[Resolved]  DLF New Town Heights Gurgaon — Extornist DLF

DLF Started Selling New Town Heights Gurgaon through agents across the country instead of advertizing it on their website . They called in Pre Launch. They did sell it through agents starting february. When the money was taken by wire transfer by them, they advertized this sale in the Web site by March middle and Increase the price by 20% with Some thing Called Preferential Location charges. This was universally applied to all the Big appartments.

Later the Agents in Collusion with DLF assigned appartment numbers to all the gullible persons who has paid up money in the prelaunch and imposed this 20% fee on them. Either you take the appartment or we will keep your earnest deposit.

A clear case of blackmail, deceit and extortion. Coming of top of it, A rude and arrogant person lying thorough his teeth sits as Customer Care GM. He forgets conveniently that DLF did not even advertize this sale till the middle of March. It did not accept direct communication through individuals through the middle of march and then claimed the agents are cheaters, not them.

Result: All the customers who are trapped are feeling cheated and let down by this appartement Sale by DLF. They cant withdraw their money since allotments have been done in collusion with agents and Customers have no way out.

I did some research on DLF bangalore project. It looks like DLF has some internal problems and liquid crunch.. that’s the reason it is offering rebate and discount with full down payment plan …and there is no sign of construction in Bangalore… approval problems… you may need to be cautious… No doubt DLF is good builder.. but with hard times these days can melt any hard rock.. wait and watch.. prices might go down. DLF says construction will end in Dec 2011. If they start now it will end.. otherwise don’t know..slow down. There is rumor in market that prices will go up.. this is how they make customers to buy soon.. I don’t think prices will go up .
My apologies for posting such professional comments on the website which may even amount to advertisement but I have dealt with Omaxe, M2K, Unitech and TDI builders on behalf of my clients and got them relief. The owner of website may remove the comment if they may find it to be offending but I am posting this advertisement with honest and sincere intentions to help people. I am a lawyer and on the basis of my past experience, I can get relief to all such people from Consumer court collectively though approaching the proper forum and the appropriate authorities. The relief can also include complaint to economic offences wing and getting an unfair trade practice inquiry initiated against these Companies if all the consumers collectively make complaint to the authorities. Does any one have idea for the construction of the tower M in sector 90, DLF has taken money for my apartment 2505 sqft nearly 40Lakhs by now and understood only excavation work has started few months back. Its almost two years now since booking. DLF has issues letter last year for the reduction on price and apartment will be handed over in 3 years from the booking.Looking at thr present status it looks like they will at least take 3 years more to hand over with the speed they are working. Is there any way to get the money back or shifted to other apartment of DLF. There is no amswer from DLF on such request. Is there any one else who is having similar situation like me for booking in tower M. Can we do something together by forming association and showing common face to management of DLF.

I had visited the site a month back and the construction is as per the pic posted on the DLF's website. However since there are no proper roads, visiting the site was a nitemare. I have spoken to many property agent and all have the same opinion that it will take good 5 years for any kind of appreciations. Also incase, DLF delays the handing over of the apartment, they have the penality clause applicable from the time of booking. Does anybody think we could get good rentals at that place incase DLF hands over the apartment in time...?

I would like to bring to your notice in the manner DLF has behaved after booking flat in their hyderabad residential project few months back. There was assurance that there will not be any increase in price but today I get a mail from DLF with following content.



We extend our gratitude for booking an apartment in New City Heights – DLF Gachibowli Extn. We take this opportunity to update you on the activities at site of the proposed project. The construction is in progress and a few photographs of the same are attached for your information.

You will be happy to know that the specifications of the project are being upgraded to make it one of its kinds in the vicinity. Due to this up gradation, an additional cost of Rs.400/- per sq. feet is payable and further there is a revision in the Township Infrastructure Charges (TIC) from Rs.140/- sq. feet to Rs.220/- per sq. feet.

Accordingly, the amounts due and payable by you are as under:

Increase in TIC from Rs.140/- to Rs.220/- per Sq Ft
Up gradation in specifications @ Rs.400/- per Sq Ft



Because of real state lobbies and power of large companies i can not reveal my identity so i need your help to investigate this matter and make sure DLF does not cheat it's customers like this.

