There has been a lot of hype about this company "Dreamz Infra"

A lot of websites like Consumercourt.in, HarshaSagar.com, etc have a lot of reviews, mostly negative about this company.

I finally want to clear this doubt in people's minds about this fraud company.

Following are some important facts which you should know before you deal with Dreamz Infra.


Mr.Sachin Nayak is the Khal Nayak of the company, the master mind who has a criminal record and also has a lot of local contacts because of which he is not going behind the bars.
Master mind properties, square foot properties and dreamz infra are all same companies which have been cheating people.
He is spending lakhs of money on advertising to fool more people.

I have a friend who's friend is working in Dreamz Infra. She has told me many horrible things about this company.

Employees are treated like !!!!

Salary is not paid on time!!!

Past 2 month's salary is still pending (June and July, 2012)

Sachin Nayak fires people whenever he wants without talking to them, without notice, without exit interviews. Then they dont pay you the salary and never gives you the past month's salary slips also!! Such a choot company mann!!!!!

Sachin Nayak sleeps with the female employees by paying them money and some times gives flats also. Girls also sleep with him because they get money. His wife Disha also does the same. She keeps sleeping with other gents. Both of them do this and both of them know they they do this.

They both are planning to migrate to other country after looting a lot of money from India.

My friend's friend who is working in dreamz infra said that Sachin Naya has hired some online companies to is working on spreading positive reviews about Dreamz Infra so that more people can be fooled to get money.

Currently there are 3 to 4 seo companies working for dreamz infra. The whole websites and online activities are handled by a person called Vikas who is working as an under cover employee. He never comes to office. I have heard that dreamz infra has provided all equipments like laptop, internet connection, etc and he is working from some secret location. Only he comes to collect money, that too in cash so that there is no records of any transactions.

My friend's friend said that Vikas has very good reputation in this online Google field and has worked with very very big brands in foreign countries. I will try to get his company website very soon as my friend's friend does not know it right now. But he is a Bangalore guy only and his number is [protected].

Dreamz infra also has at least 20 - 30 guys who go to internet centers to keep posting positive reviews on review sites.

And guess what this online Google guy Vikas did? He created 50 - 60 customer video reviews to fool people and I heard that he is helping Sachin Nayak a lot in cheating innocent people and sachin keeps talking about Vikas in his office all the time.

Vikas is playing a master mind's role in dreamz infra. Both Vikas and Sachin Nayak should be behind bars. These kind of people should be cut their penins and beat till death.

I have told my friend to get me more details of Vikas and his company. My friend's father is a criminal lawyer. I will bring this to news and media.

    DREAMZ INFRA BANGALORE
    Biggest frauds.Every time we call them,they say that we just sold out in this area.We have in a nearby area.No professional marketing ethics.It is amarketing company that thinks that they can grow by speaking lies.I know that they have been marketing some 6 flats in an apartment for last 1 year near silk board Nandhi Tyota Showroom.You just call them everyday once ,they will say that we started selling these 6 flats 1 week back and we have sold 5,only 1 flat is remaining.After 1 year if you call them also they will tell you the same thing.

    All the advertisment messages that they sent to your mobile are fraud and misleading.They will sent you a message saying that flats are available in Koramangala.Just give them a call immediately once you receive their message,they will say that just now sold out ,we have flats in chandapura are u interested?
    So for Dreamz Chandapura and Koramangala are same.

      Squarefoot properties - thieves, cheats, frauds
      Dreamz infra is another name of squarefoot properties.

      Goondas - squarefoot properties / dreamz infra.
      Thieves, cheats, frauds, killer - squarefoot properties / dreamz infra.
      The squarefoot properties / dreamz infra is a broker.
      They will book one flat to multiple persons.
      One dump who pays highest at end will get the flat.

      Sometimes they sell single flat to multiple people too with fake papers.
      They will run like a dog for getting your booking money.
      Once your cheque is cleared, they will avoid you and search for another booking the same flat.

      They will cheat you.

      I booked a flat in dreamz infra.
      They have taken 12 lacs rupees as booking amount.
      Twelve lakh rupees - i have paid.

      Can you think how many days savings will make twelve lakhs rupees?
      I took 10 years to make this money. but these frauds took it at a single instant.
      I have paid them in july, but no refund so far.
      I have lost my mental stability and so i have lost my job too.

      I am writing this to make aware all the people not to get trap with such squarefoot properties.
      I am sure that someone will surely comment good thing on my review,
      Bcz they have hired excellent guys only for putting good reviews on internet.
      Because of many bad reviews over mouthshut.com, they have deleted that thread.

      They have served jail for many times.
      And they are out with the help of one of their police relative.
      But how long they will survive in this world.
      Their main targets are the software/it people or non-karnataka persons.

      Because software/it people are very busy in their life.
      Software/it people are very good, innocent,
      And will always fear to walk to police station.
      So they will ask your procession casually while taking the booking amount.
      Once you say any software comany or your profession,
      They will run behind you like a dog for booking amount.
      Then you are trapped.

