Hello,

I have recently bought a 3BHK flat in SRIJAN MIDLANDS project of the NK Realtors in Jessore Road, Kolkata. Since I had heard a lot about the NK Realtors being premimum builder of the city, I had booked my flat with full trust on them (Notice their motto in their website: "Trust we deliver what we promise. Our word is our pledge.") Little that I knew the trust was going to be broken so soon!

While booking the flat, I asked them about the discounts if any, applicable. The marketing agent told me the only discount is on the full disbursement of the amount and which equals to 6% of the unfinished percentage of the building. He calculated and it came to around Rs.25000.

I eventualy booked the flat and they assured that the refund check will be couried to me immediately once my bank does full disbursement. I contacted my bank and made sure that they did full disbursement immediately. I was happily waiting to get cash back but it never came.

Tired of waiting for over a month after disbursement, I called up the same person and asked him about my refund. He forwarded me to another guy who looks after the accounts. He told me that there is no such policy!! I reminded him that I had been communicated otherwise by the marketing exececutive and then he says that the policy was changed just two days ago. I again reminded him that my disbursement was done over a month ago. Then he said in that case I should be getting it and told me to get back next day.

However, The next day, I recieved a call from the marketing executive and he says me that the policy was changed just after I booked the flat and all talks after that were actually "mis-communications"!!!

I was speechless! I just managed to tell them that I felt very much cheated by their behaviour and hung up the call.

I had taken their motto on face value that their word was their pledge and hence got cheated at the end. Had I been careful, I would have made sure that this refund clause is written somewhere duly signed rather than believing on some mouthed "policy" which can change any minute.

It is just not the loss of 25 grands or the extra EMI and Interest I am bearing for doing full disbursement, it is the loss of trust on my part for this builder. Now I know that every builder is same in nature whether it is called elite builder or not. So my advice for all people doing business with these people to be extra cautious and have every little committments on paper duly signed by them.

JUST DON'T GO BY THEIR SO CALLED MOTTO.. THEY JUST DON'T DESERVE IT!!!

Same thing happened with me when i booked a flat ( South Winds) through nk and the builders is Primac Srijan, Riya they offered me covered car parking ( documents available with me ) now suddenly it changed to basement car parking and the justification is same mis-communications, Mr. Mitra of Primarc said we sold more than 500 flats so there are some mistake are acceptable ...

Some discount is available as per advertisement and communication when we visited the site but when i approach at the time of booking, they said that it is not applicable for my Flats..

All clauses mentioned in the Application Form, Allotment letter everything is in favour of Builder they can do anything if they want ( i.e sold the property to any other customers and cancelled it again sold it ) but if they do not handover the property in time no compensation will be given..

New Real estate Bill clearly state that...

"A promoter shall not accept a sum more than ten per cent. of the cost of the
apartment, plot, or building, as the case may be, as an advance payment or an application
fee, from a person without first entering into a written agreement for sale with such person"

Builder gives below clause...

"this allotment Offer shall not be treated as an agreement for sale or transfer and the installments paid will be treated as deposits till the sale of the unit in your favour is completed"
I agree completely with the grievence stated above. I happen to be another victim for the cheats- Srijan Midland Marketing executive Subendhu Bhattacharya and thier financial officer- Dayanand Jha. Can somebody suggest is there could be a legal procedure to intiated against them. Please help us!!!

ISSUE SORTED OUT!!!

This is with regards to the above grievience and complaint against NK realty and Srijan Developer. We wish to take back the complaint above since our issue has been sorted out and the due amount of discount has been issued to us (me and my collegue Sandipan Choudhury) today via cheque. It seems to be a communication gap that led to the confusion but with great help extended by Mr. Samrat Pal from Srijan developers the matter has been investigated thoroughly and as promised earlier the discount amount has been granted to us.

Both NK and Srijan realty have proved that not only their projects are worldclass and unparrelled but the professionalism they vowed to is unmatched!
We are very happy with way our grievience was heard and justice was done. We would like to recommend people to purchase properties developed by Srijan and marketed by NK realtors as they are truely worth the value of money!

How can the same person give such contrasting feedback ? Just because he got the money back he is again boasting about their service. Why was the compalint raised in the first place if they are so professional and so sincere. I cannot digest both the complaint and the resolution. Looks so fake...
These complain and satisfaction notes are made by the marketing departments of companies.Very old strategy...
@ lund123 :- NK Realtors is one of the esteemed Real estate marketing company in KOLKATA having 25 years of trust. There is no need to make such cheap marketing tricks for NK realtors. The above case shows their professionalism and genuinity.

If you not already deal with NK, I suggest you to make a deal to experience their professionalism and customer approach.

thanks for ur feed back.we should deal with theses people very carefully and should not trust them at all.I am about to book a flat. but i have to think 100 times because this is our hard earn money.
@Kausik Roy, yes NK is in the business for 25 years..that does not mean they are customer friendly...They don's know basics of customer handling..Once they sell the flats they wash their hands off the customers...What kind of customer centric is this? Isn't it cheating? I am saying this from my personal experience..Future buyers, please don't go by the duration NK Realtors is in business..they have sheer worthless people sitting and enjoying by cheating people..

