[Resolved]  Santhimadom Builders & Developers — Real Estate Fraud

I booked a villa (with 5 cent land + 5 acre land) about 3 years ago with Santhimadom Builders in their Munimada site. I paid about 18 Lahks Rupees within one year. The total project cost was 35 lahks. Then they came up with a nice promise. They said that if somebody paid full amount of 35L, they would pay out monthly rent of Rs 25,000 from the next month onwards for 1 year and also they would complete the project within the 1 year. I believed in their false promise and paid the full amount of 35L in 2009 July. In October I got 2 months rent after a lot of phone calls and emails. Then I visited their office in Guruvayur in 2010 August and got 2 more months rent. After that nothing from them yet. I visited their office again in April 2011 and Mr Chairman told that my villa would be completed by June 2011. But he had no money to pay out the pending rents. But till date nothing happened!

I called and send many emails to the customer service. They have no idea about the completion date of the project. Now they say they will complete and hand over the keys in September. If I ask in Sept they will say December and so on.... Even if they complete the villas by Sep, what about the other facilities like roads, ayurveda hospital, school, hall, park and other facilities? Without the completion of the other facilities they can never rent out the completed villas and generate the promised monthly income (25,000) from it.

I arranged the money from many bank loans and now struggling to pay them back. I believed in their fraudulent advertising and invested all hard earned money into this stupid project. Also I never got the promised 5 acre land from the santhimadom.

Mr Chairman.. If you can't complete the villa and handover it now, PLEASE GIVE MY MONEY BACK. I don't want any interest from you. Just give me the principal amount. Please don't cheat people like this.

Please contact me, if you are cheated by Santhimadom. My lawyer says to create an association of investors and file a case against them. If we move individually we need to deposit 10% of the disputed amount (i.e, 3.5 Lakhs) in the court. But if we move in the name of an association, we don't need to pay anything. Please contact me immediately. We can form an association and move together.

Dear Viewers,
We have received the complaint through the web mail. We accept that the project had some delay due to various constraints. As you, all know that Santhimadom Munimada project is one of the big projects in kerala & Builders cannot stick on the same project & it is not possible to complete with in a stipulated period also. Regarding the status or our projects, we have completed the projects of mammiyur and kottapadi. Regarding Munimada project out of 350-luxury villas 200 completed and remaining work in progress. You can visit our ongoing projects any time, for which our relations department will assist you for all details. We give assurance to all the customers our project from September onwards will be given in time. Because our motto is to complete villa project, in munimada before December-31st-2011
In this case, we have intimated the customers through phone & we already pass our dead line to him that before September-30th we will complete his villa & handover to him.
Regarding the arrears, we had already started paying rent to customers. This will be regularized. If this hardship faced by project management is streamlined as we mentioned earlier regarding our tie-up through K.T.D.C (Kerala tourism & Development Corporation), we got surety from K.T.D.C that we would get this N.O.C in September month. After that, we can rent out these projects and generate the income through that way for our customers. Initially we had paid rent to our valuable customers from Chairman’s Trust because we are not able to get the rent through our rent out system, this procedure is continuing.
In addition, we indeed to write that in this complaint site some people have been sitting around the table to only pass wrong comments against Santhimadom. Even though they are not in our client list but they are showing as if they are our old clients, Due to heavy competition in this field in guruvayur belt, creating unwanted roomers against the upcoming builders is common. There will be some problems in all the projects initially due to various constraints like Project Management / Labor problems etc. The result will be successful in our case.