      Squarefoot properties / dreamz infra are 100% fraud.

      Be sure before you invest with this realtor, when you match the properties that he showcases on his site or the advertise, are all fake. Details below>>

      I spend half of my day in visiting their sites at EC, namely - Dreamz Sampoorna, Dreamz Sankalp etc ... My doubts is how to trust this new builder as they dont have any construction work going on. Only digging is done for project name Dreamz at silk board.
      The above 2 properties are under going BDA approval.
      Can anyone help me in following :-
      1. How to verify that BDA approval is in progress?
      2. How to make sure that booking money is refund if BDA approval doesnt happens or SBI banks refuses to give loan for their falts?
      Very Sad ! You should have inquire first before investing this much money. Thanks for sharing your bad experience about Dreamz infra property.Now a days they are giving advertisement in news paper that 50% off on every flats, for a while I was also thinking that why this people are giving this much of discount, I have seen their website in that also they have mention that no need for loan you can pay for easy EMI, this itself tells that they are fake. Go always for SBI bank approved properties. They are verifying all the things about property.

      I'm really confused can somene suggest wo has really purchased flat in dreamz
      just don't say about sachin, because he went jail because of the investors greediness and laziness. When things happen good we just appreciate the people. If it goes wrong we blame others. I think you lost money not because of sachin it is because of your laziness. I have invested and now I am benefited with good flat without any extra amount. Is every people will return the money after coming from jail ? tell me truly ask your conscience. they will try to avoid the investors but sachin called the investors and settled the amount.when people grow well we start putting on them that is because of jealousy. please don't do it again because you may be in the same situation.       Hi All,

      I really doubt on these projects by Deamz GK.
      How can a builder give the projects in such low cost when the construction and land cost is so high?
      How is the quality? Has anyone seen the completed projects?

      If anyone has booked flats from them please give me the contact number.My contact Number is [protected]
      For those who have booked the flats please let me know the timelines on completion of the project.
      What is the penality clause in teh agreement in case they dont complete the project on time?

      What I have heard from my friends is that they were selling flats an year back and they were telling that they are going to start the construction work in 2 months time. But still the land remains like that only and project is not yer started.

      I have not met even a single customer has got completed project from them.
      Today i visited five sites of DREAMZ . The lady mentoned that the construction work is going on and all 1 and 2 bedroom flats are booked. I still went to see . In all the five sites, I could only see grass and
      shrubs. No guarantee that these sites belong to DREAMZ. The Dreamz sales guy said I need to pay Rs 1 lakh to get a copy of legal documents. There is no one to correctly guide you to their so called
      'site'. I am sure except for 1 or 2 no one ( especially the girls attending the calls ) knows where the
      sites are there because they are not even able to give directions
      BEWARE OF THE DREAMZ
      I have paid a heavy amount for Dreamz Ekdant (Rs.10, 00, 000). Can anybody tell me how to get back my money please.
      What is the procedure and whom all to contact: Police for a FIR? Consumer court? Civil court?
      Have not signed on any papers yet. Yet they say 120 days. I feel I have made a big mistake and want it remedied immediately.
      On the website and plan they say its 19200 sqft and in the document 9600 sqft When I saw the site it looked more like 60x80 sqft. Unfortunately it was sold so well to me by telling me about discounts and voucher options that I borrowed and came up with the amount.
      Please help
      All guys out there, please read online reviews before investing in any builder. Social media and online information is a key to know something before we take any step. Hard earned money, please think thrice or several time before you take a call.

        They sell flats costing 25 lacs (supposedly) for 7 lacs. Can you believe this joke?

        I am a victim of their project already in Bellandur and and can tell you their boss Sachin/Kanhaiya are cheats. They sold me the 5th floor and now are not completing it. Do not buy anything from them.

        Real Estate — I never forget frontline builders

        Last month we went to buy a flat from frontline builders. Really I thought to go another builder at first. Because they had taken some time. But after one week, They showed a well furnished flat and they offered 100% home loan also. In my life I can not forget this experience.

        Square foot Properties — I like this flat very much

        Who ever you are, i am really surprised to see complaints here. According to my experience of living here in Andrabi classic of Square foot Properties, its really a nice place to live in, I am really satisfied as well as honored, I feel great at the time. I receive guests and they start praising this apartment and my Flat. All around jogging track you have musical speakers, basement car park, greenery all over. Builder is also a nice persion, he listen to problem and simultaneously solves it. these are my views of my experience, i am happy to have a flat here and seeing everybody happy too.

Drear friends, they are open cheaters in Bangalore. as a customer when inquired about the project passion sarjapur road, they said that as a launching offer they will give two bhk flat for 8 lacks . this amount we have to make them immediately with in 3 month from the date of booking . that to they are not arranging for home loan, we have to take personal loan and complete the payment. they take 5 years to complete . nobody knows when they are starting construction, taking approval etc . in their website they have given 8 floors elevation but they are telling like it is g+4 floors building . dear friends pls don't book with them it is your hard earn money . pls invest where you feel is worth. they are the big time cheaters. they will grab your money and run. BE CARE FULL - THEY ARE ONTHER ORANGE PROPERTY in Bangalore who have offered benz car for the villa. they are now in jail.         I think in all over bangalore dreamz infra is the only one who is doing the right work in real estate world .i experienced and i believe after searching flats in different-2 place finally i visited dreamzinfra and there i got which i want.
        so i don't believe like dreamz infra is doing cheat with their customer.

