Rent , Buy and Sale of Orange County , Indirapuram

Complaint against Avnish Director of ABA Builders Ltd ( Orange County , Indirapuram) for Breach of Trust & Cheating customers. He promised to give possession in May 2009 but after he is giving it after 1.5 year.

According to penalty clause he is suppose to pay Rs.5 per sq ft but he is saying that delay is because of some Environmental issue, of which he has arranged a fake certificate and has refused to compensate.

Also currently society is not in a condition to live. Bad Roads, most of the buildings are under construction...security issues, dust, building material...etc...if we don't take possession within one month we would be liable to pay Rs.7,000 per month. He is also demanding Rs.73,000 in the name of Miscellaneous charges (Rs.31,000), Electricity meter, Water connection, Gas line...He makes false promises at the time of booking...his staff is also rude with customers...

It would take atleast 1.5 year more to finish the construction...club, swimming pool, parks work have not even started...

Pls think 10 times before you book a flat in Meriton Group Projects ( Olive county , Neelamber , Platinum Park , Belvedere, Sun n Moon , Le Grand )

Hi,

After going thru the series of thoughts and complains, do we lodge a complaint to get justice?? Posting your views could be good but not benefcial. shall we come together and make points and put it to builder?? I feel, post poesession, there are so many problem areas not only w.r.t the quality but from maintence point of view as well. Builder has given a maintenance to 3rd party which is also not playing their role properly. All this can be solve once RWA will formed.

I agree with the comments. further to it even after regisrty being done on 22/06/10 the flat is not ready till date, the prking is not allotted and the infrastucture is also missing. In addition to this they have not even provided doot handles etc.

I think we should make a forum and fisrt meet Mr. Pushphas agarwal, MD and if nothing happens we should go to consumer court collectively.

dear all,
i m the owner of flat no. 4503 still to get possession however my flat possession is delayed i m partly dis-agree with u all because it is not intentional. it is happening because they were new into this market and it is not easy to complete this kind of projects with unique facilities.there are lots o[censored]ps and downs had happened in last 3-4 years considering that i think builder has done a wonderful job by creating a quality product with unique landscape area and other facilities.
as far as penalty is concerned they are giving 50% penalty which they can easily refuse by giving fake reasons as other builders usually do.
instead of blaming builder we should appreciate and encourage builder so that he can complete his project on time still i[censored] don't agree with me which should collectively approach builder to redress our problem.

I am vikas gupta flat no-1101-oc7 in orange county. i am also working with a reputed builder would't disclosed the name have many projects in Delhi NCR.
If i compare these projects with orange county i find them very inferior in terms of quality compare to orange county despite having good rapo in the market. if we talk about delay more than 90% of projects are delayed and trust me no builder is giving any penalty. we should considered ourself lucky to get atleast 50% of penalty considering market conditions since last 3-4 years.i realy understande the situation of customers also but at the same time we should also try to under stand the builder insides too. I am sharing this with you because i am woriking in this industry.
I know no one is clean.
but i am sure meriton group will come out of this very soon only thing it needs our support.

I have nothing against the builder personally. Just help me answer this question:
People invested lakhs by simply looking at the 'Quality' of the Orange County sample flat. They were promised 'Premium Flats'. Innocent residents trusted. The builder went to the bank happily. 4 years after- People get a basic flat with less than ordinary fittings and compromised quality. If people could invest blindly by looking at a sample, how could they write bad about of it or complain about it after getting it??? They should be writing and talking praises. They bought the flat as they loved the dream they were shown. This reaction comes only after being cheated.

And if you feel that the landscape area is 'unique' then please know that it is a hopeless idea to have concrete open area in a hot country like india with no green space. Request you to please revisit the product layout shown at the onset (also the glass model of the building which is still kept near maintainence office) The green area has been squeezed to minimum.

