Supertech Limited — Not getting NOC after signing settlement letter.

I am sandeep gaur, My flat is in Supertech eco-village 1, I have signed my settlement letter on 8th June with Deepak Vohra, They told me that after 15 days they will send me mail regarding other documents and than finishing work will be started in my flat. After sending mails at email id provided by customer care([protected]@supertechlimited.com) I didnt got reply. I went to supertech office after 1 month crm team gave asked me to wait for 10 days and gave me number of Alok Khanna, deepak vohra, chandan raj. After that I tried to call them but no one pick up calls, I sent emails to all of them and crm also, but no reply again. After that I visited supertech office again now they asked me to wait for 10 more days and gave me email and extensions of Guneet, pooja diwakar, reena, rohit kumar. I am calling and sending mails no one giving me the status. Each time they told me it is in accounts but they are not telling me why it is stuck in accounts.

I made a settlement in march 2015 in which it waive off my increased area .
After this I paid remaining amount and got a NOC . but yesterday I received area demand again with some interest .
When I called them, they are telling that by mistake area charge got waived off now only giving 3% discount on area .
Supertech is a cheater .they sent the possesion letter in dec 2014 with lot of extra charges . When I sent the legal notice, It reduced the extra charge and I paid it . But after signing some paper that say that I cant claim anything and cant go court, they send me the new demand in feb 2015 . When I *PHP Spellcheck Trial* that I had paid final amount and shown them the paper, they bluntly said that u have to pay it any cost .
I am preparing for court case .
what is NOC ???
It gave me a document that say that final amount has been paid ...
Is it same as NOC ??
Supertech has a history of recovering money even after sifting to the flat .
My Jija ji purchased a flat in its crossing republic society . While sending possession letter, Supertech ask for some extra amount that was not covered in BBA . After sending legal notice, Supertech agree to waive off the disputed amount so we paid rest amount immediately .
After this Supertech gave us NOC and Jija ji rented the house to someone .
After 1 year when we ask for registry, It start asking that disputed amount .
So finally we had to move to district consumer forum against this .
Matter is still pending before the court .
Did you guys part of Group Settlement or individual settlement?
As I know there is a buyer organization who are helping buyers to settle the illegal charges and they record it on 100 rs stamp paper.So Did you guys part of any of such organization or settled individual?
Beware of any such organisational .These are made by builders and persons working their are agent of the builders .
Whatever solution they provide is going to give problem in future .
Always do any compromise with lawyer(trusted lawyer not hired by organisation ) .
Builders generally do not follow their commitment of BBA and irony is that you are believing it will follow 100 rs stamp .

I am sure in 100 rs stamp builder will gain more than you . Ask any lawyer to read language of the stamp .
well explained ... The such assoctioan like NEFOMA is created by the builders and its members just exploiting the buyers .They take buyers for compromise then sell them . First they create unity and then sell them to builder .
Its leaders like Abhisehk kumar, Indrish guptil, Sumit Saxena, Vishal papneja, Mihir Gautam etc are just doing poltics and playing game with buyers .

They charge some fees for doing something for you . Even if they are doing something without money, stay away from them as they will have hidden agenda behind it .
In case of GAUR they gathered a fund in name of fighting against FARMER Compensation .
After they got sufficient amount, they started dividing buyers and finally they do not file any case .
and blame buyers that they did not go for the case .
In fact tthey divided the buyers and they keep many fake buyers with genuine buyers .
fake buyers will change its colour when they will get fund from you

Abhi recently inhone supertech ke settlement mai faswaya hai buyers ... Jis din buyers ko samajh a jayega peetenge inhe ... One name is Sagar chaudhary from NEFOWA .. he is calling buyers day and Night and acting like supertech agent and asking for settlement ..
I have attended a meeting in Supertech office organised by the NEFOWA(Abhishek Kumar, Sumit Saxena, Sagar etc)
in that meeting they clearly said that settlement is the best option and legal has no value ..

what kind of are they ?
I had done settlement through nefowa .
It is true that nefowa is in favour of settlement and they are against any case .
It is also true that nefowa chairpersons are motivating buyers to give FAR consent .
But its is individual decision ...
Nefowa is just guiding rest is your decision what you want .

