Complaint against Avnish Director of ABA Builders Ltd ( Orange County , Indirapuram) for Breach of Trust & Cheating customers. He promised to give possession in May 2009 but after he is giving it after 1.5 year.

According to penalty clause he is suppose to pay Rs.5 per sq ft but he is saying that delay is because of some Environmental issue, of which he has arranged a fake certificate and has refused to compensate.

Also currently society is not in a condition to live. Bad Roads, most of the buildings are under construction...security issues, dust, building material...etc...if we don't take possession within one month we would be liable to pay Rs.7,000 per month. He is also demanding Rs.73,000 in the name of Miscellaneous charges (Rs.31,000), Electricity meter, Water connection, Gas line...He makes false promises at the time of booking...his staff is also rude with customers...

It would take atleast 1.5 year more to finish the construction...club, swimming pool, parks work have not even started...

Pls think 10 times before you book a flat in Meriton Group Projects ( Olive county , Neelamber , Platinum Park , Belvedere, Sun n Moon , Le Grand )

Ashwin Gupta is currently the most dreaded name in Builder community and Orange County residents live in perpetual fear of getting beaten or looted by Ashwin Gupta's goons. Now Ashwin Gupta has let loose his goons (some brokers) and they are threatening residents making Orange County the WORST SOCIETY in entire NCR...the worst part is that every week THEFTS are being coordiated and all those people who oppose the ABA Builder are targeted and then threatened with dire consequence if they approach police...one resident who did manage to file an FIR was punished by getting his electricity and water supply cut...but God has now intervened and GDA has served a notice to ABA Builders and will be demolishing all unauthorised stores, Flats and maybe the illegal tower also...but poor consumer will be hit badly as the builder has already earned a lot of money and will not refund anything
All the online public forums are full with 'The Truth' of Orange County builder. Multiple emails are making rounds about CHERRY COUNTY as well. With everyone's support in spreading the bad word about the real worth of the builder of Orange County, we have got all the hoardings of CHERRY COUNTY removed from Delhi-NCR region. This shows that the POWER OF CHEATED PUBLIC SPEAKS!!! Always remember, if Commonwealth Games cheated India, Builders like Orange County, Cheat Innocent Citizens.

Looking forward to your support in another fight. DO NOT BUY OR INVEST IN TOWER 16 OF ORANGE COUNTY. Please read the mail below to understand why:

The existing society is STILL getting constructed and mistakes are still being camouflaged and not rectified. The condition of the flats handed over by the builder can be checked by just about anyone by knocking at any resident's door of the society.
The Orange County club was made of such hopeless material that it failed the 'SLAB TEST' and is in the process of gettig demolished and re-built.
One wonders if a small building like club house can be compromised on construction quality, what quality of construction can we expect in Orange County flats. Its like risking one's life as Indirapuram comes in Seismic Zone 4 for earthquakes.
Orange County is already a mismanaged society as it was handed over to the maintenance while it was getting constructed and it has gone worse since then.
The parking is not even enough to cater to the existing occupancy. To make matters worse, the builder has still not handed over the designated parking to the residents even after 8 months of taking possession.
With the advent of Tower-16, there will be even less space for people to walk in the 'so called' open areas. The construction already looks shabby, low quality and compromising. No play area for kids, no grassy/ green area.
Platinum Condominiums is another milestone of this builder. Flats, currently projected at 1.5Cr are just 20% sold. Project already boomed!!!
The platinum condominiums are beautifully located in front of a stinking uncovered drain. They are 'Janta Apartment Facing' and are ready to take all the road side noise, dust and pollution. With No Sunlight.
The master piece was just unveiled by the builder a few days ago in the form of "Spring Swings". A first of its kind of a marvel in India which will prepare your kids to get used to the 'Jerky Indian Roads'. Ultimate planning and cost saving techniqies. Kids are already bored of them. SwaranJayanti park has better swings.
Open Swimming Pool. More than 400 flats can view people (girls & boys) swimming. Builder could have actually added an additional PLC for 3 Bedroom 3 Toilets ... eh?
The quality of construction of the Orange County flats is hopeless and the word "Well Furnished" is again being used to mis-lead the innocent future buyers/ investors of Tower 16 Orange County
Woodden tiles of the entire society is made of a material slightly thick than cardboard. The floor tiles are of the lowest grade available in the market. You spill water on the ceramic tiles, the water gets absorbed and the ceramic tiles change its colour.
Even the trees planted by the builder in the open area are not getting replaced if they die. Ultimate cost saving.
Trust me everyone, do your homework well and study the market better before investing here. ABA Builder is cheat. County Infrastructure is cheat.

