[Resolved]  Bdi Sunshine City Bhiwadi — NON HONOURING OF COMMITMENTS

This has reference to the allotment of the above mentioned flat to the undersigned in your BDI SUNSHINE CITY BHIWADI

Regret to intimate you that it has been more than 75 days that the registration of the same has been done at Bhiwadi sub Registrar but we are still to get the possession.

We were told at the time of registry that it will take between 30 - 45 Days, after 30 days we checked and we were told it will take another 10-15 days by Mr. Pankaj.

When we checked with him after 45 days, Mr. Pankaj again told us that it will take another 10 days, after taking confirmation from the site people.

It has been like that continuously and we have spoken to Mr. ahmed, Mr. Verma, mr. Pankaj, Mr. Amritpal, Mr. Sachin etc.

We are yet to get the possession, even after 75 days of paying the amount in full. Today only we checked with your Mr. Amrit Pal and he said that there was some leakage in the apartment, and we have replastered it, but it will take 3-4 days to dry, you can come and take the possession if you want. It will dry out in 3-4 days. When I asked him what would happen in case the leakage is still there after we take the possession and we move in with our bag and baggage, he had no answer. And those 3-4 days is also subject to condition that it does not rain.

Dear Sir, Every paisa of our money is hard earned money, we have paid the amount in full, and we will take the possession only when we are in a position to move in, without any hindrance of any kind.

We have already paid the full amount and nothing is pending from our side. We even paid some interest on delayed payments.

I have a few questions :

1)Why are we given false commitments again and again and again? Give us a firm date, let us say, an year from now. we will not bother you for an year. But give us a firm date.

2)We have entered into a business agreement, and as per that, I am supposed to give you construction linked payment, and once I have cleared all my payments, you have to give me possession. In case flat is not ready, you cannot take money from me. In case I don’t pay by the dates given as per your construction linked plan, you can charge interest (Which you have). In case either of the party defaulting, interest is to be levied, which you have very correctly taken from me.

Now we want the interest for the delay that we are being subjected to. Request you to give us interest on the total amount that we have paid to you, for the days that you are delaying the possession of our flat & let us know when we can get the possession of our flat. (We will only take the possession of complete flat, in moveable condition only).

I am also a flat owner of Bdi.I did not agree with your comments.
May be you have some personal problem with bdi or any person related to the bdi.but you have no right to write any thing in public, because people like you creating unnecessary issue to prevent the growth on our property.you are writing here and there about bdi which will creating problem for investers like me.As well as i would like to inform you Mr.Ahmad is not with the group since last august and you are involving him in this matter. it means you are not updated with the issues.
so my dear friend if their is any issue with you you can clear it with the bdi, but please don't decrease our growth on investment.

This is a regular issue with BDI.I am living in BDI from last 2 years but still there is leakage issue in flats.Even Sumit Berry did not listen the complaints. Residents are very angry and one day some incident is going to happen.Ladies are ready to beat the maintenence and sales guys.It can happen any day. Maintenence employee are working in new tower and not looking for maintenence for residents.Earlier ladies has beeten Mr.Ahmed and other staff for delaying possession.
Now Resident Welfare Society is formed in BDI and Sumit Berry is trying to break it with the help of some residents whom he gives commision for selling the flats.All are requested to send complaints to [protected]@yahoo.com. We have to come together to face this builder and now day by day residents are getting angry and joining RWS.

this is not true i am also resident of BDI we the resident make this welfare society for solving some problem .the problem of leakage which is obvious with multi story building. the maintenance people are trying their best to solve or short out the problem.
But the few guys Working for RWS are not true their aim is to take over the maintenance in their hand because they are looking for a stable business where as the BDI project is under growth or under construction condition lot of work are pending if the management hand over maintenance to these people what will happen.
Resident of the BDI please look in to the matter and also think the HIDDEN Idea/motto of these people .

