[Resolved]  Saijayini Builders — Unfinished projects in Mysore

Sai Jayini builders have duped consumers in Mysore. They have unfinished projects which they are not willing to complete. These are Brindavan and SaiJothi. The propreiter Senthil who hails from Coimbatore is absconding. One owner from Bangalore who has purchased an apartment with SaiJayini is trying to get owners to come together and file a complaint in order to claim compensation from this builder. If you are one of those customers please do write messages on this board and we can further discuss how to minimize our losses. It also appears that HDFC has a significant role in approving these builders and duping people to avail loans from them.

I have sent an email to you via this forum. If you havent received it, here's the gist. We are working with a Mr.Venkatesh in Bangalore who is negotiating with the builder Senthil and land owners Sathyanarayana in Mysore. But I feel legal action has to be taken as we may be losing time. Are you in touch with other owners ?

I am also one of the affected people because of Saijayini fraud. They have given me refund cheques which got bounced and I have a court case in Mysore. Senthil and Mahalaxmi of Saijayini are absconding and not appearing to court. The only option left to me is to get them arrested and produce before the court and look for justice. Already lots of other cases are pending against them in Mysore.

I am also one of those affected. I enrolled for a flat in their Sai Inchara project and paid Rs.4.50 Lakhs in Nov.2008. So far I have not received any agreement or intimation regarding the status of the project. My repeated efforts to contact the customer care executives assigned by them on their mobile phones are in vain. There used to be a telephone operator who was answering land line calls who used to say she does not know what is happening and that we will have to contact their executives only. Nowadays, I get a message on the phone saying that service to their numbers is not available. Surely something is fishy . . . Sitting so far away I am almost helpless.

You need to go to Saijayini Chennai office and catch hold of Senthil (MD) or Mahalaxmi (Chairman) to enquire about the status.

This is the reason I started this thread. We have to come together on this. Venkatesh, an owner of Sai Jothi is trying to get together with people and work with them to file a case against Senthil. At the same time he is trying to work out a deal with Sathyanarayana one of the owners of the property in Mysore. Come October I believe Senthil has no right over the property.

Can I please request all of you to check this website on a regular basis and may be discuss as to how we can meet Venkatesh or some of the other owners from Mysore in order to find a solution.

Hi : I have also faced the same problem. I booked an apartment with M/S Saijayini over 3 years ago and have not received my apartment till date. The promoters are not returning the money and am faced with extreme hardship since I have taken the home on loan from the bank.

My parents are also one of them who have already paid the full amount even though the project is 98% complete due to some issues between the builders and the owner of the land we are not able to get it registered. We have tried all our options but in vain. Im sure it is the same story for all o[censored]s here. My parents live in Mysore but we have purchased the property in Bangalore. i would surely like to know how we all are planning to go bout this issue next. you can contact me at [protected]@gmail.com. Cross verify whether your flat is not yet registered to someone else, because Saijayini MD Senthil and Mahalaxmi are illegally registering the sold flats to others to whom they owe money.

people had already started staying in the premises without registration since 2 years. They might have struck a deal with the owners and got their flats registered. Since the project was almost ready to occupy all the small works were completed by the owners themselves before moving in. Mean while we will be putting 2 separate Cases against Senthil and others. One would be in the consumer court which would be faster and the other would be a criminal case which will take at least 4-5 years before the matter comes to court, Our lawyer suggests an out of court settlement with the owners since the agreement is not a 3 way agreement. i.e it is not between builder-consumer-owner. The agreement is only between the builder and the consumer but the land belongs to the owner. There is another person who has signed our agreement for saiyijaini (who also has his case pending against senthil) who is trying to get all the remaining flats registered legally. Have to wait and see what happens. Hoping to get our property in our hands.
I purchased a flat in Chennai in the year 1996and paid the full amount to the builder and the sale deed was registered int the same year. Senthil Kumaran (mobile no [protected] / [protected]) was the owner of S.S Builders (now known as Saijayini Housing Pvt ltd- operating in Chennai as well as in Mysore) failed to hand over the flat till this date. We met Senthil several times in his Chennai office and his residence is above his office but in vain. Generally his father in law or Williams (mobile no [protected]) are available at his Chennai office[protected] protecting him. We have lodged a complaint in the police station and obtained a FIR . We tried to arrest him but he obtained anticipatory bail . He has to settle this issue by 26th Nov 2010. our e-mail ID - [protected]@sabco.in
Saijayini – Senthil kumar and Mahalakshmi are absconding from past few months. Non bailable warrants are issued in Mysore criminal court for various cheque bounce cases against these two culprits. Please post if you any details of these two criminals whereabouts.
I am one of the purchasers of their flat in Bangalore by name Sai Satyam. Consturction was stopped mid way and 11 o[censored]s have paid 85% of the money. We have started kegal action. So is there anything we can do to jointly (all the purchasers from Mysore & Bangalore) to get the handover from Senthil? I can get 11 flat owners from my side together.

Dhananjaya, Any update for the criminal case you guys have filed against him?
As for as I know more than 5 criminal cases regarding cheque bounce are pending in Mysore court at various stages and few have non bailable arrest warrant issued against Senthil and Mahalakshmi.
senthil is hiding in Tamilnadu and Mahalakshmi is somewhere in Bangalore i guess.
Is there any way we can trace them out and bring under judicial process?
Hi Dhanajaya, Thanks for the reply. Tracing Senthil should not be difficult as one of the land developer of mysore project (guess its Brindavan) is in touch with him and he got the JD cancelled and got the hand over of the project. Have you also filed a law suit against him? Why police is not arresting him. Finding
My Self Selva Kumar from Bangalore I am building material supplier. Supplied raw materials to Mr.Senthil Kumar for about Rs.2 Lakhs but I unable to collect or reach him. I lodged the complainet aganist him in Bangalore.