        Hi dear one's i do not agree on above words... why because they have explained me, every thing about there projects how exactly it works out and how we ll be beneficial at present and as well as in future so i;m totally satisfied with their service and i booked a flat @ silk board SAROVAR project .. and i would like suggest you to buy a flat.. so that you can save your money up to 15 lakhs...
        Guys, be very clear before making statements. My self taken 1 flat and still in approval stage (Approval Awaiting), believe they can have this approval in place very soon.

        If they are really a fraud builders? why will they invest 1200 Crores to buy Sarovar Project Land. Keeping this aside they had very clearly explained that their all projects are in initial phases. Pretty sure they will take an average of 18 Months to complete 1 Project and logically it is true.

        When they are in the initial stages how is it possible to make a statements that their all projects are bogus? one reality is that they are targeting middle class families by offering less Sq Feet with more advantages. No Surprise if anyone taking lesser sq feet will have lesser price. Please understand the reality that 1 Sq Feet rate in Virat Nagar is ranging from[protected]. Depending on the what type of land (A Katha, B Katha and Others).

        Being such bigger projects, do you think they will construct apartments with B Katha? be clear guys before making statements. Please do the ground work and come back. There was a statement made above by one of the victim, show me one place where you are getting land for 8 Lks in Sarjapura? if so then that is panchayathi land, why will Dreamz team will go for such lands and sell to us. Please refine your statements and look at the ground reality..

        Finally I feel they can give us the best deals with more benefits; as they recently started close to 16 Projects in Bangalore. So we cannot blame them till they complete their project. Lets see the reality after completing their at-least 1 project. Refer to Rupena Agrahara Project, chances are there that they can complete this project in next 10 Months.

        They got criminal back ground the existing clients those who had booked the flat do you think they wil get the flat to u. no not at all, with u r money itself sachin naik the gr8 theif done an agreement with the landlord giving intial token advance rest he wil commit he wil pay within a year to the landlord then he wil start prelaunch offer starts booking with 100% payment option customer obviously attracts for offer then he wil ranaway. customer and the landlord wil face the problem case wil be registered on him but he wil not be available for you he wil settle in u.s one fine day jump jeelani same old story when he started frontline builders in 2007 in cv raman nagar.

        They are about to complete a project at Silk board. That is true. I have visited their office recently to check whether I can invest in any of the projects. The minimum downpayment to book a flat is 25%. Those interested can surrender more. They are not taking any loan from any bank. So inorder to complete one project, they need to open 4 four projects and use the booking money to complete the project. This prinicple works for the first few projects. The Manager told me that they have now 41 projects (lauched/ in progress) in Bangalore. In order to complete 41 projects, they have to lauch another 160 projects or atleast 100 projects. So this princple collapses very quickly. Within 1.5 year or max 2 years, either they will runaway from Bangalore or commit suicide. I have detailed discussion with their Manager. They do not realize the challenge/risk of executing 41 projects. They do not have Engineering / Technical Staff, or Contractors / legal people. I did not get any confidence they have the capacity to execute 41 projects. What we see in the office is only non techincal staff to collect money. Those who have booked now will be running behind courts and police stations in next two years to get back their money.

        DreamzInfra is a fraud company ...and Sachin/Kanhaiya are cheaters. Publishing some tempting offers they just attract the customer. Majority of their project not got the approval and few just MOU is signed with land owner. You can cross verify about the company from various bank. One important pointis multiple name is registered under same company. This because it will help them easy to channelize their fund to different purpose... Even their representative like Pankaj, Rezwan, Rajesh are useless. they deal the property as if its a fish market deal...

        My suggestion is be careful this kind of cheaters. Better go for some reputed builders...

BEFORE 2.5 years this company SUMANTH KUMAR DAS AND AYESHA and directors was in jail. now they got release and the same team started above said new company's but both t owner changed t name as SACHIN AND DISHA.         Dreamzinfra GK pvt ltd (Squrefoot properties) company are big Frauds and cheating innocent people. It is into Real Estate and selling Flats at very low price in Bangalore. Earlier they were marketing real state agent who sell third party property to cusotmers. Now they started this new cheating business to give flat on very less rate by paying 25% to 100% advance. I am a victim of their project "Dreamz" already in silk board and can tell you their boss Sachin is a big time cheat .

        They will run behind you until you are paying money and after that they vanish. I got cancellation after 1 year and they didnt give me any justification for that.

