HDFC Bank Ltd, Home Loan — Complaint on HDFC Bank on Home Loan Loan Account number:[protected]

Dear Sir/Madam,

This email is in regards to an Home Loan which I have taken from HDFC housing finance Pvt Ltd around March 15, 2022, During my discussion with the sales person at the time of applying told me that the max interest he could get for after the approval of his manager was 6.55%, for 28 years tenor to which i have agreed. I had given all my documents for the loan process from my end. Everything was verified by the bank and my loan got approved for Rs 56, 00, 000 Lakhs which i had requested.

After about 2 days I got a call from the sales person, saying the the sanction letter will be ready and that I have to sign the documents for the disbursements to get processed. He had come to my home and got all the documents signed by me and my wife as she is the co-borrower too. All this was done fine. Then on 26th March, i had got a call from sales person saying that i need to go to the branch on that day sign the documents so that the disbursements can happen and during the course of the call, the sale person had told me that my interest was not approved for 6.55% but was approved for 7.10%, however since the commitment was made by his manager for 6.55% they tried hard to get me the same, but could not as the branch said they can do it only for 6.60%, this came to me as a shocked and at the last minute and was told me on the same day i had to sign the documents.

I had applied with HDFC because i was given a commitment by the HDFC manager of 6.55%, but till the last i wasn't told that it was approved by the branch for 6.60% - Now i have to end up paying extra on my EMI. I had no choice at that time to accept as i need to disbursement to happen.

I had gone to the bank on 26th March 2022 and signed all the documents for the disbursement, I was told by the sales girl at the branch that the disbursement will have after the registration of the flat happens. So i had registered the flat on 30th March 2022 and the documents were submitted by the builder at the bank by 3 PM on the same day. And i got a call from HDFC housing finance that the disbursement has be processed at 6 PM which is fine.

Now all banks knows that 31st March is the closing of accounts for the financial year, So the disbursement should have happened earlier...Since it was the closing of account the builder's banker Punjab national bank didn't accept the payment from HDFC and was returned back to them on the 5th of April 2022. I wasn't aware of this either my builder who has been chasing for the payment.

It is today that when i called the HDFC to check on my loan documents that was supposed to be sent to me by courier, i got to the know that the disbursement didn't happen as it got returned and has been cancelled.

As a customer how am i supposed to know this without the HDFC informing me. Now they want me to sign all the disbursement documents once again and asked me to Pay Rs 235 for the cancellation, to which I refused because it was no fault of mine. I told the sale person that I will not pay these charges as it was not my fault as a customer for my end i have done everything fine, this is an issue with both the banks so why as a customer i should pay. But the Branch Manager didn't agree to it and told the sales person that i must pay only then the disbursement will happen tomorrow. I told the sales person that i will not pay, so now the sales person his paying from his own pocket, which i told him not to do, he said Sir i have to do it otherwise it will get delayed more.

The bank can't do it. I have already paid by 1st Month EMI on the 7th April 2022, along with 2 days interest that had charged me for the 30th and 31st March 2022. Now since the disbursement didn't happen, the interest paid for those 2 days should be refunded back to me asap.

Now I have been charged as penalty by the builder because of the delay in the payment from HDFC which was supposed to be paid by 31st March 2022 as per their agreement.

For no fault of mine, I have to undergo so much of mental stress and also end up paying a penalty for late payment which was made by HDFC.

Since i have undergo so much of mental stress and my flat construction is on hold because this payment issue from both the banks.. I would request that i get a compensation from HDFC housing finance for this inconvenience and stress they have caused to me by not informing me about this issue and delaying the whole payment process.

I request a compensation from HDFC on my interest rate to bring it down to 6.50% for all the mess up they have created and not informing me of this whole issue untill i called them today to find out this problem which has put me into alot of mental stress and increase in my BP.

Please Sir, i would request you take action on this with HDFC and get me the requested compensation.