I am a resident of flat No K-45 Ridgewood estate, Phase 4 DLF, Near Galleria Market, Gurgaon staying there from the last 8 months. I took the decision to stay in Ridgewood Estate just because of Security. Security was my only concern. I am very unhappy with the DLF as my Bike got stolen on 1st of June 2010 from the parking area no K-18 below the building inside the campus at 3 PM where around 200 guards take care of security. No action has been taken by Police and DLF Security as the FIR was lodged on the same day itself, FIR no 212 in Sector 29 Thana, Gurgaon. I called several numbers of times to DLF Security but no one gave response and disconnected the call. I waited for the police to come till now and now it’s the time to make aware people about the DLF societies is no more a safe place to live. I would request you to please forward my request to the concerned people to necessary action to take place. You can contact me at [protected]@gmail.com .

Also, I requested the president and Vice president of the society to take care of the issue. They just sympathized once and nothing has been action so far .

I have also requested people through other means to take care of their transport means and house equipments themselves as there is no more safety in DLF societies and flats.

It’s been 25 days now. I am without the transport. I am aware how much it is difficult to live without transport.

Is anyone aware if the construction has started in sector 90 in Tower “A” it has been more than two year from the date of booking and there no sign of construction so far. DLF is not even bother to tell us the reason, why construction is not happening in Tower “A”.
Has anyone notice, for last two month DLF is putting same old photographs in their website is everything is ok @ DLF end.

If you really wants to know how they have cheated the whole nation and not just the customers than file a RTI with the District Pown and Country planning commission of your area and solicit these information from them :
1. What is the FAR of your Building plan.
2. When did DLF submitted the building plan with the department and when was the building plan sanctioned by the commission.
3. Ask for the all the clearance they have filed with the commission pertaining to your building.
4. Copy of the guidelines for the clearance certificate.

We have found out the naked truth behind this devious and corrupt company. I have a property of Parsvnath, they are not good as well but much better than DLF.

DLF Ruining India
People should know how DLF is ruining India by continuing to take advantage of subservient masses of India. Indian masses are nurtured and indoctrinated over thousand of years to remain apathetic and obedient to the mighty Lords. DLF exactly know this very well and have exploited this very trait of Indians to become one of the most richest person on this earth.
In the year 2006 DLF had launched a 19 floor apartment at a prime location in Gurgaon called The Belaire. I also booked a 4 bedroom flat and paid the earnest money on the 5th of september 2006. Subsequently I received a payment schedule from them on the 30th September 2006 where I was expected to pay them the entire money by 5th of December 2008. The very next letter was a demand notice on the 16th Oct. 2006 for the next installment due. There was no mention of any Agreement, no mention of any building sanctioned or something but a demand notice for more money. I live next door to this planned building and I was very well aware that there was no movement at all on the construction site than why on earth DLF was seeking more money from me. The only relationship I had with this DLF was for the purchase of this apartment in this building, why on earth would they require more money from me when they have not even started to excavate the site area. I did not budge, but not for long. They again served with a notice on the 7th Nov. 2006 as a reminder of their dues. Imagine my condition where I am living next door to this site and not like some NRI or from Delhi, could see the development at the ground on daily basis. Right outside my balcony. It did not stop here and I received another threatening reminder from them on the 22nd Nov. 2006 to cough up the money or face cancellation that could result in the forfeiture of my entire money that I had paid to them. Despite the fact that there was no agreement signed, despite the fact that there was no ground movement, despite the fact there was nothing tangible that I could see with respect to this building yet, I relented and paid them the due money.
You can not imagine what was in store for me. The black shadow of DLF engulfing me and the peace of my life. They threatened me with notices and obnoxious replies over the and than came this letter on the 26th of December 2006 where they were patting on their chest for their victory over hapless customers like me and claiming to have performed the Bhoomi Pujan on the 21st December 2006 on that land. They have been threatening me of dire consequences, threatening me to confiscate my earnest money, threatening me of sending demand notice of another arrears due to the other expenses that DLF had to pay on my behalf like brokerage etc.. and after all this they have acknowledged that "Yes, we know that we had not even started the work at the site but what the heck, what can you do about it". You all would be shocked to know that today we have come to know ( after using RTI act and extracting information from the DTPC) that it was only on the 2nd January 2007 that DLF had formally submitted the building plan sanction paper with the authorities for the due scrutiny and approval of the project. It was only on the 18th April they had received the approvals from the authorities for the construction of 19 floor apartment called The Belaire. This only only proves the extent our nation has accepted the corruption as the way of life where one of the most richest man on this earth plays around with the law of our land without any respect or fear in the broad day light.
The story goes on from here and to the worst where I ended up with a cancellation letter in my hand and a cheque worth less by Rs. 46 lacs. Today it has reached to a stage where I have left my job of a MNC and have joined full time an Association to fight my case against DLF and bring them down forever. I would not go down come what may, even if I would be assassinated by DLF goons. And for The Belaire, it is a 29 Floor building today standing naked on the crossroad of Phase 5, Gurgaon hounded by 350 original allottees of the year 2006 for compensation worth more that Rs. 500 crores.