        They have made all the arrangements to make us fool. When you step into their office they will try to impress you by offering free snacks, dry fruits, soft drinks etc... They also take you to a site in posh Taxi.
        They are posting good reviews/comments all over the Internet and have hired men for it. They have even opened a website names dreaminfrareviews.in for fooling/misleading people by good reviews.

        Earlier they had company named Squarefoot properties which they closed down after cheating many people. Very soon they will close Infra as well and run away.

        Be Alert and never ever fall in their trap even if they offer you at very loq price.Dont waste your time and hard earned money. Never go to Infra.

Every time they said different things for some of my queries related to legal documents. More over they don't have money to start the projects. They forcefully ask money from their customer.
        And as i saw squarefoot property's owner name is Sachin and same name is for Dreamz infra's owner also. I think there is some relation between both. They are fraud.

        - All major banks who provide homeloans haven't even heard about this company. Who are they taking loan from?
        - CEO gives in writing the dates for project progress and misses them by months together.

        Disha Coudhari - MD of the company...her name is only on the awards they have shown and not any where...for india 'what it is' any women at MD position so young is pron to be awarded. So these awards are for Disha Coudhari and not for Dreamz

        its inception in 8th March 2011, not a single flat was delivered till date. all their projects are either on-going, new launch or sold out...but nothing as completed till date.

        They have celebrated their second annual day - 2013... as their inception is on 8th march 2011...i guess their 2 yrs in not over yet

        What a flashy office... with 300 employees, videos of appreciation, snacks, cool drinks, 10/15 separate cabins...but why should they need it? why should they invest so much to make their office flashy???

        It was very surprising that within 24 hours of posting my comments on social networks and complaint forums, I got 33 calls and 4 FIR against company.

        There has been a association formed by deamz infra clients supported by other builders, that includes 4 lawyers to hook you all.

        Big question :

        You have nearly 12 sold out projects with average 40 flats in each. If we Consider just Rs 3 laks for each booking, that means you would have collected nearly 12 x 40 x 3 : 14.40 crore and there are nearly 20 + ongoing projects. Approx a minimum business of 50 + crore .

        Where all these money is going on ? Why not even a single project started in last 6 months.

        Guys, its really a blunder if you invest in Dreamz. They have come with a clear plan of trapping customer make some money and run away. Its a clear evident that almost entire project is pre-launch and i happend to check various projects details and many doesn't even have proper documentations and wherever they show sale agreement has been done with land owners validity of those deals are expired wherein these ppl still claim they have mutual verbal understanding and in sometime they will get it done. If anything goes wrong neither you nor dreamz can sue land owners.

        I would say investing on these people is more like uncalculated risk. Management is very smart in hiring ppl as well they brought all freshers and in experienced ppl and given very fancy designations so that if at all they run away these ppl will not know anhything about it.
        Including mobile number what entire Dreamz team is using is registered in company name so that employess dont get caught.

        When you book a flat immediately or 3 days max you have to make a down payment wherein cancellation takes 7 days and settlement 3 months. this is a clear looting and just be aware of this. When these guys can offer such attractive price i am sure other also can offer same price on pre launch. Just do a little bit of research thats it... I have shared my personal opinion and its upto you to take a call whether to go with them or not.

If they have courage and they are not cheating innocent customers then ask them to explain here on which legal points they have cancelled our flat after 1 year and after getting full advantages of our hard earned money.

        After visited to their office/project site with their executive "Sehanawaz" and discussion with their Vice President Mr. Nisar, we booked 2 flats on 16th April 2012 which is a prelaunch offer.

        At the time of booking the vice president agreed to our below points after taking approval from the senior management.
        1. 20 % of the total booking amount shall be paid before 15 days from the date of booking
        2. Remaining amount will be paid after the bank loan sanctioned from the concerned bank

        These points they have mentioned in our booking form dated 16th April 2012. Also these ware mentioned in the MoU prepared by them with Notary registration dated 14th May 2012.

        Hence we paid 20% of the total booking amount in two installments with below dates:
        • 16th April 2012: INR.1, 00, 000 /- (One lac) for each flat by bank cheque
        • 03rd May 2012: INR. 4, 60, 000 /- (Four lacs sixty thousand) for each flat by bank cheque.

        After the land registration and bhoomi puja on 6th Sept 2012 they started asking for the service tax and VAT for the paid amount.

        Then we went to their office and after the discussion with the CRM (Mr. Ashis) and the Director (Mr.Pankaj), they said if we fail to pay the service tax at this moment they will cancel our flats.

        Hence we agreed to pay the 2.5% service tax of the paid amount. On 26th September 2012 we paid the service tax of INR. 14, 000/- (Fourteen thousand) to them for each flat.

        Till 7th March 2013, they have neither started the construction nor received the BBMP approval and the possession date as per the MoU is February-2014.

        But they started demanding of more money INR.1, 00, 000/- (One Lac) for each flat since 10th November 2012 by sending SMS and phone calls. Every time we updated the executives to go through the MoU and booking form, if any doubt please contact Vice president but all in vain.
        Finally we both decided and went to their office to discuss this with CRM (Mr.Ashish). But he strongly demanded the money and threatens to cancel our flats.