It is a matter of great regret that some worst resident of BDI, who are declaring themselves as office bearer of there so called RWS are engaged to misguide the general public of our city BHIWADI. But the facts are that BDI is one of the best resident society of BHIWADI. And the same may be confirm from the maximum resident of BDI Sunshine City, Bhiwadi.
Before take possession in BDI, I myself visited approx all the society of Bhiwadi and found BDI is best society. But due to some rumour about the BDI, I first entered the society as tenant. AND finally, when I was totally satisfied with the BDI management & maintenance, I was no any alternate but to purchase my own flat in BDI AND I am one of the proud owner of a flat in one of the best society of Bhiwadi named BDI Sunshine City. Even all my relatives, friends etc appreciated my decision to purchase a flat in BDI.
Regarding maintenance department of BDI, I am pleased to say that whenever I found any problems, I lodged a complaint in maintenance department and as a miracle; I found that there representative was in my flat in unexpected very short time.
Hence, all the general public are requested to please don’t be misguided by these so called worst persons RWS and be a part of prestigious BDI Sunshine City, I am sure you also be happy on your decision.

I think Krishna Gopal Mahawar is one of them who is getting commision from BDI else just talk about BDI society in Bhiwadi you will get the true picture of the reputation of the builder.This is the worst builder in whole Bhiwadi and this is the public opinion.Just talk to all the dealers on Alwar raod they will explain you the whole story of BDI.I request Mr.Krishna Gopal Mahawar that take commision by selling BDI flats but do not spread false rumours.Even you vote in BDI campus you will know the truth.
Who ever u are i[censored] know that what the dealers said about BDI then i think it got clear to all that who do so And infact i think that you might have tried for such type of commission and when your are not getting this you are doing such type of non sense.
I am Amit Goel based in Gurgaon. But most of time I remain out of country for official purpose. Presently based out in Finland. I feel like that I have done some crime after buying a flat in BDI.

For last 1.5 years seepage is not repaired. Spoke to Mr. Sumit & Mr. Misra so many times. For minor seepage repairs they kept the keys for 4 months. I had to get the apartment vacated from then tenant since the whole bathroom had to be demolished. Now BDI is asking me for the maintenance changes for those 4 months. When I did not have the apartment keys with me why should I pay the maintenence. Moreover the quality of repair work is thrid class. Labourers spoiled the wooden flooring of bedroom. Walls not painted properly after repair. Tiles have wide gaps & so many other issues.

Now Mr Misra or even Mr. Sumit doesn't respond anything. They have stopped any maintenece work in my apartment. They are asking me to deposit pending maintenence first.

Moreover I have observed during my visits to Bhiwadi that shafts & external walls of the whole Jade block have severe seepage problem. Rain water pipes are almost hanging in air. Plaster has come out. This is the plight of building just after 1.5 year since possesion. What will happen 5 years down the line! God knows.
From sometime I am seeing the mails related to BDI welfare society and today the news posted by below mail forced me to write and give my opinions also.

I am also having a flat in BDI Sunshine city which has been rented as I am having my service outside of Bhiwadi but would like to know more about this resident welfare society. How can I be the part of this?

I was also having the complaints from beginning and still some are pending which is not attended correctly by the maintenance department.

I am sumit Aneja Owner of a flat, I would like to be a part of RWS, currently I am in Delhi, please let me know I will come to Bhiwadi.
Even I have certain concerns with BDI, as per the original commitment and broacher provided at the time of Booking, this complex was suppose to have multiplex but now they are constructing studio apartment. To be honest I invested in this property because of multiplex.
I agree the construction quality is very bad and still water seepage problem is not rectified by builder
I too own a flat in EM1 which I got a couple of months back .Problems are still persisiting but the I dont see any lack from the Bdi management not to attend the irrergularities. How ever if RWS is trying to get things improved then, are they prepared to take the maintenence of the society solely as a body or will make the BDI management work as per the problems raised bythe residents