But after doing settlement I feel that you have to compromise on many other important issues like CC and FAR .

I will advise do settlement after getting CC at your possession .

Manish ji was earlier part of the nefowa and left nefowa due to corruption of its other leader like Abhishek and Sumit, Indrish Gupta .

Never allowed these person to enter into your society ..

Abhishek Kumar is the broker of supertech . He used to sell flats of supertech but Now he has become the President of NEFOWA .

Settlement is a trap .. Jo isme fas jata hai vo nai nikal sakta hai .. vo fir legally apang ho jata hai kyonki builder ussse on by one ek ek consent sign karata jayega ...

Once you signed settlement letter on 100 Rs stamp, new consents and paper will wait for you to sign and you will not be having any option except signing it then .

Jo ek bar settlement sign kar leta hai fir vo bhi chahta hai ki doosre bhi fase isme ...

So be smart never get into such lucrative traps ...

Builder may give you different lucrative offer each depend upon conditions and circumstances like

1- Buyback (Accept only If is giving DD, no cheque or cash ) then only sign anything .
2-Transfer to new project (Simply reject it, It is honey trap )
3-Some future promise (Simply reject you need a court case to get it)
4- New FLAT in addition of existing (Simply reject )
NEFOWA is again cheating buyers in name of FAR case ...
They had filed the case just against authority and for them builders are victims . If you read their contempt application in Allahabad high court, you will understand it that it will benefit builder .

Abhishek and NEFOWA team are really a big shame of the society .

It is only our fault cause we follow them blindly . They publish lie daily .


On one side they are guiding buyers for settlement and suggesting buyers to give FAR consent, at other side they are filing FAR case .
Ask to help NEFOWA . First they will disguise to help you and finally will suggest to compromise with builder .
This is actually honey trap, you will see only honey till u get trapped .
After settlement in some month you will find that u had done blunder .

So stay away from such corrupt and builder association, they are working day n night to loot the buyers like builders .

Buyers ready the court case ke liye but these guys misleads them and take to the written settlement with builders ...
Us settlement mai builder ko hi fayada hua hai ... Usne humse baki bache pause bhi le liye and ghar abhi tak nai diya ... Ab to poori terah se lut gaye bhai ...

Isliye bhaio in par vishwas mat karna and builder ke sath koi settlement inke kehane par to mat karna ... Nai to aisa marvayenge ye log ki
NEFOWA is cheater organization . On Facebook they have a lot of fake profiles by which they praise themselves but in reality they had zero base among buyers . They work for builder and make fool of buyers .
In case of amarrapali they convince buyers to give remaining 5-10% amount before possession .
They told that after giving money builder will give possession in next 1 year and will also provide some discount at possession .
It had been one year, no sign of possession .

Kameeno ne baki ke 10% bhi pehle dilwa diye .

Abhishek Indrish Vishal etc are their main leaders .
Please stay away from them .
Settlement with Supertech is of no use .
I done settlement through NEFOWA last year .I had paid all money last year after settlement .
12% interest instead 24%
Half area charge .
No delay penalty .

Supertech assured us to give possession in sep 2015 but so far each month it say next month .
It had been almost one year but I did not got possession, instead It is charging maintance charge .


So moral of settlement .

1-Pay all money today
2-Get assurance for possession after 6 month .
3- But you will not got possession even after 1 year .
4- Start of maintenance from the day u paid all money .fight with Supertech again to remove it .

5- I[censored] ask for delay penalty for the period, Supertech will ask mainatnce .


Don't sign any documents with Supertech ... Do not pay any money till u are sure of getting possession .

Very informatic section .
I had paid all money after settlement in July 2015 in ev2 b16 of Supertech .
Many buyers had sifted to the project without completion certificate .
I had not sifted to the project yet but Supertech is asking for maintance and handling charge .

I do not want to sift there without completion certificate because I find two problem

1- It was not approved in 2010 map by GNIDA .

2-Distance between b16 and other tower is less than allowed as builder by laws .

This information I get to know through a friend of authority .


Supertech had sent me the mail for handling charge and asked to give it or take possession .

Anybody got such type of email .
