told them then please remove the clause from the agreement which reads the buyer has seen all permission and has satisfied and in future will make no claim against the builder for the lack of same. Now they want to sign the agreement without having actual seen the permission. I refused and so till now my registration is not done.
Now imagine a situation where payment are done in time in Sept 09 Then these guys have 20% cost of teh flat almost 10 lakh RS, now there 28 floor and 4 flat per flat that is 112 flats that is they collect 11.20 crores and do nothing for almost a year. So the Lodha's are getting free money to roll in the market. Now this is the case of just 1 building in a flat. In casa univis they have 25 such building so it is about 25x112 = 2800 flats, Let us say they have 60% booking( they claim almost 85% is booked) that is 1680 flats and 10 lakhs from each flat it makes it 168 crore of free money for doing nothing.

Registration- Don't know how on earth can they register a flat which doesn't have relevant permission to build in place. In my case they have informed me that I can register the flat any time, but when I asked them to show me all relevant papers they say they don't have them.
So guys long and short please don't buy any property from Lodha and if you have already done the mistake please make sure u don't recommend Lodha to any of your friends and if you learn some one is trying to buy from Lodha please advice him not to do.

I am also a victim for LODHA builders, and in contact with many victims. They are all very big cheaters, and they charge hefty of interest for delay in payments which common man cannot afford, but still they delay all the projects and not even a single project delayed on time.

How this shall be tackled.
I also have similar experience with LODHA PALAVA. I paid initial booking amount of Rs 45000 and then requested for draft agreement but they never sent it to me. CRM said you will have to clear first payment of Rs 4 lakh then only we can share the draft agreement which will be followed by registration. Needless to mention after initial booking the interest component of LODHA was switched on and they imposed Rs 5000 for late payment and it can be reversed at any cost. Not only this since registration was getting delayed, I was being imposed with interest. In total the interest accumulated was increasing without any end.

So ultimately I decided to get out of this never ending interest paying story.Now they refusing to pay back Rs 45000. Please suggest if you have got the money back from these cheaters.

It is pathetic the no. Of buyers who are using this and several other forums to vent their anguish, anger and frustration against practices used by the builder., what is intriguing is that understanding the no. Of projects taken up for construction the no. Of buyers should easily exceed 7500 .
How come then all only vent their anger but not one has given a solution, that is truly mysterious.
I too have a flat in CB and like the rest too have gone through periods of frustration, but have ultimately got possession.
My advice after staying in the complex for 3 years the only solution is each complex must come together as a whole, choose a committee of 5 who are dedicated and knowledgeable, no need for possession or society formation to do the needful.
At the end of the day you need the flat, builder his money, collective approach in an amicable way will yield better results.

I have booked the flat in Casa Rio in Nov 2010 and now I got the final Possession letter from Lodha. By seeing the charges towards Property Tax, I got shocked. They have asked for 2 years of Property Tax in Advance. One of my friend also booked the flat and got possession. I just looked his Property Tax, it was very minimal @ 1.5 Rs per square feet as per lodha (off course this is charged based on KDMC defined Property Tax). When I asked the question why for 1 BHK it is 20K, I got surprised by their answer.

Lodha Relationship Manager said, it has been increased to 24.5 Rs per square feet by KDMC in Nov'15. I asked please share the details, they refused to do and asked me to check directly with KDMC. I could not find the details over KDMC site.

I have 3 questions.

1- Can Lodha charge Property Tax in advance (2 years) where I have not yet received the Flat ?
2- Is this applicable to me to pay the Property tax where No society formed. Some of my friends say, Property tax will be applicable when the society is formed ?
3- I dont know where to find the Property Tax for KDMC which has been increased to 240 times.

I am seeking some guidance to clear my doubts. Otherwise I will have no choice and will need to pay the amount which I think I should not.

Please advice.

Recently i was booked 28july 2016 my flat in lodha casabella in dombivli.Project name is siena which new project, 1bhk worth gross weight of flat is 702sqft and carpet area is 451sqft floor is 16 A wing flat cost is 4272156Rs.They taken from me booking amount 63000Rs and after that they taken first instalment within 21days of booking which was 213608Rs.Now i have big problem in my family, My wife operation was done so i do not have money to pay them.I send the mail to relation manager and sale team to cancel my booking.
After three days relation manager Prachi bansal )prachi.[protected]@lodhagroup.com)say that u will not get any booking amount refund and as well as my first instalment(Booking amount 63000+first instalment 213608Rs=total 276608+ services tax).I am very much tension in my family now how can i get that money.Please anyone can help me or can give me some suggest how can i get my money.What is procedure to get my money back.There is lots of people before me complaint against lodha group any solution get it or no.

There is no bigger cheats than the Lodha group...
They promise you the moon when it comes to selling the flat, , once the booking is done a couple of payments the moon undergoes an eclipse...projects delayed by a Year without so much as an apology.
No transparency ...not even on the location of the parking lot!
Sales staff suddenly goes off radar.
One fine day they emerge when the final payment is due and keep you waiting to even view YOUR flat...reason being Ganpati festival came along so further delay!!!,
The brochure, the sales spiel is all an eyewash, Not a word to b taken seriously.
My sympathy lies with all those like us who have fallen for it and put in their hard earned money ...WAKE UP TIME LODHA GROUP,
I am also a victim of lodha, the sales person Mr. Akash mobile number : [protected] forced and his manager Mr. Jitenderabajaj hypnotized to book flat immediately and they said if you swipe card now there will be 10 lacs discount only for today . In case if you wish to cancel you can get your amount in maximum of 20 days . Now its more than 60 days and still the yare not refunding amount after cancelation . This is perfect example of cheating .
I have booked a flat with lodha builders recently and these people are demanding MVAT whereas in other projects like panvelkar groups and other builders there is no MVAT.
Can someone really help me with this????
They are cheating like anything.there are lot of hidden charges which they don't mention during purchase.Also they put charges in the name of service and other charges 6 to 8 lakhs which are not in agreement.they charge interest like anything.they send me a demand letter of 31000 where the interest is 160000 after 3 years.where there was no due from my side.So be aware before buying property in lodha.