        On first week of December -2012, we again went to their office to Met the Director (Mr.Pankaj) but he was not interested to listen our queries and ran away from his cabin. After waiting more than 1-2 Hrs we came back without any answer. At the mean time we updated all the calling executives to go through our MoU and booking form.

        On 20th December 2012, they sent a legal notice to my friend but I did not receive any notice. My friend received and accepted the notice.

        In the notice they have stated that “as you have failed to pay the further funds to my client, they are put to a great hardship and loss, hence they are constrained to cancel the booking made by you.”

        On 26th December 2012, after consulting with advocate my friend replied to the legal notice both to the advocate and their MD Disha choudhari with all the above points and requested if they have any concern to the points mention in the replied notice they can reply within 15 days from the date of receipt of this notice.

        They received the replied notice on 28th December 2012 and the advocate received it on 31st December 2012. But none of them have replied so far.

        We continued our communication to the new CRM (Ms. Neela) over the phone and by email. But she did not response to our email but continue to give false promise over the phone.
        On 24th Feb 2013, we went to their office again to meet the President (Mr. Nisar) at 14 Hrs after taking an appointment over the phone from him. But due to not feeling well Mr. Nisar left for the day.

        Hence we met the CRM (Ms. Neela) and after the conversation she introduced us to another President (Mr. Shashi). After putting all our concerned in front of him, he inquired the flats status in front o[censored]s and confirmed that the flats are not cancelled and requested two days of time to discuss our concern with the senior management and Mr. Nisar.

        We sent a reminder email in 27th Feb 2013, but as usual no one has replied to it.
        On 3rd March 2013, we again went to their office and Met both the president (Mr. Nisar & Mr. Shashi) but they updated us that the flats have been cancelled and resold to other customers.

        When we asked why the flats are canceled without replying to my friend's legal notice and without any communication and we want these flats back, they said they will discuss this in HOD meeting and update the status by 5th March 2013.

        On 4th March 2013, we called Mr. Nisar and he said please come to office on 5th March 2013.
        On 5th March 2013, we met Mr. Shashi and he said the HOD meeting is not happened and it is reschedule to 5th March 2013.He asked us to call him in the next day morning.

        We have handed over the following docs to him to discuss in the HOD meeting.
        • Photo copy of booking form
        • Photo copy of MoU
        • Photo copy of replied Legal Notice of my friend
        • Photo copy of both the acknowledgement receipt of the registered post
        • Print out of all the email communication to CRM (as he asked why we have not communicate this to them earlier)

        On 6th March 2013, we called him again and he updated us that the HOD meeting is not happened again and the final decision is that they have canceled our booked flats.
        We have sent an email to both the presidents and informed them over the phone to reply to our email with the reason for the cancellation. But no one has replied so far.

        On 5th March 2013, Their New CRM (Ms. Dewanshi) called and updated us that the cancellation cheques are ready and collect the same by submitting the original documents given by them.

        On 08th Mar we went their office and asked the final decission. Mr Shashi told your flats have been cancelled and there is no way to continue and gave our cancellation amount of Rs 5, 74, 000/- (Including Ser Tax). We requested them many times to continue our booked flats as per agreed conditions and finally requested them to pay at least some interest as this was not the legal way to cancel our flats after one year and they didn’t keep their promise according to prior agreement. Then Mr Shashi told us to inform after their management discussion regarding this cancellation as this was not legal cancellation.

        We got back our money after so many struggles as their given cheques have been bounced initially due to insufficient balance. Now they are not ready to respond us and denying giving interest. They have utilized our money for their business around one year and cancelled our flats without any legal reason. That means they cheated us and took advantages of our money without any interest. We have not signed on cancellation form and not returned any original documents to them as the cancellation happened from their end and which is illegal.

        I am taking legal opinion to file complaint against them to recovery my loss. But my choice is GUJARAT’s option first before legal option which is to express my opinion in front of peoples rather than fight against them silently.

        I sincerely want to thank each one of you for sharing your real time experiences with the world and thereby helping many others avoid falling prey to such gullible dubious looking scams currently prevalent in the market. I'm obliged to share my experience here so that I can pay back in a small possible manner for the help internet gave me in the form of all your valuable reviews which saved me from being victim to a sure scam. I would consider myself extremely lucky enough to just save myself from falling into their trap at the last step which I held back in the form of not issuing them a cheque. The sole reason why I'm sharing my experience is to make all you vulnerable looking public like me aware of the expertise these people hold in conning the public.