RWS never says to take maintenence on its hand.From the first day RWS says that it wil be looked by BDI itself.RWS will check wether it is doing properly or not.Our purpose is only to complete pending jobs in towers.Have you seen plaster and colour coming down.Is it looks a new society with possession less than 2 yrs? We residents have to live here for life long but builder is for only few years.He is our guest and we respect him as a guest but if he tries to divide the residents then what.This we all have to think.Pipes laid for gas supply are got rusty and if any incident take place then you will not get the time to come down as gas spread so quickly.Just imagine what can happens.Had once Krishna Gopal and Vinay725 go to BDI and ask for the condition of pipes of gas supply.Just doing colour on pipes will not solve the issue.They are not getting NOC for that.He will bribe and get NOC and will leave after few years but will put our lifes on stake.
In rainy season have you noticed water collected at main gate while going to office.It is because Rain water harvesting is not working.RWS is for these purposes so that whatever gap is there we try to get it right.Agreed that some will still left but atleast we are trying and not pointing each other.Better residents send there views on how to make things better.If still some feels that RWS is going to take maintenence only then its there mind set.We cant do anything except explaining them and try to change there view.
This so called group of some cheated, corrupted & fraud persons, declaring themselves as RWS, are engaged in declaring the genuine resident of BDI as their commission agents. They are one of the worst resident of reputed BDI society. They dont know anything else but to blame without any base. They also declaring myself as commission agent of BDI. Who paid the said money to me? Shame on this type of worst group of persons.

I agree with Mr.Krishna and vinay. Pointing out on some one is very easy instead doing something. And Mr. Amit and Mr, Sumit Aneja ji you are not living here so you can say whatever you want but we people are staying here n these worst people cant do anything and also will not do anything instead only looking after their personal issues.
And Mr, Aneja ji I guess when you faced the problem of Bachelors living in your apartment these management people had only helped you to through them out, which i sawed from my apartment.
No doubt i agree their is some issue in the complex but this doesn't mean you can post anything negative about our property ...which is useless and fake. It is ultimately affecting our market value also. And i guess ager aap ek acche resident aur owner hote toh its your first duty not say such negative about our apartment,

last two day we observe new mail from RWS people either kapoor, dogra, tehran or gerg it really pathetic these 4 person are cheating bdi resident freaquently on the behalf of RWS but they are doing nothing for residents, they only planning how to make money through RWS because those 4 people have no work in his office .

as per him, he is a advocate but he is not able to earn money to run his family that why he is planning to take over maintenance work through RWS & make money.He is a corrupted & kabaddi person.as per mail regarding 237 bdi residents associated with RWS & in AUGUST they recd 1200 rs the behalf of RWS just calculate 2 LAC 84 thousand + bandara collection 57000 where is money every day they are taking wine behind BDI also they are expending money from different we cannot explain here

who is blaming on bdi residents and Bdi complex, why you people don't write your Name and giving any solution to improve the situation.Just Blaming on Management and other people is not the proper way to react.

I agree with RWS and also with ajay that we should not abuse eachother on this board and should figureout the issues and try to find the solution for it.Some issues are written in above message by rws.I think these are valid issues and should be discussed between us.At the last we have to live together and not by the builder.So I request all to give suggestions on the above listed issues like pipes of gas supply or rain water harvesting or any other issue which may rws may not know.By discussing we can reach to some decision to what to do about it.
Lets came together to do betterment of the society.

Thats what I want to say. We might have some minor/major problems in our flat, but that can be solved with the talk with builder, which are also cooperative nature to solve the issue. But the so called group in trying to creat a fraud noise & panic amongst bonafide resident so that they will be able to purchase some property at cheap rate. Earlier the members of this group was engage in sms campaigning as "Right time to quit BDI". While asking other persons to quit BDI they never thinking about to quit BDI, only due to their fraud mind.

Anybody, can talk to maximum resident of BDI and will be happy to note that maximum are happy in BDI. Maximum persons are no any problems with maintance department.

Totally agree with Mr.Mahawar that THINK POSITIVE BE POSITIVE.Our aim is to combine together and work in the interest of the society.There may be idea differences between RWS and few people but the aim is same.Betterment of the society.As nobody has time in the evening to meet so why can't we make this forum to discuss the issues or share mail id's and sent the suggestions.It will just open us and help us to know each other.
I also request rws and other residents on this forum to share mail id's.
First we list the issues and then discuss, finalize the solution and then talk to management.Anyone want to come forward to talk or better to give in writing.That will be decided later.So enough for today, will meet tomorrow.
