Expat Properties — Refund on investment

Dear All

Saga of Expat properties false promising continues. I too got into the same problem of Investment in Marakanam (Mangalam) Project. My Account ID C1202630.

Since May 2016 i am fighting to get the refund till date only excuses and buying time again and again. Berlyn D’Souza who is ocassionally acknowledge my email with reply which only contains execuses and buying time.

Last email sent by Berlyn D'Souza with 2 dates of refund payments (2 parts) 22 Feb 2017 & 22 Mar 2017. This he can not deny in this forum as i have the email proof which was sent today morning (24 Feb 2017). Today he is buying me a week time for the first payment delay and that too after my followup.

Relationship manager from Bangalore Ayeesha to whom my first request for refund sent on May 2016, where i got update that official waiting period is 120 days for which i confirmed too. When the nearest 120 day period i got an update that they need another 120 days due to cash crunch. Also surprisingly Ayeesha told me that refund request is transferred to Dubai office. It took 120 days to uodate me this info, that too when i was following up for the refund.

I was in regular touch with Ravi Rangarao Rajan in Dubai office who is helpless. He is also depenedent on Berlyn D’Souza. I have met him in person and also explained my ongoing financial commitments in Dubai and urgency of getting my refund amount since May 2016. Only reply i get from Ravi is send email to Berlyn.

Finally first payment is recieved on 07 Mar 2017. Thanks to Dillon Elton (Dubai) who fast tracked the process and ensured no further delay. Hope the rest balance will also be completed as committed.
Everyone in this current economical situation undergo stress. Only thing at this time required is confident and assurance with dedicated commitments. TOGETHER WE CAN.

I have been facing a similar problem. Its only been excuses and delaying tactics. 3 months has now become one year and I have not got any payment. I too have repeatedly mentioned about the problems I am facing due to other committments. They dont care about the customers problems, only their own yet expect us to understand and accept their problems.
Why everyone talking about refund what about lost of opportunity and lost of interest.
I had purchased a block of land in Expat Utsav but had to back off due to unforeseen circumstances. I had followed the right cancellation procedures and had accepted the fine structure. This was in January 2017. It is January 2018 now and the people at Expat have been giving various reasons like RERA, demonetization, etc to state that they have no cash to provide me my refund. Sitting in Australia I have no way to start legal procedures against that company and I believe that is true for most of their investors (the company is called Expat for a reason).

They are sitting on 7 lakhs+ of my hard earned money and are causing financial hardships. As a company they think this is expendable cash whereas the quality of life for me and my family is getting affected by this.
I have paid them 14 lakhs for taloja for I bedroom flat 4 years ago. There is neither any construction nor allotment. I'm asking for money back from VP Agnelo and Michelle. They don't take calls nor reply to emails
The company has been duping all the buyers in a similar manner...I am also struggling since last two years to get the payout from expat. Every commited date just passes by without any output and new date is offered but no payout...going legal is the only option left... aggrieved customers can watsapp me on [protected]...let's go legal and ensure they are taken to task not only in India but also in Dubai... Although they must be used to it as they have duped a large number of buyers but presently with emphasis towards buyers issues, there is hope from legal system...let's all form a group on watsapp and plan further course of action.