        I recently visited their office after having seen their ad. I've been hunting for a good property for a long long time now. But I'm not one of those who will either hurry or compromise on anything in order to book something which I'm not totally convinced about.
        So when they took me in their cab for a site visit, their executive tried his level best to impress me with everything that he spoke. It was all too good to be true.After returning from the site, I saw their model flat available in Silk Board too, where in the building was in a stage of partial completion which should take at the max another 3-4 months before possession. When i returned back to their office, we started talking about money matters. Without dwelling on the length of the discussion, I would like to inform you all that they were ready to give a 10% discount on the total flat price to me if I agree to make 25% down payment within a coupe of weeks. Coupled with the un matchable flat price they offered to me at a posh location(name intentionally withheld), this looked like an extremely temptational deal at a cost that was a steal. This was by far the best deal I had got both in terms of best price as well as location and post possession services they were offering. I would not be wrong here if I admit that I was about to write them a cheque but my better sense prevailed and I bought some time from them to get back to them. They tried their best in order to induce me to write them a cheque, else they cant block a flat. Tey also tried saying only one flat is remaining in the project to be sold.They tried every trick in the book to make me commit to them with a cheque for the booking amount. I somehow managed to get myself out of the situation by buying sometime and came back to start arranging for money.

        I had all but made up my mind to buy the propertly from them until then and had conveyed the discussion to my family too. While I was working the same day, I decided to simply scan through the net for the reviews for the company. I was amazed at the volume of reviews(bad and good) they had in the various websites. I'm aware of the fact that not all reviews classify the accused party to be really guilty. There can be a few genuine incidents where in a customer may have been through a bad experience not intentionally caused by the accused company. In that way no single company in this world will qualify to call themselves CLEAN. But as I kept going through one review after another, something struck me that why are there so many good reviews in the websites meant for posting complaints and sharing bad experiences and genuine consumer grouses. It simply didn't look convincing. For the pattern of the good reviews were so strikingly similar as if they were written by same person using diff names with most of them being a few liners to one paragraph only with absolutely no details of the projects. There were some reviews which were in a thread with a new post every half hour from a new name. It was so unbelievable. I mean its common sense to think who has got so much time in todays world to write good reviews about someone. If you ask me, I've myself visited such consumer forums only when I have had a bad experience or when I'm about to make a big purchase and need some quick reviews. There were a few really convincing lengthy positive reviews too. But truly speaking who cares a damn about posting a good review about someone. Think for urself and arrive at a sensible conclusion.

        But what helped me seal the fate of my prospective deal with them was the innumerous experiences shared by so many victims of their post dated cheques bouncing initially and the striking similarity of their pre booking experiences they shared were so similar to mine. Well now whats the guarantee I may not share their post booking experiences too? This was good enough to drop back from my decision to proceed with any sort of deals with these people.

        I still keep reading the reviews and I found out that one of the really convincing extremely lengthy positive review about a project turned out to be the same project which I had almost finalized. And you know what that review was posted 6 months back and he had concluded by saying that it was a very good investment for a project which will be handed over to him in 18-20 months time. Its been six months and still I dont see any trace of progress on the ground in the said project at todays date. They were quoting another 18-20 months for the completion of the same project. I guess thats as convincing as it gets.

        Well this is my experience and my opinion that i inferred based on my research on them. You all are free to make your decision and please dont be influenced by me or someone else. Just think well before you make your mind and decide to invest your hard earned money. We are mostly middle class people and we need to take extreme precaution while finalizing any project. Make all possible investigations before you commit by paying a booking amount. For you may get back the cheque but it may involve quite sometime and innumerable callbacks and a really harrowing experience which would turn your sweet little dream sour of possessing your own house.         My struggle with Dreamz Gk got over on 13th May 2013. I had booked flat with them on 5th August 2012.
        In these 9 months, they could not get the land registered. At the time of Booking, I was promised that by August 2012 end,
        Property will get registered and construction will start.

        Since August 2012, I have been calling to Dreamz team to know when property will get registered. They were giving fake responses.
        Like by 15th September 2012 for sure, then 1st week of october 2012 then by October 2012 end, By December, by Jan 2nd week of 2013 ... .

        I spoke to their CEO ( Sujit ) : He said, please trust on my words for last time, we will get land registered by April 2013 or we will give you your money back. He had promised may things in the past which never fulfilled, so I spoke to Sachin Nair ( [protected] ).

        Sachin Nair : He is all in all in this company, He is Big Boss of this Show. He promised to return my money with 18 % interest and within 15 mins of my cancellation request, If land does not get registered by April 2013.

        April fill month passed, I tried to call him on 7th May 2013 in the morning. He requested me to speak to his customer care representative, Angel. When I spoke to her, she told either Anil (COO of this company ) or Sujit ( CEO of this company ) can update you in the details. She message me Ram's Cell number. Mr Anil said, You have just paid Rs 5 lakhs as booking amount but have disturbed all o[censored]s. His tone was rude and he disconnected the call by saying contact Sachin or Sujit only. Mr Sujit's cell was switched off, so I dialed again to Mr Sachin.

        This Time Mr Sachin was in Form, He lifted the call started shouting like " Why are you disturbing me again and again, in the morning spoke to you for 22 minutes and asked you to contact Angel. If you disturb be again, I will also cut your call" .

        The phone was on speaker and my family was listening it, the way he reacted gave a shock to every one. We felt as if we have lost our money. I was just tryiong to get an update about my Dream Home. When will they start constructing it.

