[Resolved]  property — Runwal Group, Mumbai a Fraud be aware

We had booked a flat with one of reputed builders of Mumbai, Runwal Builders based in chembur for their new upcoming residential project in Pune posh locality Viman Nagar survey No.214/2 called R-Luxuria in Nov 2009. The construction work had started since we booked. At the time of booking builder showed the registration documents of the land and all seemed to be correct.
As per the Booking form contract the property needs to be registered within 15 days from the date of booking but it had been 4 months since we paid the booking amount of 20% and builder was not ready to do the registration of the same.
In February 2010 builders called upon us to inform that the property has a title issue and we would not continue with the project. If “PROPERTY TITLE“ is the real issue that means builder was very well aware of this before starting the project and making the sale to customers.
As per the Municipal Laws builder cannot start construction on a land which does not has a clear title of ownership. So how did he build 2 towers one of 4 Floor’s and another one for which he has already pulled the plinth?????
Since then the builder is not talking about either refunding the amounts paid to them nor ready to give anything in writing. On repeated follow-up they are simply not responding to us. Also from other sources we understand that another project in Mumbai, Santacruz by Runwal Builders is also having a similar issue.
It seems these Builders have again coming back to the original’s what we term them as MAFIAS where because the property prices in that locality has gone up by 500/- per/sq ft he has simply turned his back to the investors and holding on to re-sale the same at a much higher realization later.

property — delay in possesion

I had bought some property in Rishikesh from a delhi Builder and it has been delayed quite a bit and they do'nt inform or write the causes...
I have also e-mailed them several times, I want to know if you can help?????
Runwal builders are fraud people .They have been doing the same for many years now and are cheating innocent public when they invest their hard earned money in their properties
I too agree that RUNWAL builders are fraud people, they are doing this in all of their projects, please be careful, there are many other good honest developers in the city, Runwal's are blackmailing people at the time of handing over final possession.
it is the same story now at their recent project at ghatkopar "orchard residences"
Unreasonable price revision
This is just to let everyone know that Runwal (pearl) management has been so unreasonable to their prospective customers. Recently I visited their site in Thane, filled their registration form etc. and took a small amount of time to arrange for funds. By the time I went back to them (10-15 days), they had revised the prices by quite an amount.

Now they refuse to let me book a flat and say only the revised rates will be applicable. They don't understand that a middle class family takes 10-15 days to decide and arrange for such high funds which reaches 75 lac and upwards.

They atleast could have contacted us by sending messages or calling to let us know that they are going to revise the rates. I don't see any other reason why do they ask us to fill such forms.

This is an armtwisting looby of builders and a common man can't do anything against them. Anybody else planning to book at Runwal properties should think twice.
Runwal builders have no good reputation as a builder, they do their own wish, people should not book any flats with them, they start cheating the people at the end of the project when everything from us is gone into their kitty,

I am of the opinion that new entrants should withdraw and not continue anymore with this builder,

there are many cases pending against them, for not responding on resonable complaints, delay in possession, charging interest, etc.etc.

People should not be afraid to gettogether and agitate against these practices by Runwal builders.

Also facing this similar problem. I have booked flat in Runwal Garden City situated at Balkum Thane in 2009 March. As per the agreement they supposed to give possession by December 2009 but still there is no commitment from builder/developer side about the final possession. Now they are trying to earn some more money from us by charging 21% of whole amount i.e. 1.5 Lakhs. Which does not have any justification & they are not ready to give this in writing. We tried to oppose this but we are not getting treated well by sales managers from Head Office (Leena Lobo) & regional one (Manish & Jaya).
During this two year time span we came to know that builder is not paying any amount to contractors so contractors are changing on fly & no progress in work. Same is the situation for his employees.
Please let me know what we can do against builder, your suggestions are most valuable.

Runwal Garden City Project at Balkum headed by Sandeep Runwal is at total chaos. There are number of issues related to this project.
1. Builder is not trust worthy - As per agreement he is supposed to handover the flat by 31st Dec 2010, which he is not.
2. They issue only furniture letter and that also by charging un-necessary interest charges which in this case is 21%. - Sandeep Runwal group company are real Cheaters.
3. They give false tall claims like there will be another approach road from Big Bazar side, which is not true as that land is occupied by another builder- Sandeep Runwal group company are real LIARS.
4. They have charged huge amounts in terms of maintainance, club house, swimming pool, solar heaters, till this day, they are still not started and incomplete state. Sandeep Runwal group company are real LOOTERS.
5. For A1, C1 and C2, still there is no Occupation Certificate and the work there is too slow. So handover of the OC and forming society is a distant dream.
6. All the employees working for Runwal are hopeless, you simply can not trust them.
The approach road to the project is not worth, also the condition of the project is in total jeopardy.
So my personal suggestion is DONT trust this Builder, especially SANDEEP Runwal, he is cheater and liar.
Is there a way out where we can reach to the masses or government organisation or corporation bodies asking them to mediate this.
Please let me know what we can do against builder, your suggestions are most valuable.

Who are you? Why have you used my name in lodging a complaint? I have checked up with the builder and there is no "Shailesh Karnik" apart from me residing in Runwal Garden City. And I do not have any such grievances with the builder. If you want to vent out your frustration, please have the decency to write under your own name or remain anonymous. Cowards like you can never get your grievances resolved because you are afraid to even disclose your real identity. At least contact me and apologize if you have the basic decency expected out of a sane person.

I am planning to buy Property from Runwal Builders, Thane. Can anyone share their experiences with this Builders, about how is there work and the how are the amenties mentioned by them in ads are actually provided in real or there are differences.

Runwal Builders are totally fraud. Instead of building flats they have motive for extracting money by cheating customers.
All their sales / customer service people are total liars and promise you anything to get money.
After that they have nothing to do on what has promised. Do not deal with them at all.
There is no point in waisting your hard owned money and loose peace of mind by dealing with these bogus company.
Almost all builders are playing the same trick.

Builders want to just use the 20%-25% down payment paid by buyers to start and complete their projects (which is the total cost of construction) then as the prices go up they create artificial bottlenecks and cheat the buyers.

Buyers should enter into registered agreements at the time of paying down payment and also ask for copies of all land mutation documents and building permits.
Okay, that looks very informative. I am a beginner and I am planning on investing in great apartments while being picky on locations because the location of the apartment is everything when you want to sell it out or value its worth.

I am also learning from blogs that builders promise one thing for another and irritate people who are struggling to buy. I have heard that about random investors in Chennai too and that she (my mausi) was not able to move in for at least 3 years after the possession date, even though she made the full and final payment. They kept telling her that it wasn't ready.

I hear this a lot... and its becoming really hard to find a website that would rate their credibility, is there a credibility report that I can find somewhere from CRISIL etc., ? So we know that if its a reputed builder, then we can go ahead with the investment, afterall it is our hard earned money and only we know how hard we worked to get that little money in place.

We need a credibility comparison report so we can compare builders - A. B - we need to find out the list of documents and the timelines by which we should get the documents signed. C - we need someone like an attorney to check the credibility of the documents. Now, is there a single place that does all these things? Because that would be just great, I don't want to finally bump into a fraud attorney, which I bet is not that hard to find (haha).
