SMR vinay endeavour project completion has been delayed by years. Builders have cheated customers through false promises. They are money minded, extract money from the buyers and do not have any basic ethics. They have charged excessively and also have received additional maintenance charges which were not part of the agreement. The house key was handed over only when this charge was paid. Now, without completing the promised amenities builders are trying to utilize the maintenance charges. Any new buyers should strictly avoid this builder. Buyers beware!!! No quality as well. Once sold "Don't care " attitude, very arrogant and full of false promises, from last 1.5 years our swimming pool/GYM clubhouse are coming up and am sure it'll take another 1.5 Years to get it.
When I was booking this flat 3.5 years back I still remember there were around 10 People sitting in his office(they were the owner of Galaxy one more project of SMR and was blasting the builder)in front of the builder they told me not to book this apartment, they were saying that you'll sit here same way after few years and here we are in the same situation writing online review :(
Highlights are:
-After 1.5 Year we got one more LIft working, Still one Lift is pending and one will mostly be down..:) 130 Flat owner were using 2 Lifts so far before they've put the third one!
- Swimming pool/ Gym / Club house nothing is done, Builder is asking for Maintenance amount ( Not sure for which amenities)
- The Badminton court After dozen of follow up got the Badminton court done ( after multiple meetings Mr Reddy and Ayub told us that they'll give the turf court as on plain floor our knees will get hurt and that's why the delay is happening, they painted the floor and telling us that this is turf, and yes our knees are really safe on a painted floor).
-Car Parking is awesome (you'll love the planning please have a look once... after possession we removed some walls from ramp so that sedan and SUV's can go down(and we don't have any more margin left) they didn't realize it while building the ramps) if you can park the car in second Basement without moving it front and back few times, you can qualify for the Formula One!
- The garbage collection is just next to swimming pool and yes we objected it when he started putting it there and he assured it'll not be there. and now you see swimming pool and Garbage collection center are just next to each other.
After this the big issue is you call for a meeting only Mr Ayub will be available, Mr Reddy who ive seen last meeting with us in Apartment is around 1 Year back.
and now for any issue the sequence is like this talk to Mr Ayub he will listen to your problem and give you some deadlines which are going from last 1.5 Year, if you are forcing more then he will try to get Mr Reddy's appointment and you've to spoil your weekend and go to Mr Reddy's Bangalore office to get new dates.
Really pathetic if you are planning a house Please avoid SMR Builders, not sure when they are taking so much on constructing 200 Flats how the big projects 400+ Flat they can make even in 10 Years.!!