        My Brother called to Karnataka police and Media people and we wrote a mail to them and kept Dreamz team in the loop. When Dreamz team, found that mail in their mail box, they gave a call to me immediately and promised to return my money back within 24 hours with 18 % interest. They gave me Rs 65000 as Interest on 5 lakhs in 9months.

        What I learnt from my Mistake is :

        Neve ever trust on new builders.
        Never book a falt with builders, until they do not have completed 2 to 3 projects.
        Try to book flat, when construction is in place.
        A builder's good support and behavior is very important, when you are going to stay in that apartment or going to sell it or give it for rent. There will be many issue in first few years of occupying the flats and builder shoud take quick action on it. But if Sachin Nair ( The Big boss ) can speak rudely to customers then forget a respect from their employees.


        Dreamz is very new in the market and they have come up with more than 45 pre launch projects. Even big builders in india can not afford more than 4 to 5 running projects.
        If you talk to their management, they will draw a wonderful story in the air for you and you will be delighted with lots of good dreams.

        One thing is very sure, Dreamz team will get exposed very soon.

        My Experience with Dreamzk Bangalore very hectic and panic

        I saw the advertise in June 2012 for Ekdant then visited to office and Venture location(Near Bellandur Junction, IAS Officers Colony, ) and they offered 2BHK flat 25% down payment @27 lakhs without any documents and I came without accepting.

        After two months again I saw the advertise in august 1st week and they offering flat 3 lakh down payment @30.5 lakhs, once again I went to office but the land registration is not happened.

        Executive Manish, Anwar, Harish, Rajesh assured me that its going to happen within 2 weeks. so I decided to go ahead with risk and evaluate business pattern.

        After 11 months is nothing moved and with Madiwala Police Interference I got money back with 15% interest immediately.

        Conclusion here is " 50% cancellation will be happen in inital deal - smart people"

        Interesting thing is - They are settling amount to everyone but they are getting @400% new customers for XYZ projects.

        If you struggling with economically to buy new flat or upset with more rental and sick with shifting house etc then you will be all always easily trap/influence by such Dreamzk offers and you will not listen to yourself, friends, lawyer opinion, social media - its happen with me.

        In market every one BUZZ is going that DreamZK will be soon shut down. let’s wait and see.

        Thanks for all the reviews about Dreams infra...I had this doubt..How they can provide flats at such low rates.

        Today I asked my friend's dad to have a site visit. At last he enjoyed free trip around bangalore.

        If anyone want to have a free trip in bangalore, please definitely choose dreams infra...

        But for booking home, plz dont go to dreamz infra.

        When they started in 2011, i visited their site, still there is no progress in that site...So just to cross check whether they complete atleast one project, i asked my friend's dad to have a site visit...Finally identified they r cheaters...
        I am latest victim of Dreamz infra,
        The sales executive will expalin very clearally on white paper...like this...like this...so on..., we feel very good ..but later...struggle starts after paying money
        They target middle class people...
        After paying booking amount of1lakh, they will send you MOU and Legal documents of Land
        But MOU not reflect what discussed with Sales executive.
        They not clear in MOU, what they discuss in initial stage, they wont reflect same on MOU.
        Before proceeding further,
        Take everything on MOU, Take legal opinion, They wont give split for Land cost, constructon cost and service providing to us. No clalrity on Service tax and VAT in MOU.

        No Vaastu compliant….
        Dont Pay Any money after booking till you get calrity on all terms and condition, they tell you give back after 90 days in case of canellation without interest….

        They wont calrify your concerns over e-mail. everything they ask you to come to office. During initial stage they will take in taxi …but later you have to struggle…

        Decision is yours…your money….your…decision….

        If you go to their office in HSR you will find them having Sachin Naik or Disha birthday every week. They will distribute snacks and sweets.And take you for a ride(literally) to their so called site.They start marketing a new project almost every day and still no project construction starts.They hire PHP developers and others to post good comments on the many web sites.

        Luckily I did not buy any flats and thank I God daily for showing me the right path.Only in India do you have such swindlers roaming and cheating people. Our poor law enforcement agencies (police and courts) are responsible for this junk continuing.If a non corrupt party comes to power our suffering will probably end one day.

        I have purchase 2o lac 2BHK flat from Fream infra, they said project will start Jan-14, but still not started and no khata and BBMP approval also done. Now I have allready paid 12 lacs hardly earned and by selling my wife gold I arranged 12 lacs.

        I thought I was the most idiotic person, ever lived. Since I have liquid assets and still in last 8.2 years I could not find 1 builder or 1 property in whole of Bangalore (covered every nook and corner of this 30KM radius city) with proper complete clean and legal document. So I could not be a rightful property owner. Always sad and my heart craved to buy a property anywhere, whichever way it came, whatever price it was worth, blah blah blah. But always wanted pukka papers.

        Pukka perfect 100% documented papers = 0 risk=No property=No ownership=No dream house=No cheating=No Big profit from property sale=best peace of mind from cheating perspective.