All his existing projects are doomed. In Olive County, the construction work has virtually stopped. All the equipments, powder coated doors, windows, tiles, POP etc. are catching dust and is exposed to dust since years together now.
No visible work is being carried out in Olive County for years together.
In the present senario, investing in Noida properties is a better bet or Invest in ATS (the neighbour of Orange County) as ATS has delivered some of the master projects in the past. ATS is selling at the same price as Orange County.
Trust me, Orange County Tower 16 will take another 2 years to complete If all goes well (You all know the worth of this builder) and ATS will get completed in the next 1.5 to 2 years for sure. Check the worth of ATS.

Security Lapse at Orange County
I Abhishek Agrawal, resident of OC-8, flat No.-1404 hereby would like to complain about the lapses in the security system.
This is regarding today’s incidence at 3.30 am when some stranger continuously banged my door & rang my door bell .When I asked “Who is it”-He told me “Me Saurabh Papa Open the door” .When I have told him “this is not his house” .He told me –“Sorry-2” & went away..
Pls. find below my observations raising serious question mark on the capability & system of security at Orange County..
1.On the main gate the security guards are not taking the complete details of guests like the contact No. whom to meet etc..if the answer is “yes” then how come he entered in our premises without giving his contact details & whom to meet at the main gate..This way any negative element can enter our premises easily & put in all our families in danger ..Courtesy incapable security staff..
2.According to the main Security guard he came via auto & was not carrying anything with him. When asked “where to go” He told the security guard that “my sister is staying here & I have to meet her”. Nobody even bothered to asked him which Tower & Floor & what’s her name. Security was not even bothered to call us on intercom. He entered the premises easily & even after one & half hr. of effort by our security guards they couldn’t search the guy..
3. He entered tower no. 8 & conveyed the simple message to the guard that I have my sister here at 14th floor & flat No.-1404..Guard despite giving us the call & check whether to send him or not. He came along with him till 14th floor, left him alone at our main door & gone back to the ground floor..Now when he banged my door despite asking for his sister, He shouted Papa this is Saurabh..open the door immediately..
My only humble request & submission is that we all are working & have to leave our families at home with an assumption that they are well protected & safe ..
If this is a case, then I’m sorry ..there is no point spending huge amount of money on security & shall put in a notice board on the top of orange county stating –“Live your Life at your own Risk”.
I expect you to take the matter seriously as the security of our dear ones are at stake now..

i have been living in cherry county for almost 6 years... in the start yes for sure there were many issues when the society was just settling in and management was not active... but within half a year to one year of that the society gave an experience i have never had before in any housing society.. i lived in ahinsa khand (charms soliatare society since 2007 till 2016..)
and later moved to cherry county in august 2016.

and what i have seen better in this builder's society than other ones are listed below :-
1-Amazing quality (no issues wuth plaster or paint... yes there have been many settlement cracks here and there in the buildings but no major issues as such and despite no whitewash since 4 years... the paint is still fine)
2-Well maintained (Cherry County as of what i have noticed has got a very active management... But i wish it was still maintained like it was 6 years ago... yet the charm isnt gone though and that is what matters)
3-Timely possession (possesion was due in june 2016 and the builder gave it just on TIME!)
4-Good locality of Cherry County(techzone4) and the price appreciation was unreal.. bought in C-1 4bhk at 81 lacs.
.. and now in 2022 the price is 1 cr 70 lacs which is great appreciation in about 9 years.
5-Qaulity of Life(Loving the qaulity of life here and recommend people to live here)
