Ansal API Sushant Megapolis, Greater Noida — No agreement given by builder though already submitted 20% of the total amount.

Hello,

I booked a floor in Sushant Megapolis, Adjoining Greater Noida. I have till now given 20% of the amount to the builder. Still they have not given Agreement on stamp Paper.

Also, there was no mention of Free Hold charges during booking. But in the allottment letter, they have written that I have to pay 12.5 of the basic price as FreeHold charges. This is total cheating.

Also in allotment, they have mentioned to give possession in 42 months. But they have not included any penalty clause in case they fail to give possession in time.

Please suggest what can we do.

Please advice if there is any escalation clause for ANSAL'S "Shushant Sareen Residency" we are about to book an inventory there but we have given a hold back to our decision when we cane to know about this clause...

Sushil Ansal can kill people for blood Uphaar...this is just money.
people like these have no ethics or any regret, they just want to feed on common man.
Even the newer generation of his clan -Pranav ansal is of same breed and virtues. Easily one of the most unethical and incompetent builders around...such a fall from grace!
Ansal API credibility in terms of giving possession and / or refund of money may be treated good one compared to many other builders in the market . However, silence on possesion period is of course a big concern and Ansal API has to come forward if they are willing to uphold their existing credibility with following options for mega project Greater NOIDA / Bulandshahar :
1. Apart from verbal / written target period of possession, they should issue allotment on stamp paper with a fail proof target period failing which penalty clause could be applied on the builder .They may keep this fail proof target period comparatively high, but this will provide enough confidence to the investor and in turn to future investors
2. They have to set examples by really refunding back matured amount towards Investment under buy back policy .
Else one day, it is certainly going to become big news and Ansal API in that case will no more be treated different from that of who gets invested money and disappears .
This i'm writting as a well wisher of Ansal API and they should treat ``Complaint as gift '' .

I had booked a plot in ansal in the month of may after paying the booking amount i was not able to pay the remaining amount due to few problems, i have got a letter that my property is cancelled, so i contacted the agency from whom i got the property and asked him if i can get the money back or pay in installment, buy i was told that my money has been forfeited and i will to get any cash back,

kindly guide me if the ruling is that the company like ansal can do, i mean can they keep the money and cancel the property or thay will cut 20% and give the rest money back, as wont be able to pay now due to financial constraints, kindly guide that what should i do and how to get my money back atleast part of it.

I booked a 3 BD apartment in Fairway, Megapolis. It is in tower H, which was supposed to built and handed over in 2013. I recently visited the site and realized that they have now started theconstruction work for tower H.

Since I am paying per the construction plan, I am not worried about overpayment. However, I do have concerns about possession date and most importantly the cost.

One would anticipate the cost of apartment to soar as construction progresses. However, the issues surrounding other Ansal Properties become grave.

Question: Is this a bad investment after all?

I booked in year 2008 exactly before recession a plot in sector 5 of Ansal megapolis in NRI quota. During that time I opted 85% down payment & I paid close to 28 Lakhs. I am regretting my decision to do so.

Now I got to know that they were unable to occupy land in sector 5. Due to which they does not comment anything on account of possession or registration. They even dont communicate with us, no reply on mailsletters.

I need to get ride of this, any advise or Is anyone facing similar issue.
I have just sent a query to Ansal on this property. and then came across this forum. i am really worried especially the way a staff of Ansal or its chanel partner - Rakesh Kumar..disguised as Tanya was trying to dope Kunika. kunika, was trying to get somethihng out of her money and undisclsoed parameters added to the agrement. a response from her would be wonderfull if she got her issues cleaned up or not. i am gonna decided only when i get to hear from her. Ansal doesnt seem to be the right choice till then. They arent transparent, and neither have the ethics of being responsible. Has this project been actually been moving in last three years, or they are waiting for the metro to come up first, and till then ... just keep showing candy to handful of customers, to keep the project alive till then. i hope i dont get a response from a dummy customer AGAIN.

This is to kindly inform you that don't worry about your money which you have invest in Ansal because Ansal is a brand name in market and u know that its not a project just like 10 to 20 acre it is a Hightech township of 2504 acre which will take atleast 5 to 6 years to develop i have also invest in Ansal Astha project it is not possible that your money will be double or triple with in a year or 2 year it will take some time to grow up so be patients and always concern on 2 W...its wait and watch...

really all the builders are fraud.whether its ansal or lotus 3c . i'm worried about my two booked flat in megapolice and one in 3c lotus. all are delay in delivery. it is better to do FD than invest in real state
