[Resolved]  SMR Builders/Flat — Very poor construction/response

I am not a reletive or friend of management. I am also a customer like you. I have purchased my [protected]@1500 per sft. What ever the problems you mentioned are not faced by us. We are living from last 2 ½ yers. They have given the Standard option for the main door, windows and other accesories and they told the quality also. We paid extra money and opted the Good Teak wood door. Even the walls we have Lappam Finish. You only paid 400 per square feet and expecting the Palace finish for your walls? How it is possible ? I have paid 1500 per sqr feet and I am not expecting a palace finsh. The greater community is for the security and safety purpose. The money we have paid mainly is for the land cost not the building .

you don’t have dare to write your name at least. Why are you giving this type of Wrong propaganda ? If you want to visit my flat you are most welcome. Please provide your flat no and block I will visit you and take you to my Flat. Even I will help you in solving your flat problems by contacting the SMR Officials /Management. We can not expect the lifetime service from the SMR.

Even our children are enjoying in facilities at park. And cricket grounds.

I agree with above comments. Thier constuction in the past projects like SMR vinay city miyapur, tech polis madhapur is worst. They were not fullfilled their promices even 25%. The project is delayed by 2 years. I need not talk about the constuction quality. They do not have proper work force. Now they started new projects in Hyderabad. Before going for purchase in their new ventures go, see & talk to the residents of the above projects.

I too agree. I'm staying here for the past 2 months. I have complained a no. of times. nobody visits to see if the complaint is correct or wrong. they just nod their head.
New flat with cracks on walls. good amount of space left between the tiles. no proper finishing.

I do agree. I owned one flat in SMR Vinay city. Though the builder using the quality material, work quality is horrible. All are useless guys including MD/GM/AGM/PM and the supervisors. There was a theft in Block 2B, 601. No proper security at all. The builder started taking Rs.1500/- per month as maintenance though no service is giving. Few issues,
Garbage boy doesn't come and collect it as the builder is not paying the money to him. The boy claims.
You cann't see any security guy near the lift after 10:00 PM.
Water leakeges in roof. Especially in bathrooms.
Very Very Very bad flooring, finishing work at the tiles.
Worst carpenting work. Finally, I am pity on who ever got the Flat in SMR Vinay City. We trusted the builder but he cheated us.

People, Take a moment if you want to buy a flat in any SMR project. I recommend/suggest you to visit the site (SMR Vinay city) collect the feedback from Owners/Tenents then take a decision if you really want to buy the flat.

SMR builder are worst builders I have ever seen.

Just go & see their past project SMR vinay city & SMR tech polis, talk to the residents & then decide on your purchase.

Don't get cheated by the SMR. They are big frauders.
Construction quality is poor. Promised eminities are reduced. Mis management. Poor maintenance. No security. No proper parking. Cleaning is poor. No proper response. They don't even get 10 out of 100 for the work.

During purchasing period they say lot of things. Don't believe them. Go & ask the people in their past ventures like SMR Vinay City Miyapur & Tech polis Madhapur.

I owned flat in SMR Vinay city Block 2A, 801.Though the builder is using the quality material, work quality and finishing is horrible. If you complaint about any thing they are least bothered and they will tell dont worry we will take care.You need to followup with those guys 100's of times even though you will not see any progress.All the people including MD/GM/AGM/PM/Engg/supervisors are unprofessionals and they dont respect the customer at all.I tried more than 20 times to get the appointment from MD to complain about PM and other folks, his PA tells all the time slot is not available.It is next impossible to raech Mr.RAM REDDY(MD).He handover my flat with 2 years delay and he did not pay any compensation.
I was fedup with the these guys and with my own expenses i fixed all my tiles and other patch works.
Guys please think before buying the flat and beware of this builder.

I too own a flat in 2C Block of SMR Vinay City (Miyapur). I completly agree with the compliants/comments mentioned above and share the same level of frustration! SMR construciton quality is very bad, they never adhere to the promised schedule, and people are very unprofessional- starting from supervisor, engineer, project manager, management - none of them understands the timelines and quality. I think, it will be a good/helpful idea to conduct a survey with the SMR Vinay City residents/owners and file a formal compliant with police or consumer court.

SMR is very reputed company in building properties . No doubt it is little expensive but affordable to higher middle class. above people are spoiling the name of the company please don't do that convey the information to the concern authorities and complete your work . once again please don't spoil the reputation of the company and also I want to purchase a flate here

Agreed that SMR is reputed builder, and all the people who have complained here have bought the flats in SMR based on their reputation. We are one of those who bought the flat in SMR Vinay city based on the reputation. You are most welcome to buy a flat here, and then you will know what all these people mean.No one is spoiling the name of SMR. Their work speaks for itself.
There have been a number of efforts to bring the problems to the notice of the MD.He promises to deliver when he is in the site and everything is perfect just a day before he arrives. Once he stops visiting, the PM and others get lethargic. Clearly no one cares because they have made their profits.
SMR has lost the hard earned reputation because of this project. And it is not as if there were no warning signs. They promise, but do not bother to fulfill it.
Prospective buyers- Please visit the site and talk to 3 or 4 residents, look at the finish, the amenities and in the end if you feel satisfied...please go ahead and buy, but please donot buy just because the reputation of the builder is good.We made that mistake and now suffering.

Yes I too agree. Many people purchased in SMR Vinay City in Hyderabad based on their reputation. But they disappointed the people. They just cheated the buyers. The quality of the construction also poor.

If some body wants to purchase in their ventures they can still do that. End of the day definitly they will be the sufferers. This is the experience of the people who took the flats in SMR Vinay City.

They have not even fullfiled the 10% of they commitments. Don't get cheated by just seeing their model houses. model house does not represent their workmanship. Just go & talk to any body in the SMR Vinay City & see the construction quality, if you satisfy you can go and purchase.

The SMR builders are not the rivals in business to any body who mentioned the comments here. They were the sufferes. They all doing good to the community by advising not to suffer after purchasing flats in SMR.

SMR MD is the No. 1 cheater. He cheated the people who are all purchased the flats in SMR vinay city. The quality of construction was too poor. I want to advice the new buyers. Don't purchase in their new ventures. Don't get chaeted by just seeing the model house.

You have your answer already, if you have read the blogs here. I donot think SMR is a cheat, but I seriously doubt their ability to deliver their promises. SMR vinay City could be a reference project of theirs for the hydernagar project. The Hydernagar project is huge as compared to Vinay city. Just decide for yourself, if they have not been able to do good work in vinay city what will they do in Hydernagar?
You can meet the people in the site at hydernagar and ask them about the project. The marketing people will definitely talk high of the project like a few here in the forum. I would say, you judge the project for yourself, and go ahead and buy if you are convinced.
But yes the SMR´s record has a black mark now in the form of the mistakes done at Vinay City. This is a fact and there are more people backing this than those supporting SMR.