        So there are many bads, but the Goods over weigh them by far.

        After reading the pathetic experiences in many websites about fraudulent practices by various builders across the country and specially Bangalore, I think I am the wisest among all these who have been duped in one or the other scenario and have lost the piece of their peace of mind.

        Just cant stop reading these since I am safe now that I have my Bank paying me 10% annually compound interest, which might be 60%-75% of the value I would have earned with land appreciations and resale etc.

        My peace of mind and time saved, is much better and cannot be valued on currency or profit. Its worth in Grillions.

        So lesson for next buyers : Craving to own a property in Bangalore or any other Big city??? Having sleepless nights since a colleague or friend recently purchased one??? Want to be one among those who can show off??? for sure get into this quicksand and then wriggle. like those who are searching posh flats, cheap price, all amenities, all facilities, etc etc. Be prepared to get duped from one or other angle for sure. Nobody is interested in giving you a benefit, why should they do it??? did you do it in your whole life??? have you given a cheque of 1000 dollars to a begger or SOS??? Same principle applies here.

        Understand one simple thing. Evolution has its tricks and we have read it in school in science subject. Nothing is stable in evolution cycle. You and I are all part of evolution, just reminding that.

        Bacteria is eaten by insect, insect eaten by rodents, rodents eaten by reptiles, reptiles eaten by birds, birds eaten by mammals and mammals eaten by infected bacteria...The cycle goes on and on and on. So everyone, including animals and plants to survive and give its next generation the best chance to survive by doing all kinds of ding dongs : every day, every moment, every second.

        Cheaters also want their children to be rich, self sufficient, full of joy enthusiasm and be grown up to say my father duped and made a Trillion from the wisest fools and that too well educated and highly qualified so that I enjoy it.

        In evolution they are not wrong and neither are you nor am I.

        You took the risk and the cheater just encashed it before someone else could.

        When there are strict guidelines and rules, why did you not follow it before jumping in? Why you did not read others apathy??? why were you thinking that nothing will happen to you??? did you think your pooja-paaths would please the lord to save you??? So you ignored the guidelines made by the law, before jumping in??? how was the cheater related to you which made you believe him and his words to be 100% true???

        High risk is always there everywhere and if you have planned to take to buy a land, flat or home then I have a simple and time tested quote, slightly changed for this subject.

        Fools build houses paying Huge EMI's getting down upto bread diet to manage and wise cheat them to live in post bunglows and drive imported vehicles.

        Where do you stand in Evolution? Paying EMIs or earning interest in Banks?
        Hi dreamz infra is a cheat company i am also one of the customer and please i[censored] want to spend ur life regreting then go and buy home i am not even wiiling to give them one star they are dogs...

        I should heartfully thank each and every individual here who had posted and provided their experiences with Dreamz...
        I just visited today and the same story goes with me (Grand home pick-up & drop, Hype & Posh entry, beautifully dressed-up girls to receive you, handful of snacks & fruities for the kids, lot of awards displayed at the entrance, a big screen which displays the videos of the happy customers in different languages, etc, etc, etc...). It somehow pinched my mind to rethink. But, as usual, human is greedy.
        A flat of 1100 sq.ft. which was initially said 28L, was accepted for giving it for 21L (at the initial bargain) - But on One Condition is..
        1. I need to pay 1 Lakh immediately, as booking amount (Offer is valid only for today :))
        2. Rent of the installment (25%) should be paid within 15 Days.

        Then, I was taken to the on-going project in Electronic City- Phase I, which only 2 flats are completed (looks like they are only for display to the customers). From there, we were taken to Kananakunte Cross (pre-launch) project and was told that it would will start in other 2 months.
        I had no money in hand but thought of looking for options of getting 100% bank loan and started planning for arranging the amount (25% - 5.50Lakhs).

        I said, I need to get the documents verified by my lawyer and then I will pay total 25% - I was told "Sir, we cannot share the documents
        without paying the booking amount of 1 Lakh".

        I somehow thought of logging in and looking at the reviews and here I'm. I have been reading, reading, reading the reviews for past 3 hours and made my mind peaceful and back to normal life as a common man.

        Thanks to all the people who did not keep quite and have been sharing your experiences, which I'm sure is making most of the lives not getting mis-leaded into these traps.

        I'm also a sufferer from Dreamz Infra Fraud. They offer a cheap price flat. Take lump some of more than 50% of money without having a proper clearance for the documentation, no banks are providing the loans, they'll not register onyour name as well.

        When after all the wait, we went for cancellation. Then their comes one more true face: Met Mr. Amarnath, Chetan, Raghav and many others. But everything went invain. Firstly they'll give a multiple post dated cheques. Which has bounced back twice and my money of 9Lakh is stuck.

        later on sent a legal notice, but again those fraudster's with no shame has not responded to that as well. And when we contacted with them then they asked us to proceed legally.

        Please those who are planning to buy a falt/house in Bangalore. DO NOT STEP IN TO DREAMZ INFRA INDIA PVT. LTD.

        Beware of the Cheating.
