Grabhouse — Company trying to retrieve money from tenant for the fraud done by their executive

Entire mail discussion between grabhouse and me over the rent issue and the fraud. The below mail is in a format where i have replied to the mail chain which grabhouse started to maintain a written communication.

Hi gopi,

Now i got this very clear from your side that grabhouse is fraud companyand for sure it doesn't make things smoother from tenants point of view. You very well know that grabhouse had no proper rules and regulations at the time we entered into the flat. From your field executive siva, we were asked to pay the rent in cash to him, which was very well communicated to you as well that for inital 7 days i've paid the amount cash to your field executive siva. Not only me, but piyush, vinay and sunny have also paid the rent in cash to siva. Only when you got to know that siva has cheated grabhouse you amended your rules and started informing your tenants that their shouldn't be any cash transaction between tenants and your field executives. This clearly shows that how much your field executives follow instructions from your end.

To clear out the cloud from this issue, i would like to inform you that i'm going to take this entire issue to consumer forum and post a complaint for the fraud being done by grabhouse as a company. This has gone beyond a limit now, you guys have been digging one or the other ways to get money out of your tenant pockets.

As a company we always thrive towards making things smoother for our tenants. For the same we have created processes that make sure that any issue or any concern that is raised by our tenants or owners is resolved in time.

From your email it looks like that this is an issue where you have been committed something from our executive and he gave you a verbal confirmation. We have a lot of field executives and vendors who work for us and they have been strictly informed to take instructions from our end only and they do not have any individual authority.

We also inform our tenants / owners to put any query (Maintenance, rent issues etc.) on [protected]@grabhouse.com only so that we can resolve it at the earliest.

You have been a valuable customer to us and we do want to continue our relationship with you. As per your email you have been miscommunicated something from our executive.
We have decided to waive off the inr 500 difference for the month of july and august. As per our records you have moved in on 25th of may hence you still have a pending amount of inr 1581 for the may month. That makes the total payable rent outstanding till august as inr 1581

Regarding the rent issue: having considered the financials of the property it would be really difficult to reduce the rent to inr 6500 from september onwards. Hence we request you to consider this and provide us the signed agreement from your end.

For the conversation between me and your grabhouse representative siva, which you and pushkal very well know that it happened verbally as he was not allowing us to have communication to grabhouse through mails because he had been planning to cheat us. Since i've told you this things from the very beginning, now i strongly believe that you guys are upto something else. The scam whatever siva did its not has hit you very hard and now grabhouse team is trying cover his mess by harassing their tenants and trying to collect as much you can from us.


As per company policy it would be very difficult for us to make any amends in the rent structure. As per the initial terms your monthly rent stands at inr 7000 per month which you are required to pay by 5th of every month on prepaid basis

[ravi]: again, all this discussion we already had over the calls with you and pushkal. We entered this vaswani flat with the condition that the entire flat will be filled with our friends only. Piyush, sunny, me and vinay, we all four agreed to come to this flat when we had the term with siva that the rent will be same for all o[censored]s. Siva gave the agreement to piyush, sunny and me (Security deposit - 14k and rent - 7k), gopi delivered the agreement to vinay (Sd-13k and rent-6.5k). When we asked regarding the discrepancies in the rent among us then siva asked us to pay 6.5k as the monthly rent and upon asking regarding the agreement changes he asked us to strike off the mistakes (Rent, additional facilities added etc) wherever its present there in agreement paper and didn't collected the agreement from us. No one from grabhouse collected the agreement thereafter.

Now after siva's mess was caught by grabhouse, gopi came to replace him. I had a conversation with you as well regarding this and you tried to convince me saying that your "so called unchangeable database" shows that we've to pay 7k irrespective of what happened to us or whatever conversation we had with your previous representative siva. Very nicely you agreed upon your own cooked story that siva has sold the rooms based on the room size. For once even if i agree on your story then also it means that piyush, sunny and me were going to the share the bigger room because all 3 o[censored]s had the same agreement papers. When sunny moved out of the apartment, you nicely made the necessary changes to your database to make your story look like as the truth.

Also if we raise sunny's case, he was too firstly cheated by your grabhouse representative siva, and then by grabhouse team. You cheated him saying that he can't avail the one month waiver because he moved of the flat before 6 month. If i'm not wrong and if we were not cheated by your representative siva, then he would have got the waiver in the first month itself. But that didn't happen and as per siva, sunny paid 2 months rent since siva told that either 3rd/4th month rent will be adjusted towards the waiver. Meanwhile he had to move out of the apartment due to his personal emergency and grabhouse team utilized this against him by showing company policy and cheated him by not providing the waiver.


Also, we earnestly request you to provide us the signed copy of the agreement as we need to have the signed agreement for all our tenants staying in our properties as a mandatory thing. And also please process payment of rs 500 ie due towards rent for the month of july & aug respectively.

[ravi]: the urgency of collecting the agreement paper which you're showing me now is because i told you and pushkal that i'm not going continuing my stay at this apartment anymore. I have been asking the grabhouse team to provide a valid agreement to me so that i can upload the same to my companies portal for tax exemptions. No one from grabhouse paid attention to this (Attached whatsapp snapshot). Now when things are turning upside down for grabhouse, you're opening your rule book in front of me to show that signed agreement is required. The only reason i haven't signed the agreement is discrepancy in the rent. But even after that no one from grabhouse paid attention to collect the agreement papers, i had to call and ask regarding the correct regarding which i never got.

And sorry for not able to provide any supportive documents for the unlimited calls over the phone (Verbal communication). If only i would have known that grabhouse is going to do all these nonsense things with me then definitely i'd have had a call recorder app installed in my phone.

Regarding the payment i don't have to pay any due of rs 500 instead you guys have to adjust the extra payment made by me in the first month during the settlement from my security deposit.


Let me know when should we send our executive for rental agreement collection

[ravi]: as mentioned earlier, this looks like an attempt from your side to cover siva's fraud and fill the tenants in for the loss. I have my other works to do, i'll not indulge in calls for hours to get convinced by your story or put my nose into your matter. As things have not been smooth for me with grabhouse because of your ignorant and continuous dishearten behavior towards your tenant; yesterday i made my point very clear to you, in case you want me to move out of the apartment, i'm ready move out. Otherwise take this as high priority action and send me the correct agreement papers so that i can continue my stay hoping that hereafter things are going to be peaceful.

Ps: per my experience with grabhouse i know how things work @grabhouse. Until and unless i pull the higher authorities or escalate the matter nothings going to happen. For reference please look at the previous raised ticket (http://support.grabhouse.com/helpdesk/tickets/3296) by me. The work was done when i intervene and reminded grabhouse of their responsibilities and gave the idea to resolve the issue from their side instead of playing the blame game between owner and vaswani. The long awaited work was done in a matter of day and both the owner and grabhouse send their plumbers on the same day to resolve the issue.

I don't know whether you guys have any ceo cell for higher escalation or not but if you do have it then i would request them to take this up as highest priority and take the action.
