[Resolved]  Lodha — Incorrect Information provided on Cost

I went for booking flat with lodha on 5th of April wherein the salesperson Mr.John W give me the details of the cost and the amount that needs to be paid with 42 to 50 days of bookings the flat. Also he clearly mentioned that the rest of the amount will be paid by the bank loan which should be upto 12, 00, 000.The total consideration amount given to me was 14.67 lacs which was clearly given in the pricing sheet.Accordingly I thought I have to pay only 2.67 lacs from my pocket and went ahead with the booking by paying Rs.27000. The first instalment of 99486 INR was due on 25th April and visited the Lodha's site office wherein I came to know that the first installment was 99486 + 90, 000 INR (in black) for the parking charges which came as a surprise to me as I was not aware of this at all. I wanted to go for the cancellation of the booking as I am not in a position to raise additional 90, 000 INr and wrote a email to the salesgroup and the concerned person for which I have not received a single reply.They called me up and tried convincing me for which I clearly mentioned them that I want to go for the cancellation.Since it was a salesman's fault which the salesman agreed and he said that he thought the bank loan should be 13 lacs which the bankers denied for my profile.
Now the builders are not ready to refund the booking amount even if this is there fault.Please help in getting the booking amount back as its completely there fault of giving wrong and improper information at the time of booking.

I have exact issue with lodha casabella property...they are asking for 90000/- for parking...to which i said i am not suppose to pay for parking as per law and now they are forcing to pay additional 18000 for parking...without even informing me..

I am really sick and tired of lodha group and feel they are cheaters and make money by cheating small consumers and make big money.

They are not dooing the registration till i give the parking amount.

Yes Lodha builders are known for these kind of attitude.
There is already a group where investors are trying to unite and meet on 20th Nov...to discuss all issues and visit office collectively...If needed, we can approach media as well...

I am also the victim o[censored]nknow situtation. Booked 1 flat in casa rio and paid 27000/- i have realized their cheating nature subsequently. they started to interest for the first instalment for 2 days delay.
I issued the cheque 241421/- later put hold since they refused show some copies of document.
their modus operandi is to take around 5.5lakh drag itindefinetely .

let us join together and set them right.

Te consumer courts are extremely sympathetic to cases such as yours above. I have known a friend of mine who managed to get a full refund with interest from a builder who had taken a token amount from my friend and hen subsequently revealed that the specs of the apartment were different from what was initially promised. During course of discussions my friend was pressurised to pay up quickly even while he was seeking clarifications on the changes and instead of providing the clarifications, the builder levied interest on delayed payments and when my friend refused to pay the unjustified amount, his booking was cancelled and the amount with held by the builder. He went to consumer court who directed the builder to return my friend's money with interest @ 18percent per annum for two years!! You dont need a great lawyer to fight a builder. Consumer courts are fully aware of the alpractices undertaken by builders and lwyers tell me that very rarely does a builder ever win in such cases against the consumer, no matter how strong the counsel unless of course it is apparent that the consumer is a deliberate cheat himself. SO go for it, just contact a lawyer and admit your case in consumer court. Even the hearings come up much faster than those of other courts! All the best to all of you.

BTW, lodha's thane project, Casa Univis received a stop construction notice from TMC for construction without any permissions and seeveral violations. Are we surprised???
i had also asked for parking charges but i refuse to pay and gave them an indemnity bond mentioning that i dont need parking, and as per my knowledge the parking is in open space its need not to pay parking charges
Please register such complains abt LODHA on http://core.nic.in . It Consumer Online Resource & Empowerment (CORE) center by Ministry of Consumer Affairs, Govt of India.
I have already logged a complain about undue interest charged by builder spl when they dont provide documentation/certificates on time & then charge consumer for it. When I complained to Lodha CC about it, they said that they have Able Legal Team to handle if i went legal way.
Go on every1, log complains & let Lodha know.
