[Resolved]  Puravankara Projects Ltd — Daylight Cheating

- Does not give compensation for delay in projects (they give hundreds of reasons for not giving penalty) inspite of compensation clause in the CONTRACT - e.g Purva FountainSquare delayed by 1.5 years but compensation not given to all customers i know
- Charges 24% interest for delayed payments but gives 6% simple interest for full down payments made initially
- Makes and Gets One-Sided contract signed by customers
- Shows Sample apartment of bigger dimension (as nobody measures sample flats). Customers think that they will get such an apartment. Customers are in for a shock once they see the ready constructed SMALL apartment.
- Charges monthly maintenance for customers YET to take possession -- Isnt it shocking?
- Charges unreasonable lawyer rates during registration

Please avoid Puravankara Projects as much as possible unless you want to self destruct.

I am planning to teach a lesson by escalating this to a number of levels.
-- Since company is listed on BSE/NSE, i get lot of leverage to play around with the Corporate Governance / Business Ethics Issue. (specially after outrage on what happened with satyam management) This issue if highlighted can wreck the company management.
-- Conduct video recordings of various suffering customers with their woes for Citizen Journalist section and submit to CNN-IBN. I am also planning to play this video for purva management
-- I will be threatening to take scientific samples of cement concrete mixture of building structure. If required, i might ask my Engineering consultancy friends to conduct a random quality check on the structure using sophisticated techniques. (Very important after Prestige Building collapse in Bangalore).

There are some other ideas as well which i am not sharing as of now but will reveal at appropriate time.

I am not going to take this lying down.

Dear Sir/Madam, My name is Raghavendrachar Jois, I live in Hyderabad. I had booked a flat in Purva Highlands by paying advance ammount of Rs 5, 00, 000/- on 3rd May 2020 by online transfer through Provident portal. It was for G-Glendevon-1602. I was told by Mrs Roopa, Manager-Sales, that the advance is to lock the special Covid-19 offer price and money will be returned immediately, if we didn't like the flat. As I was retiring on 31st May 2020, and due to the covid situation, I could visit Bengaluru on 29th June 2020 only for 3 days after getting e-pass for transit. After coming to Bengaluru, I contacted Mrs Roopa and requested for site visit. She told that due to corona situation, the Residents Association is not allowing visitors. As there were other furnished resale flats also in Highlands from an agent, I contacted them, and they arranged a site visit. After seeing the flats, we decided not to purchase the flat. We communicated the same to Mrs Roopa on 2nd July and Mr Akhilendu Paul Spoke to me and we explained to him the same and requested for money to be returned. Confirmed by email at 3:20pm on 2nd July. Mr Akhil told us as the accounts department is busy in disbursing salaries, it would take 15 days. Followed with e-mails on 22/7, 31/7, 4/8, 10/8, 12/8, 13/8, 31/8, and on 8/9. In addition to that I have made many telephonic calls also, requesting for refund. On 12th August Mr Darshan Pemmaiah, Dy Manager CRM, asked me to confirm refund statement showing a deduction of Rs 10, 030/- as Banking charges t/w billdesk on 11/8/2020. The same was confirmed by me on the same day. When I contacted him on 31/8, he said he working on full refund. Again I contacted him on 8/9/2020. He said it will take some time. On 9/9/2020 he sent a mail saying they are acknowledging e-mails and calls and are processing the refund as per company policy and that the refund will be made "AFTER THE FLAT IS SOLD". As we have not signed any agreement and I was assured of refund of full amount, if cancelled the booking, Purvankara must refund the full amount immediately. I am not responsible for sale of the flats or I can't act as an agent or broker and sell the flat. Please initiate action to refund immediately with interest as it as exceeded more than 2 months for refund.