My NRI son living in the United States was interested in buying a property in Salarpuria Gardenia, Durgapur. But after our recent interactions with NK Realtors, we are sorry to say we are losing interest in the property. And here’s why:
When my son visited their website (http://nkrealtors.com/projectDetails.asp?id=56) on Jan 2, the base price listed was Rs 2650 per sq ft (plus PLC and floor rise charges)
He called up NK's Kolkata office and spoke to Mr. Rajarshi Bose on Jan 4 – and he confirmed the same price to my son: Rs 2650 per sq.ft However, when I visited the site, Mr. Shubhadeep Mukherjee (Property Advisor) told me a base price of Rs 2750 per sq ft
My son subsequently called up Mr. Mukherjee and he told the same price (Rs 2750 per sq.ft) on the phone.
Subsequently Mr. Shubhadeep Mukherjee sent my son an email on Jan 7 and the presentation attached in his mail mentioned the price as Rs 2650 per sq.ft.
This type of confusion regarding the property price is quite unexpected of a company like NK Realtors. After searching a lot for a suitable property, we zeroed in on this property, but NK Realtor's double speak has really hurt us. At present they are sticking to their higher price by totally ignoring verbal & written quoted price.

Be careful to deal with NK Realtors after booking with this agent you will be totaly ignoured also unable to contant with builder for any suggestions and grivances.
@Shibu Da - I have bought a flat from NK Realtors last year. I had faced some issue but when I sent an email to NK grievance, they took the issue up with the builder and was sorted out. So I can suggest you to do the same.
I bought a flat through NK Realtors. I didn't sign for parking space. Later I decided to take one. At the last moment, they offered one open parking and asked me to send INR 2 lacks immediately, Otherwise they would give to someone else. I live in USA and did not get a chance to see the parking spot. Based on their honesty, I bank transfered the said amount within couple of days and they assigned me a parking spot not in the same building. When i visited india next time and saw the parking spot, I realised what disonest, corrupt people are running this company. No one on this earth can park a car on that spot. I went to their office (wasted a day) and asked to give me some other spot or refund my money. The person who was handling my case told "You should have seen the spot before sending the money". He knew very well that I live in USA. They didn't refund my money. After that I communicated through email from USA. When I told them that I need to take legal action, The manager from NK told that they have bigger lawyers (gunda). They never returned my money.
Be very careful when dealing with NK Realtors. I will suggest, avoid if you could.

@Aswini Dey, we would request you to share your grievance to [email protected]. We can check the issue and take it up with the developer.
Would also like to clarify few things -

a) We never receive any payment from the buyers, rather it is paid directly to the developer. Therefore we are not someone to return your money.
b) If you had not booked a parking space initially, then it is quite possible that, space in the same block had sold out. Then of course you have to take a space in a different block.
c) We are working for the last 31 years and have survived only because of our service. Therefore we do not use any language that offends our customers.
d) We have a cell to take care of any grievance or complaints, which is also mentioned on our website. But we never received any complaint from your end. (if the booking was done with the name of Mr. Aswini Dey)

Dear Sir,



This is a follow up to my hand written letter, dated Jan 16/17, 2014 regarding my car parking space. Again, let me give you the reasons for my dissatisfaction on the allotted parking space.



1) This space is for one car. There are two concrete pillars (one on each side) at the tail of the parking space.



2) The total length and width of the parking space is just enough for a standard size car.



3) The problem is the distance from the tail pillars to the boundary wall of the compound which is just 10 feet (I measured it).



4) The length of a standard car in India is more than 10 feet (from bumper to bumper).



5) So, how can one park and take out a standard car if there is not enough clearance at the entrance of the parking space? The presence of the two pillars is the problem. If the pillars were not there, one can do easily. The front of the car should be completely out for at least couple of feet (pillar to the front bumper) before one can takes a turn. It’s simple math. It’s impossible. The clearance is only 10 feet and the cars length is more than 10 feet.



6) I asked for a standard parking space like other owners got. Before reimbursing the money (INR 2, 00, 000.00) I was not told that this was the spot (#191) I was going to get. You never told that this spot is for small car (nanno type), it’s not for a standard spot, the price is reduced, etc. I have all the email conversations with Srijan Realty representatives regarding the allotment of this parking space. Please don’t say that “I should have checked the spot before giving you the money”. When you emailed me asking for the money against a parking spot, I thought I had hit a gold spot. I completely trusted you guys in this matter. The world is running on trust. I feel I was betrayed by Srijan Realty.



7) The allotted parking spot is neither in the same building nor in the adjacent buildings to block 12. It’s far away from block 12.



8) I want to rent my flat. I am sure no one will be interested when they will see the parking spot.



9) It would be difficult for me to sale the flat without parking space.







If alternate suitable parking space is not available, please return my money as soon as possible.

All my communications were through Mr. Susil Tewari. Is he employed by NKR or not? He should be able to give the full history of this case. I have kept each and every email communication with him. Any money paid to the developer was through NKR. May be the check were written in favor of the Developer, but it was mailed to your office. If NKR is really an honest company, you must investigate the case. Thanks.
