[Resolved]  Sri Chowdeshwari Builders And Developers — Cheating

Beware of the name "SRI CHOWDESHWARI BUILDERS AND DEVELOPERS", headed by Mr. Raghu Veera D. (Raghu to be precise). I will tell you about my experince with him.
Dec 2010 i met builder Mr. D.V. Raghu, with one of my friend. In his office in every corner you will find godgoddess posters. That time he was planning TRIMULA BLOSSOM project. Two of my friend was already given the token money at that time. In dec 2010 me and one more my friend given token money for 1170 sqrft at RS2250/Sqrft which includes all extras(CAR park, Sale tax, BBMP tax, Water, electricity etc.). We was very happy that time as we got a very nice person and good deal.
On 16 feb 2011 we all were invited for BHOOMI PUJAN at the site. On the same day we had given booking ammount also to him. We were again very happy that project is now getting started, we will have a house.
Then we started following him about the project status. Every time he told about BBMP approvals, some certificates, some verification etc....
FInally we made sale and construction agreement in may 2011 after depositing 15% of total ammount. We was still happy that time, OK project will start anyway may be we will be late by few months. It was still fare deal.
Suddenly in october 2011 Mr. Raghu called all o[censored]s and told that Now a days input cost is inceased so he wants to revise the prices. We got surprised. We proposed him that time we can quit but he insisted that this will not happen in future. So after hours long discussion we decided we will go with revised price which was Rs 2325/Sqrft which includes all extras(CAR park, Sale tax, BBMP tax, Water, electricity etc.). We was little bit disaapointed at that time.
I was visiting the site almost every week and was checking the status. Raghu told us some CC certification is pending.

In march 2012 i called him for the status, he told we have to revise the price again...and demanded...
2500 per sqft (includes car parking & service tax )

75 per sqft for BWSSB
75,000 Club house
25000 Association fee
20,000 legal fee
others
Rs 1 for per sqt X 36 months for maintenance
Aggreement base value X7.72%

I got mad or you people can say i was fool. then finally decided to get out of this project....Raghu has given 2month post dated cheque with interest.

That cheque got bounced. Again with two three visit we got our money back.

Today i am in total loss.
I had wasted 1.5 years running after him. Now prices are inceased. If now i am calculating i feel i am in loss by around 5 lakh. Mr. raghu simply played with our time, money and emotions.

I introduced you and other friends to Mr.Raghu just with the intention that each o[censored]s including Raghu will be beneficial.
The only reason i approached Mr. Raghu was just based on the feedback from his old customers and I just sticked with him for years and will do so in the future as well.Iam a tenant for the past 3 years in one of his old constructions and haven't heard anything negative so far from any of the owners where i live.

We approached him even when the plan itself was neither ready nor approved and agreed for some price.However, by the time the construction actually started, he came up with a different plan than was not discussed with us.I believe, the revised deal given by him to all 6 o[censored]s was much better than what we can get anywhere outside.He has given us a benefit of almost 20% discount than the price he has been selling after the new plan got approved.Two of our six guys have continued with him while four of you guys have just withdrawn out of desperation.Maybe, if all o[censored]s have discussed with him at that time, he could have given us a much better deal than the one he has given to me and our other colleague.I remember you telling me recently that you have taken a bad decision after studying the market.

However, you should be happy to get your money back along with interest in times when it is difficult to get the principal alone.You mentioned that due to all this you lost around 5 lakhs market appreciation.But to both o[censored]s who continued with Raghu, we got the flat of dimension 1190 sft for 8 lakhs lesser than what he sold to others.Also, the quality of construction in Tirumal blossom is highly appreciable.Maybe we should have discussed with him together before you opted out.

I believe the revised price I have accepted was a win-win situation to both me and Raghu.