And for the premium flats and the construction quality, hold your breath and listen:

Tiles--- bathroom tiles, balcony tiles, vitrified living area tiles, wooden flooring - all of hopeless quality. Talk to anyone--- just anyone and you will get the answer.
Kitchen--- Below Average to Hopeless quality kitchens where soft closing quality of doors is not at all of premium quality. The kitchen quality from sample flat has been squeezed down to just 10%. rest all was displayed for show.
Open area--- Read the comments above
Doors Quality--- No finishing done on doors, the paint of the door overlaps with walls.
Bathroom--- Shame! Not even presentable to the guests. tiles color combination sucks.
Wardrobes--- the quality of wardrobes is of the lowest grade quality. touch it and they loose alignment.
Powder Coated Doors--- All of them have scratches on them where the plastic has been peeled off and the iron is exposed below while cleaning.
Project Orange County Management Taking ownership addressing issues--- 0%

People would have not minded the delay had the end product been satisfactory. Unfortunately its just an average product. which most o[censored]s have taken at 'Premium Prices'. We feel cheated. Trust me, for the price that you have paid, you have received a flat which is just wearing a lipstick from outside. There is no quality. And if someone feels there is world outside which delivers even worse... i am sorry but all I can say is "Grow Up My Friend. Value Your Hard Earned Money, You Paid A Premium Price For It"

Most of the flats in towers 6, 7, 8 have dampness at multiple places clearly indicating the poor quality of material used for plaster and faulty design. Also, there is no map to show which pipes are where. And every time, we push OC folks, they say they have fixed something and it will be dry out in two weeks. Even after two weeks rather than getting dry, we find dampness at new places and again same story.

Basically, they are trying to find time so that rainy season is over in Delhi and anyway, they will not do anything in the next rainy season. We need to get all these issues fixed asap.

please don't come to live here ..these people are treating residents like trash...they won't allow cabs for drop off ..no repairs are doneon time..water is a problem..so is electricity ... the fixtures are low quality
The orange county, Olive County & Cherry County group of Directors are bloody cheaters and real . I have a honest advice for them and not to cheat the middle class service men but to run a brothel with their sisters and mothers so that they can earn more. I am not kidding . Please understand to the extent we have been cheated in buying their apartments. These **&( can make 10 fathers if you give them money . Like they changes their father's name in launching Cherry County and no where did they mention about Orange County / Olive County because if they mention then people will come to know about their 1000 fathers. Dear Moderator - please don't remove this post as you really need to help people so that the genuine byuers don't get cHeated with their hard earned money. These set of directors should be stripped in public and paraded in the entire NCR region. Everything they have mentioned in their brocure is totally fraud. So if anybody is really wants to buys Cherry County and do not believe me - please visit Orange County and talk to any Residents . You are more than welcome to contact me . Please don't waste your money . There arew lot of good builders and you can choose one of them
Hi,
I have bought a flat in Orange County in 2008 and was following up with the builder till Feb 2010. Then i had to leave for London for official work. Is it true that these guys are asking for 7000 rupees as penalty per month?
If true then this is really shameful as they delayed our possession for years and themselves never agreed to pay any penalty. Now am here atleast till next 3 more months and if these guys will ask me for extra money then am not sure how will i react.

Talk to anyone but Ashwin. He, in every resident's view is a 'True Mother '. Speak to better spoken people in Orange County. This case has to be dealt with care. Talking to Ashwin will only spoil your case. OC residents have by and large boycotted '' Ashwin. Talk to anyone else and atleast you'll relate to what is being told to you.

I could not have agreed more with dipup. He speaks the truth. NEVER INVEST IN CHERRYCOUNTY. VISIT ANY FLAT IN ORANGE COUNTY AND TALK TO ANY RESIDENT FOR A REALITY CHECK.

Please visit his existing projects before investing your hard earned money. He will never give penalty charges. He will deliver sub-standard quality product. Orange County was his premium flats and the quality he delivered is equal to if not less than an average DDA Flats. To believe this, please visit any house of Orange County and speak to the existing residents.
I fully agree with Vijay. Lets meet Mr. Pushpas Agarwal. File a case against the builder ASAP.

me & my father have visited some orange county friend & also decided to buy a four bedroom flat in o.c.
I think it is not worth buying after heeding upon the comments of these frustrated buyers after all it costs some where around 1 cr.. we better go with A.T.S. advantage.
They are a bunch of thieves.
one Mr Gag an Gupta advocate is living in the orange county according to him it a nice place to live in and told that he bought it for 55 lacs inclusive and tempted me to purchase the same but after reading comments of yours I don't think it is worth living so i am dropping my idea