The crooks have lost yet another court case.

This disputed land is right on the main NH 8, next to Signature Tower and DLF is already halfway done building this 5 million sq.ft. compound. Accenture is already operating from here and shall occupy the upcoming towers as well. This is a very prime property and not less precious than Nathupur. Both these buildings would amount to not less than Rs. 1500 crores atleast.


In similar case of Nathupur land scam, DLF had pitched in Harish Salve as their lawyer in the supreme court and won the stay. They are going to do it again in this case as well. What I have observed during our research that DLF has never won a case in any of the judicial court of this country but they would use the lucane in the system and kept dragging these cases forever. They would have Harish Salve, Arun Jaitley, Ashok Desai at their disposal and use them against innocuous litigants and their honorary lawyers. A simple investigation of DLF board members would reveal their true intentions, in terms of negotiating with these litigations. Mr. Kameshwar Swarup, 70 year old, is third from the top in their organisational hierarchy. He is the legal head of the company and draws a package of Rs. 2.10 crores p.a.. Mr. Ravinder Narain is the Executive Director of the company and his team is responsible to contest all the legal cases against DLF. They also have Luthra and Luthra as their strategic partners to fight and negotiate legal and corporate cases in India and abroad. In terms of cases against them,


In Supreme Court (means they have lost the respective cases at all the lower courts and have seek the refuge of the supreme court now) :


1. Almost 60 litigations pending from the allottees of Regency Park, Gurgaon.
2. Income Tax case with a demand notice of Rs. 1180 crores on account of tax evasion.
3. CBI case against DLF's Ajay Khanna for bribing DDA officials. A case of FAR violation in their Jhandewalan Head Office building.
4. Nathupur case with a building worth more than Rs. 600-700 crores.
5. Silokhera case, Sector - 30, Accenture building case worth more than Rs. 1000 crore.

In Lower Courts :


1. In Delhi at CCI : Belaire Owner's Association, Park place Resident's Welfare Association, Magnolia Welfare Association, New Town Heights (Via Pankaj Aggarwal), Mr. PD Sharma, etc..
2. In Indore at Consumer Forum : Garden City allottees in different individual capacity.
3. In Bangalore at Consumer Forum : Garden City allottees
4. In Chennai : DLF were booted out and their MD was manhandled by the allottees. The project update is not available on the web.
5. In Hyderabad New City Town Heights : Numerous cases in the consumer forums today.


In informal chat with one of their executives, I learnt this about KP Singh and DLF. If there is something they would want to remember from their Army experience than it would be :


1. Land belongs to those who captures and hold it and owning is not enough.
2. You need army to thrive and in older days you would need goons but now you need lawyers to defend.
3. Leave the elegance to the tailor, do what you have to do to win.
4. There is a difference between a civilian and an Army men and that shall remain.


We are not against DLF or KP Singh but only would want to know why we should not have what is justifiably ours. Why we, the civilians, should humbly submit to the dictates of these corporates and their new age goons. We are not alone against DLF, as you could see now, the common civilized men of this country has awakened for its rights and this shall continue for the betterment of our children and the future of this country. We are doing whatever little we can to stop these corrupt people from ruining this country so that one day when we would look back we would not repent that we did not do what we should have done.
The Crooks are still charging for Parking Space although Supreme Court has ruled that Builders cannot charge for Parking space.

Take DLF to court...and don't pay them

dlf stands for deceit loot and fraud. i bought a space in jasola and though the entire building is empty they continue slapping service charges over three years which now amounts to a huge sum!no one wants to buy or rent the building. as it is leasehold. now dlf says each individual should get it converted themselves ! jasola owners should stand up to this crroked and corrupt ownership!
